When buying land to build on the very first thing to do is get your own solicitor, do not use the estate agents one ever.

If paying in installments the first should be for your land, not for anything else.

And until you get your deeds those funds should be held by your solicitor and you should have a receipt for it.

All subsequent installments to be payed as per agreement of work completed and checked by you and you alone, trust no one.

All payments to go through a bank account set up for this purchase so there is a paper trail for proof of payment and who drew it.

This is the only sensible way to do things, any other way is fool hardy at best and disastrous at worst.

I have seen too many people ignore these simple rules.

They have signed contracts and built houses on land they do not have deeds for and wonder why they are being asked for more money to get them!! It’s called blackmail.

I spend a lot of time sorting it out for them. The sad thing it was easily avoidable.

Also a good idea to hire your independent solicitor in Nicosia, Famagusta, Morphou etc, anywhere away from where your plot is, so less likelihood of cronyism or a family connection.
