| Just thought I would get feedback from you all. If you had a very nice Villa here and rented it out on a 6month contract, and the renters were not looking after the place, All the air cons were running and the water heater all of the time as the only means of heat.and it was starting to look a mess. How would you feel if they could not afford any of these comforts.the air cons running and the patio doors open in the middle of the afternoon ! How would you feel if they up and left...And you live back home unaware of this, How would you feel. For anyone living here say you lived next door and were aware, What would you think. To be sure its none of anyone's business..can you handle your electric bill this winter ! Spider,X |

| Surely, if you are renting a property out here whilst in UK, you would have a friend keep an eye on it for you, this is what we do on the east side? |

| We do supply and fit credit card electricity meters to holiday and rental villas. That way the tenant can use as much electricity as they like and it doesn't matter, as they are paying for it. |

| Ensure the renter signs a contract. Ensure they pay a retainer and rent up front. In the contract insist renters pay utility bills and send you a photo copy of the bills monthly, the minute they fail you get on the case straight away so you are elerted in the early stages if you have a problem. There are other safe guards you need to put in place, to minimises risk !! |

| You really should have a paid agent who collects your rent and checks receipts for utilities. "Getting on the case straight away" is only really possible with local representation, if you are in UK. |

| If I had lived next door and I knew you, I most definitely would have let you know what was going on, spider, and if you gave me permission to act on your behalf, I would have, however I am a gob on a stick and hate to see anyone taken advantage of. Unfortunately, the world is full of people who turn a blind eye and don't want to get involved. How would I feel if it happened to me - gutted. My condolences spider. |

| Chris good to see you back, yes I do rent, The post is quite clear..If you had a villa and you were renting it out, would you be worried if you found out that you were renting to people that had no respect for it, or say had the attitude when some people say rent a car ' Oh well its just rented.' and if it were to break down just leave it as it was and where it was '..People with little respect for others...If you were to read post one and put yourself in the owners place, We have all read threads on here about such things, ie; Our renters have left us a high electric bill ! How would you feel, and or what would you do. How dose one be SURE.. I am aware some people find my posts confusing at times, but the first post says it all ! Spider,X |

| well the owners should have taken a deposit from the tenents in the first place,utility bills can be turned into the renters name although at a fee.also the property should have insurance for damage and contents.. many properties that are rented out dont always go smoothly but it happens in any country.you should see the state of the properties in the uk after the tenent has left.its the risk you take im afraid |

Would you say the deposit would cover maybe 3months electric that could be run up by say such a tenant.Say maybe someone looks upon it as a few months holiday leaving the owners high and dry..How would people feel if they felt they had such people staying in their property. | the 3 months deposit may cover the electric it may not. id be more worried about a tenent staying in my property paying no bills at all and couldnt get them to leave without a court order,again this is very common in the uk and it can be very costly for the owner its not nice but like i said before its the risk you take |

| References, references, references - pref. with checkable UK addresses. You need to know as much as you can about your tenant, where they come from and where they've been. Google them and check out Facebook. Make sure you do an ID check when you interview them - passport or driving licence. I've been renting out properties for many years in the UK and Cyprus and these are the precautions you should take to best avoid being shafted. After you've satisfied yourself over that, make sure you secure at least two months deposit and monthly rent in advance, to be paid on a set date by BGC. Late rent incurs penalties and your lease should stipulate repairs or damages should be raised with the landlord immediately. Make sure mutual notice to quit is clear and that annoyance to neighbours can mean a termination of the agreement. Have the contract signed in front of a notar (near the law courts) and make sure you and they initial every page. Finally, agree an inventory of house contents. |

I tell you how I would feel though..Pig Sick and worried that their are people renting a villa that I own why may not have any respect in keeping the place as it was left, Who may leave me with a very high bill to deal with also. That perhaps the deposit may not cover, If were my Villa I would feel worried, upset too..It would make me think that I could never rent it out ever again.. End of thread...thanks. | Message 5 - our Agent (first time used an agent, NEVER have had ANY problems renting out ourselves) Agent took one month's commission immediately, and from then on, has done NOTHING - he has received his last warning from us - as the female he put in the apartment hasn't paid rent, or maintenance charges, is asking for additional furniture having viewed the apartment fully furnished, says the freezer part of the fridge isn't working, yet when someone goes at a pre-arranged time to look at it, she is NEVER there, having said she would be, she never answers her 'phone and he leaves it to family to be forever chasing after her - when HE has been paid to do the job. As regards this thread, it appears obvious it is more character assassination of someone who (anecdotally) is in need of compassion and help - maybe even a THERAPIST (nota bene the spelling Spider)!!!!!!!! if one says they are one, they should be able to spell it. TRNC Vaughan, how much are the card meters to fit? |

| Mrs G. It seems like you are one of the unlucky home owners here and I do hope you get things sorted for you own peace of mind.Good luck. We also rent and have had the same problem re;the freezer this summer but its seems it sorted its self out once it no longer had to over work, apparently this happens during the summer months. Our rented villa is our home and we are happy to maintain and keep the villa in good order without the need to call upon our landlord. We have respect that we are tenants to and strive to ensure we remain good tenants. As you have stated this is not always the case. The whole point of the thread ! As with regards your other comments ! I have never stated that I have a diploma in spelling Please give up with little comments and feel free to call me 0533 839 5561. | bar88jack - absolutely not - it would be totally unprofessional, not to say probably illegal in some instances. Depending on the solvency and determination of the party(ies) involved one could be sued for libel or defamation of character or a myriad of other unpleasantries. One should always take a neutral stance; if taking a position, then one can't be unbiased in the help (or otherwise)! one gives. Spider - along with your occasional grammar blips - might I also suggest you should have gone to Spec Savers? only because if you read any of my posts, most make it clear, as of now, I am stuck in Englandm NOT that looking at anyone's laptop would be of much use, as I am not computer literate - save what I need to know........ |
