Hi All ,



Relegated to page 3 , is that a first .

Something I forgot to mention on our last return home . I was surprised to notice in our kitchen on phase 2 , the extraction unit over the hob was all wired up , holes cut + ready to go , but had no where to go as it hadn't been chanelled to outside . Someone said it was a mistake made by the kitchen fitters to half set up a proper extraction system and that a charcoal filter recycle job is all we are getting . I'm not so sure about this but at the time didn't ask Ilker .

Has anyone else asked him , it does seem bizarre to have live wires , holes cut + them not be used . And if it is going to be a filter job only , where is the filter , do we have to provide this ourselves .

Yes , we used Steve Dickinson at Eden Estates about £170 for the year . Apt £75,000 rebuild cost , contents £20,000 . His office is just before L.A Hotel on main road at Lapta on left .Very good service , took about 5 mins . Picked up confirmation certificate 3 days later .

We paid the Property Tax in July. This has just been explained to us. We now have to pay our Council Tax. { once a year } Bet they find something else for us to pay next month !!! TTFN Marion.

You have to register at Kibtek and pay for your metre and the same with the council for the water

It normally takes around a week to ten days but I chased my eklectric myself and was done in 2 days but I know a lot of people at kibtek through working here for years



I can do yours as I did No 3 with my extention lead and water from my apt so it will be done just before you get here,

If you send Fatos the money she can arrange it for you

Hi everyone



We have just recieved a bill at our apartment from the belediyesi for 153.78 ytl, it says this is for rubbish collection, street lighting and mosquito spraying.

Does anyone know how often we have to pay this? Also when we payed for our water metre, we had to pay a tax of 81 ytl aswell, we thought this was for the council services listed above. If this is not so, does anyone know what that was for?

I have lived here in Alsancak for 7 years and that is what you pay once a year every year not it's not risen much at all over the years

And compared to the UK I have never complained of that amount

Also the property tax is being payed to the council now for the last couple of years because it saves going to all different offices, so it's all done under 1 roof so to speak

I also think on a whole, as all the other cost's are going up all the time it's quite good that the council tax is still at a very reasonable rate

I am sure going back 7 years it was about 50 + 20 Million as it was then and now it is 90 + 30 YTL

We are MEPS PROPERTY MANAGEMENT which is going to do maintenance- cleaning- and organisation services not only in Kavankoy 2 but also Kavankoy 1.







KAVANLAR CONSTRUCTION COMPANY and MEPS PROPERTY MANAGEMENT LTD. has signed a contract for the Maintenance- Cleaning- and Organisation services in Kavankoy 1 and 2.



The period for the contract for KAVANKOY 1 and 2, is 28 months, starts from 30th of August 2008.











The services mentioned above has already been running in KAVANKOY 1 since 9 months, and the services will start 1st of October 2008 for Kavankoy 2.











The reasons for our company to be chosen for these contracts, are in below:



— Affordable Price for the maintenance fee.



— Professional Service approach,



— Various services availability,



— Sufficient technical staff



— Using Modern machines in the services.



— Good follow up







MEPS Ltd. is company in Kyrenia operating in these fields:



— Site / Villa Cleaning- Maintenance- Organisation services ( Property Management )

MEPS PROPERTY MANAGEMENT is going to do all paperwork and necessary initiatives in public departments and local authorities on behalf of your name and will get the meters and garbage bins for the common areas.







But in order to get them on behalf of the residents, each apartment owner should deliver the amount of GBP shown below our account number or visit our office in Catalkoy to pay. It is also possible to pay in credit cards with installment.



















( 1 Electric meter is 380 YTL (Turkish currency) ) )



( 1 Garbage bin is 450 YTL + VAT )



( VAT ratio is 16% )







Apartment Electric meters 9 Unit = 9 x 380 YTL = 3420 YTL (1554 GBP )



Pool electric meter 1 Unit = 1 x 380 YTL = 380 YTL (172GBP )



Street enligthment meter 1 Unit = 1 x 380 YTL = 380YTL (172 GBP )



Garbage Bin 4 Unit = 4 x 450 YTL = 1800 YTL ( 818 GBP)



Filling the 250 tons of water for the pool = 1 X 2100 YTL= 2100 YTL (954 GBP)

only comment i have is meps are a good company and have worked hard and most of the times with residents on phase1 .



they to my knowledge have no set in stone contract with phase1 for 28months from 30th augsut 08,thsi may be something they have agreed with kavanlar NOT WITH THE RESIDENTS WHO OWN THE PROPERTY .

