I'm coming to Kyrenia in a couple of weeks to have a look at a few of the new developments. I can look at the buildings but that doesnt tell me about the neighbours. I would like to buy in a community where the owners actually live in the properties and there is a community spirit, not a holiday village with a never ending steam of visitors. Any recommendations.

Might it be better to look at established developments rather than new builds?Who can see what sort of people will be buying on developments not even built or sold? Might be a good idea to look at some of the more established villages rather than many of the new builds (especially complexes) which tend to attract holiday owners. Good Luck and have a nice stay in Kyrenia.

hi there sloopie welcome it totally depends on what you want do u want to be around loads of expats or do you want to migrate in with the turkish. if you are using it for the main reason as a holiday home then maybe kyrenia centre would suit but be warned can be very busy especially in the summer not so bad in winter, lapta is another option if you want to be around lots of english with lots of english bars and resturants, bellapais is very upmarket with lovely views and still quite close to kyrenia centre, alsancak is a very popular village very built up with mix of british and turkish. but if its tranquil and not very much noise and lovely scenary you are after then i would point you in the direction of esentepe a bit further out to kyrenia but more closer to the airport and famagusta than the other villages and will even be more closer after all the new roads are built also for investmnet reasons esentepe is the one!!! they have just built a new 18 hole golf course and are building a new mariana so at the moment you get much more for your money!!! and will also rocket in price in the next few years where all the other areas have or nearly reached their max in price i hope this helps you out p.s personally i would go for new builds rather old houses or villas much better quality and i would prob stay away from complexes because you will have to pay service charges which can be quite expensive depending on how big the complex is and most of them are only used in the summer time for holiday retreats or holiday lets then you dont know who you will be seeing there.

Should have expanded in my original post. I'm going to be looking at villa's which will become my "home" not a rental property, I will be looking at "Out of Town" locations with views (Sea View a must) and space, not really into the bar/pub scene. I would prefer a new build but will also look at resales of nearly new. Thanks

hi there again if you are looking for out of town locations then the place i mentioned before would probabley be ideal for you is esentepe the views of this place are second to none (saying that thou all of north cyprus views are excellent) again there is the the gold club which has also a great resturant and bar ideal for social gatherings the new mariana being built, the new roads nearley finnished providing quicker links to ercan, famagusta and lefkosa and kyrenia centre only 10-15 minute drive away plus you get more for your money and again great investmnet place. You probabley thinking if the place is so great why is not everyone there, esentepe has only really got popular over the last year or so but has a great villiage feel with a few brits and turks around, it is still developing and is no way as near as developed as other areas i.e lapta-catalkoy-ozankoy-alsancak so if you dont mind that then you will be fine!!! most properties are all new build even most of all the resales (year or two old) personally i would buy a near completed or finnished because you dont wont to get dragged in to the minefield of buying off-plan unless you are prepared to expect the unexpected good luck hope this helps p.s im not getting paid by esentepe to promote the place L.O.L p.p.s probabley your best bet is to hire a car for a day or so and just drive around and get a feel for the places yourself

Sloopie Have to agree with ukturk on this one, having been through the process myself and hindsight being wonderful, given a choice, i would certainly buy a re-sale, No waiting for months on end for water and mains electric (Not temporary or builders tariff) and the snagging issues already sorted, it's a buyers market at the moment, indeed do get a car and drive around, visit as many Estate agents as possible, some are better than others, a good one for example being Donaghly and Beyler, Very proffesional and honest, have no connection to them other than being a very satisfied customer after having experienced some of the underhand tactics practised by other agents.

Yes I would definitely recommend Donaghy & Beyler too. We bought an apartment from them and they certainly were not pushy like I hear some agents can be like. Very helpful as well.
