Im in the same boat as you buddy, I asked this wonderful website a simple question and never had an answer from them.



All I asked was that in their rentals the price mentioned , is that the price including Taxes, maintainance etc and never got a reply so basically if they cant answer a straight sensible question then I would not touch them with a bargepole!!

@gusanova - You also were replied to on previous thread. As our Properties and landlords differ, so does whether or not the maintenance fee's are included. All other taxes ect are included. Just to clarify.

@ gusanova, as was explained, depending on which property you were interested in, the maintenance fee's could be included or excluded. That is why you were asked which property you were interested in.

What are "fully vetted clients"?

After you have fully vetted them, do you then guarantee that they will pay all rent and bills due during their stay, and that they will vacate the premises when the lease expires?

That would be really useful. If not, then your vetting is a waste of time.

You say you want landlords but i have a few friends that told me they contacted you and have yet not heard back, so who would want to give their properties to you when your communication is poor :( cant trust that.

I contacted Sarah when she posted back in early January and I had a prompt response. She was very helpful and professional and really knows her stuff. I checked out the information she gave me with my advocate and others and she was spot on. This agency seems to operate in a very open and honest way working for your best interests - a rare thing around here.

To be honest anybody could post a thread and say we have clients waiting for properties to rent, the question is have they or do they want your property on thier books so while it is being marketed they can also property manage your place for a fee???



Vetting what constitutes this?? is it that they are ok because they can come up with a bond and a months rent?? Or does the agent check obtain references from previous landlords, an employer or from their bank. At the end of the day it is about someones ability to pay, their employment and nationality as all of these can cause problems.



I use an agent who has lived on the island for many years who know's the culture and the pitfalls of the TRNC and also has connections and know's many people.He will only introduce tenants for clients that he would have living in his own house. He has managed a property i have in Kyrenia two tenants in 6 years and not a scrap of hassle. I rest my case!!!!!!!!!!!!!!

Thank you for all your replies



1) Fully vetted clients - 1 reference from previous landlord and 1 reference from employer or bank statement.



2) As advertised we can manage your property which incl collecting rent and utilities each month and keeping receipts on file. We also take 2 month's as a deposit which the tenant receives back when inventorty/house checks are complete at the tenancy's end.



3) As I'm responsible for all communication via email/internet I'm confident to say that aside from Agobard (who's email filter blocked me and I did leave a message on the thread to explain this) that I always try to reply the same day when possible, if not, the following day.



4) We do have a waiting list which we keep at our office, of course. Let me just say IF we are managing your property you DO NOT pay for that service until a tenant is renting from you.



I hope this clarifies a few things for you. Also please feel free to email, call or visit our office for further info.
