| As long as a piece of string! But seriously, at least 12 months and a lot money and, generally, before they get to go to court they disappear. You have your property but an Advocats fee to pay yourself. Best to try intimidation first. Remove the water pump and take out the main fuse. |

| I have tenants in my apartment that were given the keys by the previous tenant as they left, no rent, damage to the apartment and an outstandıng electric bill, spoke with the police and they have advised that it is a private matter and there is nothing İ can do apart from log it with the courts and it can take a minimum of 2 years and lots of money. |

| I have had bad tenants in the past and one in particular cost me thousands of pounds in rent arrears and damage to the property, I tried being nice, ended up being not so nice, they left but I never got any money from them, I did get a solicitors letter advising me to leave them alone.I dumped all of their rubbish outside their new home.It was the missus that stopped me doing something very bad indeed because I might have been typing this from jail otherwise. |

| Tenants have all the rights here and the owners of properties none at all. I was once advised by a TC Estate Agent "as a foreigner never let to Turkish or TC tenant as you will have no rights if things go wrong" The occasion won't arise as I would never let my property, however I did find it quite revealing for a TC agents to say that. I guess he was just being honest about the situation!! I'm sure there are exceptions and some people are very lucky with their tenants. Bank employees appear to be OK tenants as a friend of mine has discovered. |

| Roomy although we don't often agree on matters, I genuinely feel for you or anyone else in this position. If think if I was you I would have definately been typing this message from prison. Both in the UK and TRNC the odds are balanced in favour of the scum who take advantage of landlords. We have been lucky with our tenants who pay on time, keep the place clean and generally stay for a long time. It is something that anyone letting property dreads, unfortunately it happens all too often. The landlord is always the loser. |
