Hi, I was told that PtP and Kocan times have speeded up (or is this wishful thinking?) If you have recenly received either/both, - how long did it take?

We have been waiting 2years 7 months and are still waiting. I don't think anything has changed. Every rime I ring the office, the answer is, It is still with the military. It has been with the military for 18 months, how long does it take to rubber stamp a piece of paper?

We've been waiting since Aug 2006 also supposedly still with military, our legal person told us maybe 6months ***!!!! It would be lovely if the rumour was true but dare we hope.

Hi laptagal,



This is for ptp, but getting this does not mean you will automatically get your kocan. This is up to your builder/developer and if and when he decides to hand them over. Some people on our complex have had their ptp for over a year but we will not receive our kocans before December 2009 and then maybe not even then. If you have an honest developer then there may not be any hold up.

Permission to Purchase -- military have to give approval Turkish law requires it.

Thanks for all replies - hope to hear from others but the most popular threads seem to be personal attacks at the moment. Shame as this forum is a fantastic way of getting advice. Perhaps we could turn this into a positive thread and make it into a competition to see who has receive their PtP the quickest?

We bought villa June 05,

Moved in March 06, four months late on finish date, knocked £1200 of final payment as per contract.

PTP arrived Nov 07, no thanks to lawyer, thanks to Tugce at PIO.

Koçan physically in hand Sept 08

The fact thats its working for some is encouraging. I bought early 2006, still awaiting the military for PTP, builder has transfered parts of the title deed to his family and took out a morgage on part of the site (late 2007), despite getting a clean bill of health in March 2008 at the land registry. In my case, making the builder do the decent thing is the problem. Is litigation the only answer (I cant see any winners in this, only the advocates) or has anyone else imployed different (legal) methods?

It should be very clear to most that PTP and KOCANS present serious issues for buyers in TRNC.

Not withstanding the problems that are all too common with builder performance, completion deadlines, mortgage and tile issues.



May I suggest that contracts of sale should be very carefully prepared. Do not simply take a simple off the shelf template fom your advocate. Use your best diligence and common sense.

Get the full name and address of the seller. Names and address of all directors of any company. Only release final payments upon delivery of itemised and agreed criteria. Make sure that payments only cover what is delivered. Always negotiate directly with your supplier (builder) and be your own moderator of performance.



I believe that the TRNC are privy to the damage to the economy that is being caused by delays in PTP. The excellent work of the HBPG and Mrs Stokes in particular will hopefully be of positive assistance to TRNC and prospective buyers.

Hi,

Our daughter applied for her ptb about 18months, maybe 2 years ago.

She received it 2 weeks ago. We bought from Levent homes, who have so far

been very good .

We used Sener law firm in Girne, who again, so far, have not let us down.

Perhaps, time scales are getting better...les hope.



I suggest all buyers pursue their PTP themselves and loby the TRNC as best they can.

Make sure you obtain your reference number from the authorities and ask, ask and ask again for updates.

Do not leave it to your advocate as in most instances they have been paid for services and have no incentive to chase on your behalf.



Do your best to support the TRNC officials, be polite and respect their position.

Most are very helpful and will remember your calls.

Read the HBPG guidlines.

Thanks for advice Waz, it prompted me to look at my paperwork and I relise that, although I have the completed form from advocate, it doesn't have a number on it so have emailed them. Nice boat, by the way.