I have no objection to employing meps and the costs involved if as Kavenkoy has said that they have provided a good service to phase 1.

Only thing is my contract states that I am tied in to a 12 month contract after completion not a 28 month contract.

It would be nice to see how they perform over the first 12 months.

Explanation from MEPS. A very quick response which clarifies the issues somewhat



As we mentioned one of the attachment the emergency fund is basically for the minor or major repairs or to buy few necessary items, (a dustbin for the poolside for example) and most importantly to supply water for the irrigation system and for the pool. We do not want you to pay it every year. we only want you to put it in the beginning of the contract and when it drops to 40 GBP we want you to complete to 100 hundred again. For example for the Kavankoy 1, 100 GBP dropped down to 40 just now. (10th month) because your site is more crowded, and in the landscaping we are going to use gravel instead of grass you may need to top it up may be in 1.5 year. Problem is this: Your maintenance fee already designed to pay certain expenses, such as common stair lightining, pool electricity, external lightining bills, pool maintenance, all the materials and labor we are going to use for the services etc. In an emergency situation ( and believe me it is going to be ) we do not have extra fund to take the necessary measurements. If we ask you to collect the money to fix the problem, most of you are in abroad, and it takes time to do it. that's why that fund is necessary it gives us a great opportunity to act fast and take the measurements on time. If the emergency fund is not used and if we, Company and residents, decide to not working together any more, we take that amount from the bank and give it you back. This is a kind of deposit, but for a certain expenses.

Hi Mackerel and all. We are phase II ers and are interested in what people signed up to in their contracts for phase II? Our contract states clearly that we must enter into a maintenance contract that will cover all properties. We will be disappointed if we arent all contracted - it was one of the reasons we bought on Kavankoy that it would be tied in to a total management solution? Where everyone pays equally?



Bitter experience has taught us that you are either all in or all out as non payers( residents or absent owners) become the most devisive issue on any communal project and it can go downhill quickly if we are not all in. This can mean that the emergency fund can end up subsidising non payers problems that have a knock on effect on other properties.



If we are all in Im sure our investments will appreciate better. MEPS still have to earn their spurs as far as we are concerned but we are in for year 1 - 100% . I feel we will confirm year 2 after 9 months of year 1 if we are happy with the standards maintained till then.

Have waited to read other comments first + now feel that the MEPS proposal seems solid enough . I would like to see a breakdown of the 40 stg monthly fee , but whether they would do this I'm not sure , I'll ask .

The comunication process with MEPS will be important . Should we all talk direct or do we think a couple of spokespersons are necessary for the future ? We are out there 30 Sept as are a few of us so lets have a chat then .

meps are a good maintenance company ,your right you must all stick together and communicate with meps .



they listen to you and will act quickly on what you decide ,chat to each other as all together you are the owners and have to power.



The best people who run the site are the residents who live there all year ,they see whats being done .



we lucky as 1ers have great people who want standards met by which ever maintenance company we have

drains if blocked would be fixed by your maintenance company and then taken from your fund. so when funds runs out you put more back in.



phase 1ers have asked for a shower at pool to be priced and fitted ,we will then chat with meps ,they do work we pay between us etc .



painting is topical as we all showed concerned for this at some point and how long it lasts .



may be we would get qoutes ourselves as well as meps and then divide price the same .



whole idea of having one company look after whole sites would be to get better service at reduced costs .



so doing sums of now 86 appartments at £40 per month £3440 per month going in ..(lucrative erm)

other alternative long term is to try manage your self ? if you do sums of 54 appts at £40 per month £2160 per month you would accrus funds to paint in future ,

I am an outsider but as far as heard about meps gives value for money not like others, there are firms in the market which tries hard until they awarded contracts and you rarely see them after, so it looks like you will be ok.

I propose that we begin an e-mail address list to begin with, I assume that MEPS already has one. Following this, does anyone agree that we need an on-site committee/panel to approve work, estimates etc. or do we leave MEPS to do the lot with a free reign?



