It's you going around your newly built property and finding out all things that are below standard, or not as per the contract..



You make a list and the builder agrees to put right what you and he agree is reasonable to have epxected...

It's the little jobs that are not quite finished. If you have bought a place in TRNC the list may be longer than in UK.

Snagging is unfinished works or jobs that need attention that should be rectified by the developer.

Depends on who your builder is?

In my case you could have refered to it as a "Wish List" and i would have had a better chance of getting things done had i have sent it to "Father Xmas".

Snagging is a 'to do' list. You draw up a list in order that your Builder can rectify the work that should have been done properly in the first place. You give the list to your builder and wait about one month at which time he goes on the missing list. When you find him and question him about the list he denies receiving it. You then give him another list.you then wait another couple of weeks at which time he then disputes your list saying that he needs to come along and go through it with you. At this point he disappears again for another month. You then do all the work yourself.

In the UK you go through a snagging list with your builder present and thecwork will normally be done in a couple of weeks.

We "snagged" with our builder present and wrote things down and we both had a copy, one of which he signed. Hey presto, everything rectified. It helps if you treat them with a bit of respect and make them coffee when they come to visit. Nearly 3 years later he is still rectifying any problems that occur.

Mindy - kitchen/bathroom fittings? A minor detail surely? I know that there are a lot of people tearing their hair out over this type of thing, and that it must be a bloody nightmare, but sometimes it's good for all concerned to take a humourous view of such things. I found your posting very amusing, by the way!

what you should do is before you make your last payment check to see if your property meets the standard you were led to expect if not you ask your builder to put this right in a time limit you both agree if he does not comply you there for have the right to call in an out side builder to put this right get a futura from him take it from monies owed and give him any remaining money plus the futura from the other builder this is why it is always good to hold a retainer and if you are not here enploy and over seer to monitor the progress we are bracey builders and do this quite offten if you wish for us to carry out any of these services for you please call us on (009) 05338433001

snagging - well as it is my job to go to sites for clients and carry out looking for and writting out of snagging list - yes you are all right as some one pointed out some times they could become wish list but normaly they are list made up of items that need attention / unfinished / incomplete works that should be rectified by the builder/developer with in a resonable time and normaly there is a payment held back untill all snagging is put right. How ever please rember this is North Cyprus and things do not all ways go as planed.
