Hi all We are selling our 3 bedroom apartment on Sea Terra Bay within spitting distance of the sea (depends on how far you can spit of course). I am not leaving N.C I have a villa which more suits my family needs. Have a look and if interested email me http://www.freewebs.com/apartmentsale/ If not interested and you look tell me what you think of my first go at designing a website.

I've taken a look at your website out of curiosity to be honest. I think that not just me would take serious issue with some of your '10 Reasons to buy in North Cyprus.' Did you buy this property as an investment?

'' Investors in North Cyprus will also benefit from an English legal system,''

That is not even remotely funny.

''but the cost of living is significantly lower than in the UK''

Now that is funny.

Hammer,

Themovechannel.com describes itself as

' a privately-owned property portal that has been helping international estate agents, developers, investors and private owners to buy and sell homes, holiday villas, investment apartments, land and commercial property since 1999.' It is hardly likely to be unbiased.

I take issue with

Quote 1 'With the likelihood of reunification greater than ever, and the property market already strong..' .

Quote 2 'Buyers who invest now will be able to capitalise on the current artificially deflated market, as a result of North Cyprus’ unusual yet stable political situation and can expect capital appreciation of 15-20% per annum over the next five years.'

Please accept that I wish you luck in selling your apartment. I don't want, as I'm sure you don't, anyone misled.

anyone seriously interested as i have put on my website email me.

anyone who has an agenda is likely to be biased. I am selling this apartment so it has to be positive. I bought in 05 i am not going to tell about all the aggro with soilicitors late completions banging my head aginst a wall lack of communication etc. That is all in the past and my experience i have had. This is now a sale of an apartment without any of these problems. Its just there to enjoy. I am sure the selling process will throw up some interesting moments. But you has to deal with that. When some sort of settlement is in place and direct flights happen. this i honestly believe market values will rise more in line with the south. we do need the credit crunch to improve as well this will happen as well. there is so much negativity and rightly so but with optimism this will change.

What's the asking price for your apartment? Is that access road to the development open now?

Good luck selling but if yuo are thinking of profit I think you may be disappointed in the present market place, an apartment owner on our complex has just managed to sell his place after 10 months of trying and he actually lost about £3K.

Another thing I heard this week, a company are to offer buyers the chance to pay 50% and the rest spread over 5 years with equal monthly payments, only drawback is if 3 payments are missed the property will be repossessed and they are making it clear at the outset that this will happen so potential purchasers are left in no doubt

"While North Cyprus is experiencing a property boom, the island has retained the charm and beauty which attracts both tourists and homebuyers. The Turkish Cypriot government has strict planning and building regulations to restrict developments on, or too close to, the beach or in areas of outstanding natural beauty."

Really?

Another receipe for disaster? Builders can't manage to complete properties when they've been paid 100%..

Pilgrim , if it helps there are no water shortages on either Sea Terra Marina or Sea Terra bay which buyers need to take seriously take into consideration , some apartments have fantastic unubtrusive sea views , also not many people know that the Marina complex as its own entrance to a fab little fishing marina ,35 mins to Ercan airport , shoosh they like to keep it a secret . Hope this helps .

Debate is a wonderfull thing. i am interested in peoples views and agree with alot that is said. There are lots of property for sale in N.C. Depending on an individuals needs what i have at sea terra is a stunning uninterupted views of the sea from the rear and mountains from the front. Prices tiers on the sea terra website show this. I am not going to debate with anyone on this post.

Anyone who would like to contact me can be done via my website. My first instinct is that anyone who has not looked is not interested but still welcomed to debate anything. All details are on my website.

Rtddci I invited his comments on why he dissagrees so as not to misslead but no reply. They could be quite valid or from born from personal experience

Andre,

I think you should pay more attention:

"While North Cyprus is experiencing a property boom, the island has retained the charm and beauty which attracts both tourists and homebuyers. The Turkish Cypriot government has strict planning and building regulations to restrict developments on, or too close to, the beach or in areas of outstanding natural beauty."

i have had a couple of enquiries by email and will answer them later today.

i have asked that any enquiries please contact me after visiting my website by email.

the reason for this is to talk to people who are actually interested in a apartment with such stunning uninterupted views so close to the se, and not just to satisfy curiosity which will then possibly lead to all the negative stuff

The original access road is is still under in dispute with the landowner.

Sea Terra keeping us informed as to devepments.

the access road at the moment is a typical track road in.

Pipie,

The subject matter was about Seaterra Bay not the Marina development. Try to stay on track!!

I have a lot of unhappy friends on the Bay development for various reasons including the access road.

Just wanted to add that I am on the Bay development and am far from unhappy and so are most of the other people I have spoken too. The issue with the access road, we have been informed by Seaterra, should come to a head on 17th

Sonia,

In one of your previous postings you had stated the problems with access hopefully would be sorted out by end of June. Why is the problem still there nearly 3 months later???

The reason the issue with the road access to Bay is still ongoing is that the problem has now gone to court and when Seaterra attended court on 17th September the judge had been changed he adjourned the case to give him time to understand it more. They are now back in court today. Fingers crossed it will be sorted shortly.

this is the latest info on the road at the bay

Dear SeaTerra Bay Owner,

The new judge has now reviewed the case history and scheduled a meeting for Monday 27th October if the other party do not appear the judge will rule regardless. If they do appear, the next meeting on the 28th will either confirm both parties agreed and work will proceed on the road or a hearing process will begin at 9am as the parties did not reach an agreement the previous day.

We will of course inform you as soon as we have further news.

Pipie i was in N.C September for a week and yes the site is looking good. the design of the 3 bed apartments are pretty good with white goods included. The Bay is definately about location and my apartment is approx 50 mtrs from the sea with uninterupted views. the gym and jacuzzi top notch.

Guiness

i have emailed you

We heard that the court have not decided only that the brothers who own the land want more money and that ST are not prepared to pay up. The plan is to build another access but not tarmac as we heard had been promised any news?

Hi Hammer, any chance you paying your maintenance like the rest of us. You'll only leave a debt that will prevent you selling your property, and if you ahve a gripe against Sea terra why take it out on the rest of us owners. Come on do the right thing.

Believe 60 apartments for resale on Marina and only half sold on reserve any one know how many up for resale on the bay?

Why do we not form a consortium and buy the road ourselves? This way at least we will have a reasonable access. We should then deduct the money from Jacob's VAT
