I would like to set up such a Poll Page with the names of developers and builders' company/business names in a purely Recommended - Not Recommended format.

If this would be of interest, then please let me know Business and Company Names so I can make a start on it.

It will be very much like the recently constructed property polls page:

http://no-deeds-no-money.moonfruit.com/#/polls/4544350788

and will be impartial

lockerley@hotmail.com can be used to provide me with the info if you wish

What a good idea....just one snag....who has a recommended builder? I am all in favour of

a list of builders who have failed to meet their contractual obligations. I can start you with one....

Osman Arikan who has failed to complete his contract.

Watching High views homes being built... a lot more attention to detail than most if not all. Don't live in one haven't bought one so no axe to grind. Owner of High View (Eray) has been straight as a dye with us over road and water main... If that's what he's like with buyers then it's a good sign.

Hi walkerscott, The site you have set up is interesting, but am I alone in not knowing how to access the poll results. I've clicked on the bar under each question but nothing. Perhaps an instruction on the page would be helpful.

Ahh! Think I've cracked it but also found a problem. To access the information you have to vote. Not a good idea if you're trying to provide information that is anyway useful, I would suggest that there may be a higher incidence of repeat visitors from those readers who are disgruntled, thus swaying the statistics in their favour.

You'll never get fair and honest results from anything like this - happy people will vote once and unhappy numerous times just to get the developers ratings down. Other developers, agents or anyone else for that matter can down vote for reasons other than that they purchased through the developer in question.

Good effort, but i'm not sere anyone would use something like this as a serious guide to how good a developer is.

Just my opinion,

G

I wish to retract my reference to Osman Arikan on Cyprus44, and apologise to him for comments on unfinished contract work. My reference to work not completed was not justified as he had already drawn a program of work which is to be completed before winter. I had not given him sufficient time

to start the work, which I now realise takes time to organise. Osman Arikan I apologise.

Well it is now 11th December and despite my apology I am still waiting for work (listed in the builder's contract) to be completed. What chance of the 5 year guarantee being honoured?

Measey recommends Sevilla I disagree. They have yet to complete a site so how can you recommend anyone who just does half a job.

There is a real problem with recommending builders. If we look at those already recommended we see Pipie has recommended Sea Terra.............hope that's not the site with the 2 million mortgage in place?

Even if it's not the same site, the taking out of a large mortgage, on one of their other sites, does not inspire faith in this developer.

Measey recommends Sevilla but they have been highly criticised over the last few years by many buyers across their sites. I believe some people are now 3 years over due and some are still waiting for water, electricity connection.

How many of those recommended above actually have their deeds? Also builders recommended a few years ago have experienced financial difficulties and their reputations are now tarnished. I can instantly see that one person recommending has not even taken possession of their property yet. How reliable is this?

The quality of construction work in Northern Cyprus is being controlled by the Association; foreign home buyers can consult the Association in the case of a problem during their purchase agreements with the builders. The Cyprus Turkish Building Contractors Association has the power to force the contractor to abide by the regulations, in order for the construction companies to continue operating they have to be run by experts with the experience and knowledge required by the law. Construction companies have to employ at least one architect or a civil engineer as a director. Companies not abiding by this rule cannot be issued with membership to the Association and consequently cannot work as builders.

All well and good Peter and reassuring that someone is measuring quality issues. But means zilch if you have a fantastic villa but the builder won't transfer the title deeds or you suddenly find there is a memorandum.

There needs to be a change in law. This has to be the way forward.

Mes 27 - Spot on - 18 months from purchase to getting "deeds" (don't start me off) - and at anytime a memorandum can be added..........

Who in their right mind would buy in the trnc ??

the gov't need to sort this total farce out now - before the place goes down the pan....................

Pipie, I agree with Bradus. You recommend Seaterra, but I, and the HBPG can't. Seaterra Reserve has £2million mortgages (plus unknown interest as they refused to tell us). Buyers could have their apts auctioned or have memorandums placed on the land in favour of prior debts. They've been promising to lift mortgages since July 2009, and they've promised title deeds for over 2 years.

We've been to court for the last 2 years and it's been nothing but delay tactics from Seaterra IMHO. 4 companies are involved in the mortgages and we believe they are all connected.

Once we exposed Seaterra's mortgages and breaches of contract in the press, they then reluctantly issued a "Mortgage Exclusion Letter" to some owners. However, IMHO this is worthless because memorandums can overrule registered contracts, so I'm sure they will overrule "Mortgage Exclusion Letters" that aren't even signed by both parties. If they are happy breaking contracts, they will be happy breaking exclusion letters.

The Cyprus Turkish Building Contractors Association ....(message 26). Has anyone tried to contact this Association about a builder named in there list of approved. Their sentiments are fine, but what do they actually do??

The Cyprus Turkish Builders Contractors Association will do nothing! along with the Home Buyers Pressure Group!

They are all trying but until the Government change the law, nothing will change, all backs are against the wall!

Well here we go again. Still no sign that the contract for building will be honoured. I really thought that Osman Arikhan would complete the outstanding work, however, it seems that my apology for doubting his integrity was not sufficient.
