| How I would love to offer mine, but no title deeds cos I won't pay unfairly levied VAT! But it IS saleable. Seriously am glad to hear that the real estate business is busy enough to warrant asking for more properties. You must be getting something right - well done! And all success to you. | Cooper, Due to the latest slogan "No Kocan, No Money" being expressed on this board, most of our clients are looking for properties with title deeds hence the reason we have demand for properties where people have deeds in their name. Tenakoutou, Yes, we will be happy to take on any Pre'74 Turkish Title property as we have many Turkish Cypriots - local and from abroad - looking for this type of property. |

| so IF martinD41 is on the right lines....why not first put the property in the name of your TC solicitor...then simply transfer into your name....this may resolve the "selling" with deeds problem?.....just an idea? |

| Hi...if you trust them enough to act for you, then why not put the property in joint names ie yours and theirs...then simply have their name removed from the deeds once you have them....just trying to aid what seems a problem with deeds....can anyone actually confirm that TCs get issued deeds far quicker than all others, I would not be suprised |

| MartinD41, We did not say that ex-pats cannot purchase Pre'74 Turkish Title property, we said that we have Turkishj Cypriots from here and England looking to purchase Pre'74 Turkish Title property. Although there is no law that we are aware of preventing foreigners from purchasing Pre'74 Turkish title land/property, it is well-documented in the press and places like Cyprus44 that many ex-pats have been refused PTP on Pre'74 Turkish Title property. We obvioulsy make our clients aware of this. It is also our understanding that if Pre'74 Turkish Title land/property is already in the name of a foreign national that there are no issues in this instance. |

| Someone mentioned that the Turkish government were convinced that "foreigners" were buying up pre 74 Turkish land for Greek Cypriots and therefore have stopped it !!!!!!! |

| As I have mentioned before, I am lucky that my TC Vendor is honest and has given me 'Power of Attorney' to sell my property and I have the ORIGINAL kochan. However, as the TC law stands, I still don't know whether this would prevent a dishonest TC Vendor taking a mortgage on this property, which I paid for in full, or a memorandum being placed on the property because the law deems the property to still be the property of the 'owner', because of refusal of PTP, the deed cannot be transferred. I would suggest anyone refused PTP on pre '74 to try to get 'Power of Attorney', though. If refused, I would suspect the vendor has ulterior motives and I simply don't know what can be done to safeguard oneself. To put one's property in Trust, one has to ask: 'Who in TRNC/RoC is trustworthy?' - that, apart from the horrendously expensive tax implications of risking such action. |

| Ten' If it's any help to ease your thoughts, but please check this yourself, I was informed by our constructor (like yours, honest and we have kocan all in place) that no-one would be able to take a mortgage without hoilding the kocan. Our constructor took and held the kocan and had irrevokable power of attorney over it so preventing the original land owner from doing anything with it. Jut make sure the POA you have is 'irrevokable' or all the owner has to do is make a new document to revoke it. |
