Why buy a lease for 50k+ and still pay rent??? This has puzzled me for a very long time...



Instead, buy my house..which still has business permits....and is a perfect location..and NO RENT!!

Perhaps i should have made my post a bit more clear...



My house used to be a restaurant/coffee shop...until i bought it and turned into a house...but, with a little imagination it could become a really lovely rooftop bistro with sea and glorious mountain views, and the best thing about it.....no astronomical, or increasing rent to pay!!



Think about it....if you only ever serve coffee...you're not gonna lose out!!

I looked at an apartment near the Mercury once it was very nice.£14000 for the lease and £300 per month rent needless to say i didnt proceed.

Have to agree, it would be an ideal location for anyone thinking about a tea shop for example.

The lay out of your property and the views would be an asset as well.

Eamonn, i have been disillusioned for many years now, and i am only still here because of my dogs, i could no more leave them behind than i could fly to the moon. But to be able to transport me and my dogs to wherever i decide to go, i first need the money from my house....this is why it's for sale.

I think to make this work, it would have to be turned into something a bit more imaginative. Maybe an old style english tea shop, wth home made speciality cakes...but really the list of things my house could be turned into is endless.

Sam,

I have often said that what is missing this end away from town is a descent coffee type shop, with good quality stuff, line Shootes/Gloria Jeans/Grand Mardo. Trouble is you will not get much up market passing trade.

99% of the people around you will go home and save a couple of tl, it would be hard.

That said, it the general concensus it the idea would fly, why don't you kick it off, and sell as a going concern, with housing.

Any small cofe shop with the right ambiance and furnishings could well attract a regular clientele, though I do stress, you are in the wrong place for passing 'affluent' trade from people like students at weekends.

One ideal location I think would be on a school run.

I often think the old Lacem should have had a coffee lounge area for the SL school run people, and morning coffees etc.

Most would have had a coffee when visiting the Muhktars office table there.

I reckon it would make a good boutique restaurant along the lines of Charcos and it is easy to get to from the main road.

It is a snip at the price and no rental to pay.

Ok, for those of you that do not know the story of what happened to me (and i'm fairly sure most of you do) here it is. About 5 years ago, i accepted a lift home one night from work from a friend who was going my way in his transit van. It was early hours of the morning and i was quite tired, so the lift was most welcome. My friend was a careful driver (slow) and as the journey was from Alsancak to Karsiyaka, i decided to have a cigarette to pass the time. I undid my sealtbelt so that i could reach my bag off the floor, and in the spilt second of leaning down and sitting up, we hit full on by a drunk driver in a private dolmus who taking some girls from a nightclub home. My friend who was driving got a badly broken leg, a girl from the dolmus had the same injury, the driver got a cut on his leg that needed a few stitches, I on the other hand was thrown all round the cabin and was very lucky to have survived. Pretty much everything was broken and in particular....cont

i was extremely lucky to have not lost one of my legs. Both arms were broken, collar bone nose and various other body parts were damaged not to mention all the stitches all over me. The recovery was long and arduous, even though i did all the physio, i had help from various sources and a fair few angels came to help, including dog walkers, house cleaners and people driving me to and fro from the hospital, it took almost 3 years (in which time i had to go to the UK for more surgery) to finally get my life back in order.



To this day, i struggle to believe i actually came out of the other side of this tunnel, but i did, and for that i continally thank everyone that was resposonsible in my recovery.

However there was no compensation at all, not a penny. So for the last 2 years i have been desperately trying to find something i can do to earn a few bob, i can no longer spend hours behind bars or restaurants as the next day my leg hurts too much....cont

And then i discovered the joys of gardening...and now, although it's a daily struggle, i am starting to finally accept my fate.



The biggest drawback, has been the loss of the money for the house tax which isn't too much, but it is enough to be a problem, so the best thing for me is to leave. I have no love for my house anymore, like i have no love for the island anymore. I have wanted to leave for some time now, but without the sale, i can't go anywhere. The PTP etc are in the lawyers office just waiting to be transferred into my name...so although i don't yet have my kocan, it is all available for a couple of thousand in tax (which may as well be a couple of milion if you don't have it).



Please understand this is not an 'oh woe is me story' almost everyone has some kind of horry story of house buying here...this is just my story...and thanks to the love of gardening...life is gently bobbing along again...but it is definitely time to go.

cypriot4x4...I think that Bertieboss actually has a point (i know, odd thing to say from someone trying to sell)



The reason i say this is because, quite a lot a places sell a lease (which averages on about 60k +

and then have to pay a rather high rental which will inevitably increase when there's no customers)



The buyer will later realise that there were no customers , and chances are they're not going to get customers (there's a reason why so called establishments sell up)

So, unless they can corner the market in something, (but chances are the 'corner' has already been tried and tested) then yes, you will lose lose money, and probably far more than you imagined!

However...if you bought a place outright, with no rent to pay, then it really doesn't matter if you only sell a cup of coffee a day...in theory, you're not going to lose anything...in fact, if you keep the premises long enough then you will not only break even, you might, if you're lucky make a little profit!

I thought the business permit had to be applied for by the person that wants to open a business, so who owns or leases your property to you Daisy? Are they the holders of the business permit? I didn't realise that property could have a business permit and you just passed it on. I'm a bit confused on that.

surely, if you buy a lease its for a trading business with good will, fixtures / fittings, customer base etc to enable the premises to trade as a business...



your place has none of these, so stating "why buy a lease" isn't really relevant (imho)....



looking at the piccies, the place looks very nice and its not a lot of money - maybe just a sad reflection of people not wanting to risk their money by buying property in the trnc ??



buying it to open as a coffee shop wouldn't make financial sense - 60k in the bank would bring in 6k (but in TL) a month - i doubt if a coffee shop in that position would make that much a month and you'd have to sit around for hours each day waiting for customers...



just my 5 Baht worth....

NN..When you buy a lease it's for the property, plus a monthly rental payment which will also be due. Most times new owners spend a smal fortune on decking it out in a fashion that they think will be attractive to new customers. So why not start out with a blank canvas, decorate as you see fit, and have no rent to pay...



That way, if all you sell is a cup of coffee a day...you are not losing anthing but your time on the beach...

msg 90...it's kinda hard to sue someone for money when they've done a runner back to Turkey, but even if he had stayed, because it was an alcohol related accident, there would have been no pay out anyway...apparently that's the law here. Sucks big time, especially when all he got was a cut on his leg, but as they say, drunk people don't break, they bend!!
