We are looking to move to North Cyprus in the near future, is there any one out there who has not had any problems buying their property.Reading the forums it seems anyone looking to buy is facing a mine field of problems.Can any member give us any advice and help!

Buy the land first. Get the deeds in your name. Employ a builder and tie him to a fixed price and only pay him for the work done at any one time.



Another way is to buy an old building and refurbish it. What ever you do, no deeds no money is the best way.

Steve Msg 1 - Buying a property in any country can be a nightmare even the country you were brought up in and know.

Different rules

Different ethics

Different laws

Different ........



If you have no experiece of North Cyprus or wherever go there and rent talk to locals and expats (who will all have different stories & different opinions) BEFORE even going to your first Estate Agent od Advokat for their thoughts

NN, behave yourself. Problems withy buying everywhere. Have you tried Spain or Portugal?



If you are going to an advocate, use one that is reccomended by people here.

Suggest you look at only finished properties with all services connected, and the Kocan held by the seller.

If you are looking for a stress free lifestyle, don't buy property in Cyprus; if you are looking for EU level legal system, laws and lawyers, don't look at Cyprus; if you are looking for a similar level of medical care as in Europe, look at what you can get in the TRNC first.

In truth no one can give you the reassurances you need. What you must realise is that whilst some buy and have no problems others have lost a fortune. What makes property purchase so difficult in the TRNC is that the law gives you no protection. It's useless people coming on the forum and recommending advocates because no matter how good some might be they can only work within the current laws. At present there is no legal obligation for your builder to hand over the title deeds, even though you have paid in full, if he does not wish to do so. Can you look through a crystal ball and be assured that the builder you have chosen will do this? Unbelievable but there is also a problem with memorandums on properties. In other words you pay in full, as per your contract, but you become responsible for the unpaid bills of the builder!



The only safe way to purchase is wait for PTP first, then agree to pay up on deed transfer. Settle for no other way.

We have no regrets but count ourselves very fortunate in that although we did buy of plan the developer we chose did fulfil their obligations. If i was thinking of buying a property today i would take heed of what was suggested in Msg 7 but only due this if the property is built on exchange title property because if it's it built on pre-74 title land you are very unlikely to be granted PTP.

I would check out the info on the website given above. If you still want to buy try and go for pre 74 where the property was already owned by a non Cypriot. You may have a stronger case for PTP. Alternatively rent

the place is full of great houses and renting is cheap

And even when you have done all you can to safeguard yourself, be aware you are buying former Greek Cypriot land, at present you cannot get PTP on pre 74 title. There are NO guaranteees in Cyprus be it NOrth or South at the moment. THat of course could change, but no necessarily to your advantage.

we had no real major issues buying off plan.(5 to 6years ago)...i wouldnt recommend that route.



go to estate agents and look at resales ,look only at property with kocans in the name of the seller and get a good advocate .



said and done move out and rent for a year and see if you like it

We did as message 7 suggests, and we have had no problems at all. Started the purchase in September 09 and recieved Kochan March 11.



Also Landmark estate agency is one of the best around, Sandra is a straight talking girl and wont lead you up the garden path.

You need to remember that there is no room for kindness honesty and favours in this current climate, buy a resale if any regardless of what the deeds are and enjoy I done it and would never change a thing, you learn as your going along as in who to trust and who not to, common sense is a good advantage.

If only we could know who to trust and who not to. It would be a sure way of avoiding the many property scams. The fact that there are quite a few victims shows that this is impossible to do.

buy a resale , do some research on the solicitors yourself , but choose your own , tip , dont ask on here and i dont mean that in a bad way , only you can decide so no one on here can help you really , tip , spend what you can afford to loose if the worst case scenario should actually happen , dont burn your bridges back home , keep all your options open , most of all enjoy the place , good luck .

Don't buy, RENT for a couple of years... or if it's a holiday home look somewhere else....Spain and Portugal are recognised internationally and they have MAJOR problems ,this place(TRNC) is not recognised by ANYONE except Turkey........... Changes seem to be afoot, but who knows what the out come will be...risk it or not,the ball is in your court... Personally I consider buying a property here a waste of money,they are "all" poorly built although some have advanced into standards used in the UK in the 1950's.......Be very careful....good luck....
