Is it a new build or resale house? As the builder usually does the process if he built the villa.

I started the process last year. you have to go to the Tapu with your building plans and all your letters associated with your property etc and Kocan. they take many of your building plans and Kocan and then ask for 92.50 TL they then give you a receipt with a Dosya no. this no is the ref. to your paper work, Do not lose this.

I asked how long would it take! Here was the reply.



' Could be about 3 years, BUT if you want it done quicker go and see the lady at the end of the counter!!!'

To cut a long story short, about £350 would make it a lot quicker.

Thanks for the info in messages 2 and 3. It is a new build, so it looks like I will have to contact the buider.

dorothea as its a new build the builder will have all the relevant documents, such as architect drawings, planning and should do all for you, pos at a cost. Think the cost of getting Tapu to check and messure is approx £350, then if every thing is in order it doesnt take long to get name onto kocan, well, it shouldnt do, but think it depends on who the builder is.

tapu did not charge anything... if they are doing the final approval checks.

if you have to pay then thats to quicken up the process......could be a back hander............

You should have all the rellevant documents in "YOUR GREEN FILE" - this file is the one that has all the passes and stamped drawings for elecric water sewage etc.,and the spec for the build says how much steel what gauge and quantities of cement sand gravel, and according to the tapu every home should have this and it is yours not the builders. Even if its a multi site build......we built our own employing a builder, but there is not difference.

The £350 is for a contractor to handle the business for you. We applied for ours in November last year and were told it would take about a year if we didn't employ a private contractor. We will start chasing them in November this year. Apparently the contractors are always given priority!

I'm trying to sell and the estate agent has pointed out that my deeds are not in order. The land is OK but my deeds show "Lemon Orchard" where it should show "3 bedroomed villa etc"

I bought 9 years ago and have spoken with the builder who assures me the property was properly registered but noone knows where the paperwork is let alone The Green File.

I believe this can be corrected for about £500 and maybe 6 months.

Before engaging someone to sort this out, is there some ground work I can achieve?? I will be starting with no paperwork at all except for the deed.

I assume a visit to The Land Registry Office is the starting point - my understanding is that this is in between the Post Office and Law Courts in Girne??

I'd be very grateful for any advice.

Try going in with the reference of the land, the are extremely helpful in there. Or maybe go to the other place past the hospital in the big building there, go in the doors and straight ahead, those two ladies in ther were brilliant for us. They both speak very good english. They have a set of your details plans etc in there. You may have to plead a bit, but it is possible to get all the copies you need. those ladies will tell you exactly what you need. And a letter in Turkish asking for the building to be placed on the Kocan. Good luck Sue ( a couple of good pastries can do the trick some times, or just a THANKYOU)

sorry yes in Girne from the law courts keep walking away from the town pass the hospital and just as the corner starts there is a large 3/ 4 storey building go in there.......Sue
