On Robins Space blog dated 2-8-08



'Talked to a builder (TRNC) in a bar one night, whilst there, who under the influence of several rakis too many, admitted, that, Builders were building off plan with the intention of never finishing the project.

His words more or less were. We get most of the profit for the initial stages. The cost of land and the bare skeleton of the house are the cheapest bits, we know we will never get water and never get electric to the site but tell the customer it is the governemt that is to blame. Once the customer has paid 75%-80% of the price we have made about 50,000 GBP profit and just leave it. What can happen to us? Nothing. He smiled and drank another raki. Deep insight indeed'

no different builders been doing it in the uk for years on extentions proberly taught them they are known in uk as rouge builders

message 1 also builder puts out brochure , now if this is not an indication to what the finished site would look like , why put it out ,??? then decides to bulid more buildings on the on the site , than originally stated , then as you say decide to walk away leaving the site resembling still a buliding site , with all not in situ , then hands it over expecting customers to cough up maintenence plus continginincy funds in advance so in actual fact customers are then finacailly finishing off the said complex , then all left in limbo . ????

all the strokes that are going on here have been going on in spain portugal 15 20 years ago and spain still are having probs land grab building with no planning and so on

very true front loading is a major problem any where in the world there is a english serveyor in trnc he would be how to advise on payments structure you wouldnt part with your money in england without a serveyors report or a artitect report

Remember Let the Buyer Beware. Would you buy a property in the uk without the deeds? Why do it here or abroad. Too much sun methinks.

Without stating the obvious here, before you parted with your money, did you not inspect other properties that the builder had completed? Did you not speak to other clients who had used the builder? Or did you just stick a pin in a telephone directory of builders and said he will do?



So if what you say is true, you would never had seen any completed projects from your chosen builder, you would only have spoken to unsatisfied customers still waiting for their properties to be completed.



Can you explain why you would even consider using such a builder?



There are some good builders in the TRNC, I know because I used one, and he was excellent.

yes in principle i agree , but we did not buy in UK we purchased in TRNC ,on the good faith of developers , estates agents , solicitors , following what the law said at the time . We were all led to beleive , now surely if the solicitor advises all is ok , what do you do . in my opinion we took all the measures in place at the time to do things rght , and also at the time we had reasurances from government that our purchases were safe , government officials publicly said this to reassure buyers , in my opinion we did all in our power to safe guard our purchase .

In answer to reply 12. The company, Armacon took us with their Agent(now out of business) to several desirable house and grand villas. Subsequently it turns out that these were not built by them. How do you tell. Like people who get email photos of work completed to coerce stage payments. Not until you get there do you find the pictures were of another house on another site. We were, I might add, steered well clear of any customers to confirm satisfaction. They were all unfortunately out of the country at the time.

It's all smoke and mirrors.

tinker that electric bill sounds about right , electric has gone up in price such a lot , good point for all who are looking for a resale , check you are not on builders electric .

Under the new prices for electric in North Cyprus, 587 units cost at todays rate 108GBP.



In UK the current price for 587 units is 84GBP.



The current minimum wage in North Cyprus is around 432GBP a month



The current minimum wage in UK is around 957GBP a month.



It is said people in UK are struggling to pay their electric bills, so how on earth are people in North Cyprus able to pay!!!



Just copied this from another post , i know everyone is up in arms about the increase , do you know how many units you have used . ?

Last year they were quite cheaper , but this year they have trebled in price our friend had a bill for £622 for 6 weeks , so very very expensive .

"Builders electric" in Jan... 2006 was 0.24 / unit...

The last bill on Wednesday was 0.823652 / unit...

690 units used 638.95YTL @ todays rate of 2.21 it is £289.12p

Near enough to almost £300 in my book & if rayz1 thinks thats about right

he / she must have more money than sense...

Its more than a third of our pension...

On the subject of rip of builders, I noted that Cyprus Today states that Mr Gary Robb is planning to build 2 new sites!!!!



220 at Alagadi and 350 at Catalkoy.



Anyone interested?????????
