I wonder if anyone can advise please?

We have been told that due to recent changes, the tax office are not allowing Vendors to use their Capital Gains Tax exemption where the title deed gives the description of the land having trees on it as the tax exemption now only applies to open land.

Our house is a resale and as the Vendors have long since gone back to the UK we have to pay this charge.

Can anyone advise what percentage of the purchase price this should be please? Many thanks
