How much would you be willing to pay when I put my bungalow on the market - it's for sale. A three bedroom 100 sq m house with about a 40 sq m patio. Swimming pool and well kept drive way with low maintenance small garden. We're in Alsancak just off the road to Malataya before the Black Olive in a small friendly development by Kavangla a well trusted builder. We have our PTP and a shared title is available right now. It can be moved into right away and has all the furniture you need to start you off as well as white goods that have hardly been used! This is a no problem bungalow on a great site with all the services already connected. have you not thought about looking at local estate agent sites. We sold ours In july 2011 and it was 158 sq mtr bungalow, 8 x 4 pool double garage large driveway. Title for both property and land, partly furnished, large water storage underground house water plus and we managed to squeeze 135K. It does cost though to sell, our costs almost 9K for agent, goverment extra tax!!!???? of which we never new we had to pay evidently a new tax that cam into force last year - we had paid all taxes due. Then for taking our stuff back to UK. Its nolt cheap. In comparison in UK its approx £2000............ We did not make any money on our place though we lived rent free!!! so calculatring that into the equation we made the rent for 6 years.

Things are selling at the moment, but as ever Its a buyers market and you have to be realistic with the pricing,I'd have said £80-£90k tops

100 sq mt does no sound very much for that property?? My apartment is 102 sqmt and yours look bigger!!! I would be happy to get £45,000 for my ground floor 3 bed apartment in Alsancak, although only has a shared pool and not detached.

yes from other sale prices on estate agents sale price 80 -90 k less whatever you get offered ie buyers arent going to pay asking price.if you look at various sale prices the only area where prices are are £1000 per meter is bellapais .you are not in bellapais you dont have kochan and you are on shared deeds both of which will detract from the value or potential buyers.a sensible price will be 90 k if you dont get any buyers drop it to 80 k and expect to get 90 % of asking price less costs

Well thanks for the advice so far, what a range of prices - makes me wonder. The good location of the houses must be worth something and the no hastle 'move in' must be attractive as well. I'm thinking the bungalow must be worth £95k but you've got to see the place in person to apreciate that figure because of the outside usable space. Also, I've just noticed the same house on the net for £95k and ours is in my opinion a better buy. Anyone out there wanting a bargin - we're open to offers?

I think the advice you have been given on price is just about spot on. The difficulty with comparing it with others on an estate agent's site is they may have overpriced themselves too (that's why they are still on the site).

However, it is always the 'feel' of a property that clinches the deal and I'm sure if you get some viewers to walk around your property they may well fall in love with it and pay the premium. Lots of Easter holidaymakers due soon (and there is always a proportion who are looking at their 'Place in the Sun' opportunity).

Given the overall build quality of so called Luxury Villas, I would think you are lucky to find a buyer at any price..



Why not advertise it as a" Luxury Lock Up Garage" the Government need somewhere to put their recently acquired fleet of 10 Mercs and a Range Rover..

Whether you are desperate or not,the buyers set the price,but I think,having been studying the For Sale market for the best part of the last year,£70/£75K would be a good price to start with,but be ready to negotiate,I have seen properties at £125K,sell for £109K,almost a £15K price reduction!
