I am looking to swap the land which I mistakingly bought 5 years ago (I have all the permissions for it) for a house or aprtment in N.Cyprus. I initially planned tro build a large house there but with the market as it is I cannot afford to do so anymore. It is 3 and a half donums in size and is about 200 yards from the sea. It has water and electricity and is in Tatlitsu. I appreciate that I am unlikely to sell the land in the current climate so perhaps somebody would be interested in an exchange with a small villa / apartment? Photos and more details available on request. There are no taxes, mortgages or liabilites to be paid on the land.

no afraid not, its Exchange land, whatever that means these days. Of course you paid a premium for it in those days but it seems to make little difference anymore

if you are not able to sell it surely it would be just as difficult to exchange. I would think someone would be interested if the price is right, what value/price are you looking for? if you are asking too much you wont sell it, it all comes down to economics, supply and demand.

You can build on 20% of it

You are probably right but I actually want to own an apartment in N.Cyprus and my logic is that it would be easier to swap than sell for cash and then buy. perhaps I am mistaken but this is my logic.

Everyones circumstances are different. I think I am not alone in regretting making a purchase on this island. How many of us would have bought the same had we had our time again? I think for the right person this land could be profitable but unfortunately that person is not me.
