what if there is a memorandum in place? Lots of people are now doing their best to shift such properties as a way of reducing their loss?



I would rather pay double but know that I owned the property and was not going to be part of an ongoing legal drama. But there again, this is never possible when buying in the TRNC, so either way its a gamble.



Whats that saying, if it's to good to be true?

There are no memorandums in place, an advocate would confirm this sort of into on any purchase in the TRNC. It is simply a case of a vendor requiring an immediate sale for his own personal reasons, as can be the case anywhere in the world/

Is it true that this development has NO facilities at all and has to share a couple of pools with the site next door?



Where there should be pools etc is just a weed infested tip.



I have also heard the site fees for the non existent facilities are very high (£750) and if you don't pay, your water is cut off. This can't be right can it?

There is a safe way round this. Although there might not be a memorandum on this property now, whose to say there will not be one whilst waiting for the PTP? Advocates cannot prevent this from happening.



Why not put a charge on the property? You will of course need the sellers/developers permission but it will safeguard this from happening. If the seller has kochan and nothing to hide then he would allow this option.



It then becomes a good but more importantly, safe buy.

If Im not mistaken, these prices are not far off the original off plan prices so maybe the owner just needs his money back for personal reasons.



I also know that most of the owners have alread had mortgage checks etc on the land and taken out the insurance. I would think that it would then be very awkward to mortgage small plots of individual properties when the land parcel is one big plot. Especially when they are apartments.



You are right in thinking they share facilities with the developement next door. At the moment nobody seems to know when they will get their own pools.
