£100,000lease + £72,000rent + 40% to cover costs over 10 years = £240,000

/ by 10 years = 24,000

/ by 365 days = 66.00

X by 2.5YTL = 165YTL

/ by 4YTL for a beer = sell 41 beers a day



Sounds like a good proposition to me!

Good Luck, if its the bar/restaurant that I think it is, it should sell very quickly, you still need to extend the car park to stop people parking on the main road and strolling up or worse still falling down.

maintenance

improvement

Wages

supplies

utilities

insurance

legal

banking

advertising

10% sundries

etc

etc

Plus the reason for any business = profit. I should say cash as profit on paper is not very tangible. Anybody who claims they do not run a business for profit will go out of business and their goal will be fulfilled.



I think you should count on more than 41 beers per day. More like 70 covers consuming a mixture of drinks and snacks to generate healthy profit on the lease/rent figures.



Pub/bar is a tough business. Very profitable when handled correctly but can be quite the opposite. Notoriously difficult to obtain accurate trading figures due to the cash nature i.e. not everything declared.

You see in my original figures there is 40% added to the initial take over price to um, cover costs 68,000.00 pounds over 10 years = 6,800.00 pounds a year

My figures are also the break even costs and are not profit related, but obviously with the sale of beer comes the upselling, crisps, food, entrtainment ticket revenue, peanuts the list goes on. DECLARED

Clueless, Namus - you are both half right & half wrong



Namus, although totally speculative, Clueless did include 40% for cost, as was pointed out. But you are quite right to question whether the 4 YTL was the profit on each beer, because its not.



Clueless, whilst you state a highly estimated fixed costs, you then look to balance that figure to 'break even' through the sale of 41 beers a day. But the 4 YTL itself is made up of cost & profit, not just profit.



Say cost (varibale cost) was 2YTL & profit 2YTL, 41 beers now equals 82 to 'break even', or maybe 90 (if you like a beer or 8 yourself), or maybe 120 if you actually want to make a profit.....so beware out there all you prospective bar owners, as tonyhickey says, it probably is harder work than you imagine

I think, if you look at the when messages 1 - 10 were posted (that is last year), that this thread originally related to the Stumble Inn. As you are probably aware, the Stumble has since changed hands.



Blackpoolrock resurrected this thread (msg 11) a full year later with his enquiry looking for a bar/cafe to buy.

Answer because they miss a pub atmospher and there are not many if any cypriot bars as opposed to resteraunts.
