Hi could anyone tell me (from experience) what the rules are regarding covering a pergola and car port, can you tile them or put bamboo sheets on them or anything else except for the material weave , this is before the parcelaisation has been done!!!!

My knowledge only dates back to 2003, but I have no reason to suppose things have changed since then. We had ouside covered areas with raffia, membrane & finally pantile coverings which were not on the original plans. Before final parcelisation these coverings had to be removed. In mid 2003, Tapu came & did their checks & after that the roofs were recovered.

Apparently anything with a roof on, even though it may not have walls as well is seen as a potential additional dwelling.

I believe that if the roofing is not permanent, ie; bamboo sheeting or the heavy green netting then that is acceptable. The trouble arises when you put tiles or a solid roof like chipboard and felt on the structure.

Anything which has any type of roof on is included as sq meters acording to council tax. So maybe that will help? Doesn't mattter if it has water or electric connected, so i guess both of the above would be considered as the same.

I cant imagine the additional council tax would be significant but I was told unless it had a temporary roof eg. bamboo roof or felt the construction needed planning permission. I did ask a reputable firm that constructs pergolas and does garden designs and they told me dont worry or bother about planning permission... hence I did not give him the work as I am sure there would be no redress against him if I was asked to take the pergola down...

our experience, Tapu want it to be as per the plans..................and will insist that anything other than on the plans be removed............ Once we received our Kocan for both land and building then we re instated the covering. Best not to upset them.

One more thing, It seems to me that arched driveways and front and back raised patios, seem to be often included in the square footage of plans for houses . Does this mean that if you cover one of these areas, you are within the building regulations ?
