hi all.



our apartment is ready for snagging, could somebody reccomend a good snagger, the apartment is in guzultyurt on the aphrodite site being built by evergreen.

Hi gazza the builder who built your appartment does the snagging, have a good look round for broken or cracked tiles,make sure all doors are fitted properley, windows are fitted propelely locks etc. light fittings etc.you are happy with paintwork etc. basiclly you are happy, or not happy with the standard of workmanship, he should then rectify anything that is not right.

hi all.

thanks for your replys, stevie the problem that we have is that we have not got the time at the moment to snag it ourselves so it looks like we will have to rely on word and mouth to find somebody that has a good track record as far as snagging goes.

we are not sure about the builder doing it. if we are not there they might miss a few things that an independent snagger should pick up

Yes, 5 pages worth ( a villa )....the list is going to cost the builder over 10K, I have alot of knowledge, but as she is local she knows all the regs etc.

I would recommend at least a phone call to her.

Just a comment on Fulya - as recommended - she works for Kofali Construction as well as having her own business and she often confuses both. I've just had some rude and impolite emails from her which were not justified. When she forgets to do her job the buck passes to the client and the rudeness follows.



My Snagging was done by Tom Spencely (great job), and Fulya complained about me using a "Professional", she also warned him to stop or he would be thrown off site. Maybe she wanted to start on her own. BEWARE!

Just reading Teesels message he is correct in saying fulya works for Kofali I have always found her to be polite and helpful but I do agree she can forget things and gets a little confused maybe thats the language barrier.

Stuart Hillard is a FRICS (Fellow of the Royal Institute of Chartered Surveyors) and is a ruthless snagger. He is a friend in the pub but a strict pro when I work with him - no favouritism from him for anyone.

Hi all,



I too used stuart hillard- very nice guy very thorough , knows his stuff received a 13 page surveyor report with lots of photos also.



Once the issues on the report have been dealt with he will follow it up with an official snagging on the property will then re-snag once the developers have confirmed that the property is complete and the snagging lists been dealt with.



You have 2 options with stuart a full survey report and snagging or just the snagging option.



I personally went for the 1st option for a few extra squid you may aswell get both structual survey report and snagging done?

Dear All,

I will be setting up business in TRNC soon. Including in my line of business will be Snagging as this seems to be a common problem with the final finishing of properties. Included in my trades are, Plumbing, electrical, complete bathroom fitting and tiling.



I am qualified in these areas and have years of experience and am a perfectionist. I work to UK standads and regulations and am a member of the Guild of Master craftsmen in UK.



I will also be looking at Property maintenance, met a Chap in the HSBC yesterday, He was looking for a new company to maintain and manage his property when back in UK. I gave him my details as He had been ripped off here by a company that charged him 2500 pounds per annum....They had done nothing!

I found the whole exercise a FWOT! We spent ages writing lists of defects, used a snagging company, forwarded the stuff to the solicitor as requested and kept him updated as requested.



Result ? - To be fair they did attend to some things. Most things were not done, our solicitor made a lot of noise at the outset about how we'd deducting monies at the end for defects not remedied etc and now the same man basically says forget it, the builders won't do them etc. Indeed in the time that's gone by our (?) solicitor is acting for the vendor as well. Say no more!

I too am a victim of snagging list not done!



Ive been waiting for 7 months to get mine done. Im buying at Palm Bay View.....And they wonder why Im not happy!!



Hence as above posting, one of the business areas Im looking at is snagging, most people will be wasting their time trying to get the builder to do this....they really let themselves down right at the end.....Hence to get it done one and for all is where I am going to be focusing on.....customers can then argue to toss with their builders after.

Just had a lovely letter from Fulya who explained it was not her who created my problems with the builder. The sender of mails was in fact another person from her office.



I can only apologise to her and maybe temper my judgement before I post any other comments within the Forum.

Hey, MR TESSELL...The stealer!!! Yes yes, he is a stealer. He has a villa in Alsancak Kofalı Villas no 12 and he has stolen his neighbours, no 13 pool engine!!







The builders entered his house with the spair key and they found the stolen engine in the middle of the house.



Now, I'm very happy to introduce you to public. The people like you, are the shits of the society and must be cleaned.
