I have people in my apartment, one of whom is a friend of friends of friends (which is how they obtained entry). They have never had my permission to be there and have never paid me any rent. They agreed to move out, but on the last day changed their mind. I went over to find a 3000tl water bill, the electricity discinnected with a 900tl bill, but somehow still working.

On entering the house with my key I found various people in bed, threw their stuff out and promptly got arrested. I am willing to do anything possible to get them out.

How do I contact Kibtec to get them to look into the theft of electricity that they are comitting?

Also, who are the best lawyers for the quickest results?

Are there any other ways?

As no one else has replied to you yet Sazzlelb I shall state what happened to a friend of mine who had let his house out to a couple of Brits.



They did not pay the rent, ran up huge bills and when eventually left took almost anything and everything that was not nailed down - to try and sell.

He went to Police as Couple still in Girne, got no support, went to Lawyer and again was not given much support advice given was it would take a long time to hit the court and as you made someone homeles the Law would not look too favourably on you.



Now if your 'Tenants' were Turkish, or Cypriots amplify that last sentence.



Sorry for bad news but you have to be so so so careful if your property is empty, as People are now observing this lack of justice from any Courts or Police.



There again have a look at Squatters Rights in UK- you cant kick them out either, have a look at Dale Farm!!

Unfortunately, you have to go the legal route to get them evicted but it will take a long time.



Notice has to be served then you have follow the process.

When are this c----rupt Government going to do the right thing, by purchasers of property in the TRNC?



Speaks volumes for the long term plans of Ex Pats who seek to move permenantly to the TRNC.



Guess the words of "Wherever you may wonder, there is no place like home"



Personally, I would buy two very smelly and un house trained dogs (sexually deprived) qnd move myself back in.



I dont think you would have a problem for too long.

Perhaps Molly's comment should be amended slightly - "if you go down the legal route then it'll take a long time". That's all I'm going to say on the subject but ask around there are always people who know someone who know someone who can help - usually for a fee, but hey, how much will it cost you the longer you wait!!



You said you entered the house so, why not go in with some friends (big friends! and ideally Turkish speaking friends who can argue with them and the police if they get called out again), perhaps take a couple of dogs as Wyn suggested, change the locks and then sit there watching TV, make yourself a cuppa and wait for them to get fed up. It's your place, you're entitled to change your locks and add in window locks and bolt up any other way they have to get inside. But you've got to stand your ground, if you are physically able to do so.

Absolutely!!! Borrow a couple of dogs...preferably big black ones with big teeth (they don't need to be vicious, just to look the part) ask a couple of Turkish speaking friends to come with and take a flask or 2 of coffee (or tea)...and wait.



If you win this war, then it will pave the way for a lot of others!

Sorry to hear of your experience. It must be distressing for you. This is becoming a common occurrence in Britain and the TRNC. The current laws unfortunately do little to protect property owners. The UK Government , in response to public outcry, are about to implement new ones to speed up the process of evicting squatters. However its a slow process.



If you use the Cyprus44 Google search box and enter "squatters" you will be able to read the many past threads on this subject. Many give good advice and will make you aware of how difficult it is to actually evict the squatters. Some have had success by taking the heavy handed route. Others have been able to shame people by going to their place of employment or using the media and naming and shaming. Others paid the squatters to leave. Courts have been slow to act and the police seem unwilling to get involved. The British community need to unite, as there are many holiday homes that will simply become sitting ducks.

I agree with other comments suggesting you move in and 'occupy your house. With dogs and others. They are happy in the comfort of the house as they can do what they like, however, if you are in there with others then they will get sick of your presence - that is what they do not want.

I think we must conclude that the Government says its OK. Otherwise wouldn't they be taking action to prevent this? By allowing the squatters to stay put until the case goes to court, which as we have seen can be years rather than months, it gives the message that the law is on the squatters side. Why can the owner not even stop the electricity and water supply? If he pays the bill and owns the property it should be his legal right. What right has the police and government to prevent owners from doing this?



There will always be those that flout the laws of the land but robust laws should limit the ability to do this and act swiftly to prevent such happenings and hold guilty people responsible for their actions. This is not the way of the TRNC. For this reason Cooper's solution is probably the route I would take. A double whammy because I would then also be guilty of a crime. But with such Government lethargy, damage limitation kicks in and you have no option but to take contro

If you re-read the original post you will see that this illegal occupation is not the subject of a letting but someone who gained entry and is squatting. Get some more squatters in... ones you can trust to make the others leave.

I am prepared to SQUAT in your apartment WITH my two doberman dogs (and the other occupants!) I require a GHETTO-BLASTER on which to play my classical music at full blast for the duration of my stay there!



If you let me in with your key and I am there in residence with your permission then I cannot be breaking the law ! It will be interesting to see how long the other incumbents remain in my company! A witness should also accompany me to stop accusations of harassment or "offensive" behavior on my part !



I would NEVER allow SQUATTERS to occupy any property of mine, no matter what the law says. !

I think we need to know the real circumstances as to how these 'squatters' originally gained access to the property - did 'Sazzlelb' entrust someone he thought was a 'friend' with a spare key?

It's true that we've only read one side of the story, but it seems fairly clear that the people there at present aren't legal renters, and that there are some large unpaid bills. It appears to be something of an endemic problem, and one which I, as a 'swallow', may at some stage run into, although I don't ever intend to rent my villa.



In my opinion it's a no-brainer...get in touch with birdman - I like his solution and believe it would work very quickly. In fact, I believe his kind of solution is required for a number of problems that seem to be something of a plague in TRNC...

This week the laws have been changed , now a landlord will have a much quicker route to get tenants out of a property that he owns ,they are saying it should take no longer than 3 months.



Council of ministers decision.



The new law could of already been introduced.
