In answer to the question yes we have. I am not one of the rose tinted glasses mob either.



Older village house needing renovation, pre 74 Turkish title, both of us are Brits.

Previous ownership since 1980 : Brit & Bulgarian / Bulgarian/ Brit/ now us.

Checked title in the Roc, purchased on contract, PTP was around 18 months.all went well no probs to report. No nasty suprises.

Used Gurkan & Gurkan solicitors in Girne.

Yes bought off plan in 2005 ,trouble free and sold in jan 2012 again trouble free.



We used boray estates to buy and sell

Would highly recommend their servivces (chat to Sarah)

bought in 2002, PTP in 6 months and title deeds in name 4 months later... then I became aware that if the titleholder had been less honest I could have ended up like thousands of others. Your transaction is not protected in law and during the gap between paying for the property and the issuing of deeds you are extremely vulnerable. If things go wrong your "lawyer" does not have a duty of care but instead will start his/her legal fees taxi meter going as they pretend to win an enforceable decision in your favour. But, if you criticise them you might discover that they can even get you deported for telling the truth about them

For what it is worth, and speaking as a builder in the UK with 38 years of experience, I can honestly say that I have not had one problem from start to finish, that’s not being self-righteous, that’s how it is.







Purchased the land, despite being told at the time by numerous “estate agents” you will never get a builder here to build a one off!!! You must buy off plan, it’s the only way.







Found a very good, reliable builder, looked at his previous projects and liked what I seen.







This was after looking around and seeing some absolute crap, built by people who clearly had no idea about construction; it was good to finally find a proper builder, who had followed the same trade as me in Australia knew what he was talking about and actually cared about his work, and what he was providing for his clients.







Had the plans drawn up, and very detailed specification of what was included and what would be extras.







Instructed the builder, who just got on with the j

who just got on with the job, my instruction to him was if he thought something needed to be alerted during construction, just do it, after all, he does it for a living and has the experience, its all about trust, either you are going to trust your builder, or there is no point working together, it’s a partnership and we didn’t waste our money on one of those useless client-builder contracts, where everyone asks, the build is late, do I sue the builder and upset him and never have my villa built.







Build completed, Kochan received, villa registered on the title, all done by the builder, who was it: Sydney Construction, Zafer, probably the best builder on the island, but that’s just my opinion.

You will most certainly have a positive experience and a sound purchase if you follow the TRNC Governments advice and do not enter a contractual agreement until you have PTP. Then you can arrange to exchange monies owed, on simultaneous exchange of deeds. Anything that leaves a window open, puts you at risk of incurring the builders/sellers debts.



There is no point in simply looking at positives and negatives. Nearly all followed the same procedure and some won and some lost. Pure luck. I know, I have spent lots of time trying to fathom out what some might have done differently to others.There is no common thread.Often the same recommended advocate and developer were used and in some cases even within the same development, there were winners and losers.



Follow the above and you won't lose money. PTP is supposedly only taking 3 months so there is no reason why you can't purchase as suggested. Guarantees are better than a flip of a coin.

We came over brought some land, appointed a builder to build, villa was built in 12 months, kocan and property on the kocan all completed witin 2 years, ptp 5 months...all done and dusted...



Now though i have to say that we are suffering from blown plaster and damp...think this was due to our cleaner at the time very good at cleaning windows and shutters leaving the hose running, also another bugbare of mine is the state of the marble floors....always look dirty and as if stuff has been spilt on them. We have had them polished and looks great for a week two at most the reverts back dull again....any ideas?

the question i put on before was a different one, to one at top of this page and the answers i got back were all negative about buying in north cyprus 90 % of negative , they blamed estate agents / solictors and builders in the end the web site with drew my name.

the feed back i getting now is different bacause the question is different.

This thread was not hijacked! It asked about property in the TRNC! it seems strange that the people who only want to hear the good, have double id's?



You know nothing about me! other than I have experienced enough in the TRNC to make me a Victim! I am not the only one, there are hundreds, I do know many are happy, and for them long may they remain so, but if you, for one minute think that the TRNC unrecognised as it is, is a bed of roses, you must walk around with your eyes wide shut!



Just for the record PoshinDevon I wish you all the best, but please don't sent me anymore personal E Mails, anything you have to say, this board is the place to say it, I will continue to tell the truth from where I stand, along with the hundreds whose roulette wheel bounced onto the wrong colour! and some who's didn't, but still have enough decency to try to stop anyone from ending up with nothing!

Thanks for your comments, we are very pleased with our villa, but as has been mentioned in this thread, there is no “science” to buying in North Cyprus, we were one of the lucky ones, we found a fantastic plot, and a very professional builder, who looked after us and done everything he could to provide us with a lovely villa, Zafer from Sydney Construction.



It was on Owners, we still have some dates if anyone is looking to rent a villa for holidays, let me know.

When we asked for feedback last year on property purchase the first post contained a large amount of negative comments which we took on board and used to help us make a balanced decision. We then posted a second time asking specifically for feedback from those who purchased and had a positive experience - we also said thank you to the negative posters for their input. Not surprisingly the same few negative posters including yourself could not resist coming on the forum and hijacking the thread again. Fortunately we received many positive replies on the forum and via our personal email.



Re posting direct to your email - I felt it was time to take our discussion off board as I had said all I wanted on the forum and thought it sensible we discuss direct - if you do not want to take part in rational discussion then suggest you remove your email

You at least kept your sole ID when re-posting, which I agree, I thought was open to everyone, even those who wished to 'refine' their question to filter out some of the constant negativity. I do not think the 'shrimper' had the same genuine intent, however, IMHO.

Has the shrimp gone out to sea? the double or more id's are quite easy to detect, some post the same questions with different id check chriswife and buffyvento for example, both Teachers but write the same no capital letters full stops etc.,

Poor old Alan the shrimper, give him a break. He has two jobs as a maintenance fitter and an engineer to hold down, as well as a degree of uncertainty over his age. Msg 30/32 - Agree shrimpers mistake is his sudden change of id and details which has not helped his cause...however he did in his own way ask only for feedback in this thread from those who had bought without hassle or setbacks. I did the same months ago when our first request for feedback received a majority of negative responses which we did take on board and they were of a great help in identifying the pitfalls, I re-posted a couple of weeks later and asked again specifically for positive feedback only to see if I could get a balanced view...unfortunately despite my polite request the same names with the same negativity hijacked the thread again. The good thing was a lot of positive people did post and email direct offering advice and help.



The alternative picnic is is appealing!!