Scampi, I believe that Ilker provided you with a list? Do you have all 54 contact details?



I personally do not think it will cost 40 x 54 per month to cover costs, but would agree that a fund needs to build in order to make improvements, additions, repairs.



Are all the apartments sold? If not does the builder pay the monthly cost.

Regarding electric bills , once you get a electric meter fitted , does a electric bill arrive every month. Also do you request to put electric on when you arrive , if no one in apartment for say 6 monthes do bills still get sent out.

you turn your own meter on and off if your not there ,etc with mains switch on fuse box .



you will receive monthly bill for small standard charge ,even if you use nothing as you say because you are not there .



you could ask meps to pay bills etc for you as they do offer a wide range of services in addition to maintenance ,ie bill paying ,grocery pack ,inspection ,key holding ,cleaning etc etc .....see web site ?



also you could alternatively pay a deposit large enough into credit at kibtek ?

Hi All in Phase 2 ,



Got some good news today . Received an email from Gurkan + Gurkan ( Solicitors ) to say our Permission to Purchase has been granted . Asked Fatma at Kavanlar if they are ready to transfer Title Deeds + she has confirmed we can do this when we are out there from 30 Sept .

I would recomend that everyone chases up their Solicitors as it seems as if Kavanlar want to sort this as soon as poss. Good news for us .

I am also offering a reduced rate of mamagement on phase 11 as I am here all the time,



I do know the costs that Meps have to fork out for the garden and lighting and I can tell you its not cheap, Thats one of the reasons I decided not to do the entire management because I personally haven't got that sort of money,

I can tell you if you email me the costs they were talking about

But as I said I will be willing to do the individual Apt's ( Keyholding, cleaning, paying bills etc )

Hi HP we will be out in October hopefully to complete all as well. We have permission to purchase number confirmed too. We really would like to get all done in October including pool.



100% agree that pool should be fully tested, filled and run from the start of MEPS charges ie October It would enusre it is fully sorted for next spring too. I remember reading somehwere that they need to be filled rather than overwintered empty as it creates more problems when you do start up after a long period empty? We will email Kavanlar and MEPS with our view.



Surely it will mean a reduction to first six months MEPS charge if pool isnt filled and being maintained till March?

If its cold now in Cyprus God only knows what it like here. Certainly would like the pool for our Granddaughter and she is not arriving for another month. Why pay for something that is not going to be done? If the fee is for water as the e mail states then we might as well have it.

agree strongly with your points here. We should talk to MEPS about our wishes as soon as possible as key decisions are being made now. Perhaps we should float a second issue to add to the pool filling date now? The landscaping on phase II? I have read that MEPS intend to lay gravel as the ground cover on phase II. What does everyone else think on this?



We feel grass would be better if it is going to be well tended? Greenery definitely softens up what could look a bit concrete jungle like otherwise. We also think mature Olives would look great in any planting plan as an almost indigenous species? A mature small tree can be bought in relatively cheaply we hear as groves change use etc and really make the place look settled quickly.

The price of watering grass is phenomenal, even with watering it burns down to a brown stubble in the summer. The wrong sort of grass was sown in phase 1. We have now agreed to let it die, (ie. stop watering it) and review the situation again in April 2009. Meps have now installed an irrigation system that just waters the shrubs. You can always retain token areas near the pool to have grass. Lots of shrubs will soften the landscape, just don't let them plant Christmas trees (conifirs) they look awful and out of place. There are a couple outside Block E in Phase ! that should go.



My brother in law is a gardener, he recommends a Formosa*, a beautiful fast growing tree that doesn't mind a hot climate as it sends down a tap root 30 or 40 ft to find water. Palms look great as well, have a look at the ones on the road down to the Colony Hotel from the big roundabout with the turn off to Lefkosa.

I have emailed Fatma re pergola + BBQ . She said these will be fitted as soon as final approval to the whole site is given which they say is imminent . I don't think it would harm if you emailed her + requested them finished for your visit . At least she will know we're on her case even if they don't happen .

Totally agree with you about the conifers, I have been onto MEPS asking to have them replaced and also for some flowers to be planted under the window. It looks so bare along there, the only block with no colour.



Just letting you know there are 2 water bills and an electric bill waiting for you.
