| I need to seal the terrace floors before the rains penetrate again. Groucho extolled the virtues of Stonoseal earlier this year but it was not stocked in the North at that time. Does anyone know if it is available now or can recommend another product? |

| Southcoaster Try Ceresit which can be bought at Marshalls if you tell them what it is for as there are 2 types. About 180 tl for 12kg container which will do easily all your needs |

| Ceresit is a resin so will come off eventually especially in hot Countries, the best sealers are the ones that penetrate the stone. |

| Ceresit 10...Is actually a silicone based high penetration sealant for porous and semi-porous surfaces.It works well on Marble and other stone surfaces....Remember to remove excess before it dries..... Good Luck |

| Bought Stonoseal yesterday from Homebase in the South. 21 Euros for a tin - coerage 6 - 10 sq metres. It was the last 2 tins from the Engomi Mall, but they did have some at the other mall where Ikea is. |

| Southcoaster, What are you trying to seal ? preventing water going into the sand underneath the tiles ? If the asnswer to the above is yes you don't need to seal the tiles you need to regrout the terrace with an expoxy based grout, you can get this from the BASF show just passed the Pia Bella going into town on the left. I have supervised a lot of this work recently and this is what you need to do the code is Mastertile 700. This will prevent water getting under the terrace and into the house/inside walls. The biggest problem is you need to grind the old grout out first which is quite difficult if your not used to using an angle grinder. Paul |

| It depends what your terrace is made of... If it's ceramic tiles then only the grout is porous. If it's stone, marble or karamosaic (cement and marble tiles) then the stone is very porous and needs to be treated... There is a similar product to Stonoseal available from TAYF (often referred to as Marshalls). Speak to the staff there and they will put you onto the right product I hope. |

| Dont use expoxy based grout unless you really know what you are doing its a nightmare to use. As groucho say you need to know what the problem is to cure it is the grout solid with no cracks? is it solid all around the edges? stoneseal will seal the grout as well as the tiles as long as there are no cracks. |

| Thanks everyone for your responses. The floor of the terraces comprise the same cheap cement tiles used throughout the house. They have stone chippings in cement or concrete and there is a 2" "plinth" of the same material butting against the house walls and the grouting there seems OK. Some grouting between the tiles has deteriorated and I am replacing it. The paint coming off on the ceilings underneath exactly matches the area of the terraces so water penetration was not confined to one part. It seems I need to seal the whole area of each terrace because I guess grouting will continue to break away and maybe water can penetrate through the tiles as well. Groucho's recommendation sounds as if it fits the bill. |
