Hi all,

I have heard alot of good things about this company and there Directors. I will be visiting there sites in trhe next couple of weeks. Anyone had dealings with them?? Any advice??

Although they seem to be a little behind in a couple of there projects they seem to be a highly rated company, from previous homework that i have done.

Hi emre welcome to the forum , we bought off troy lake off plan some 4 or more yrs ago and have been using our villa for past 3yrs, we have been very fortunate in our choice of builders ,and to be fair to them they still look after us very well. we have no complaints only praise for them. Like a lot building companies in the trnc at the moment , they are having compete for their workers, as there is so much building going on, but having said that they still retain quite a few workers from when they began their company

Hi Emre, troy lake, nice villas, was on our short list 4years ago when we were buying, however bought off adjacent new villas site as they are pre 74 turkish title and they included more luxury features as standard for the same price. Obviously your decision depends on the choice of design prefer, location etc and deal you can agree. Troy lake, good position and I'm sure you'll be happy with your purchase if you buy there.

On our visit to the Troy lake sites we were shown around from the start to completion of villas. We also revisited unannounced several times and looked around on our own. Spoke to residents and got a pretty good feel for the place. The staff in London and Cyprus are friendly and helpful. Only problem is the wait to move in!! Lovely area and lovely people.

Yeah, thats one of the villas i will be viewing. They only have three out of the five left, this is on there othello I site and on the basis that you pay 75% upfront! The remaining five have been discounted by 20k so they can complete the sales on this site and then move onto Othello II which infact is right infront of Othello I.



They have already sold over 15 plots on Othello II but because of construction problems they have had where the construction team have not delivered to the quality and standards that Troy Lake are use too they have changed them on three separate occassions and now taken everything in house. They are concentrating on completing Othello I before they move to Othello II and apparently have suspended all there other sites until Othello I & II are completed first.



The MD for Troy Lake is actually Mr Vahib who infact is also the owner of the solicitors firm Vahib & Co. Its this firm that are leading the Orams case and who infact employed Mrs Blair as one of the leading Barristers on this on going case. I have been recommended to Troy Lake buy many people and infact visited them on two occassions on the many exhibitions they hold in the UK each year. Apart from the usual negative feed back that i have received from some people that infact is probably affecting 90% of the builders on the island (late delivery) i found them to be honest. They have a hugh amount of testimonails from present clients that i have actually already spoken too personally.



Tony H if you are looking for a DEAL not to be missed grab one of these remaining villas, i am totally convinced they will have a value of 200K plus in under2/3 yrs. Even though i will be travelling out there in a few days my friend has already been and seen them! GREAT VALUE FOR YOUR MONEY!



The villas are already being sold for 149K on Othello II and they are going like hot cakes, from the pics i have received in the last eight mths of the development and the people i have spoken too i can understand why!!!

Emre, they do look very nice, not the right time frame for me unfortunatly, youngest son still at Uni and other commitments, its another 2-3 years down the line for me, probably when they hit the 200k mark......ho hum.

Emre, Before u sign compare with New Villas, 1 left at discounted price, 230sq mtrs 5beds pre74 title, good plots, great spec, 10x5 overflow pool included.you'd probably do a deal at 150 something. My neighbour is on market for same money. I have taken pics of his villa, gives a good indication. email me if you want a peek.

IMPORTANT INFORMATION 27th November 2007

Good Morning,



May I bring to your notice both that according to the announcement made by the Interior Ministry Under Secretary Hasan Findik yesterday, the New Estate Agents Law will come into operation as from 2nd of January 2008 and that until this date, both the new and old procedure on property sale will be applicable. After the 2nd of January 2008, the old procedure on selling property will cease and that only the new procedure will be applicable.



The main requirement of the new Estate Agent Law is that, no property will be sold/transferred (except between the 1st degree of relatives) without a registered Estate Agent and every property sold will be registered with the Land Registry Office by a registered Estate Agent.



The other main requirements of the Estate Agents Law are below.



a. No property can be sold if their is a mortgage or any other impediment on the land without the knowledge and consent of the buyer.

b. Every sale agreement will be prepared /presented by an Advocate. (Solicitor) and that the advocate who prepared/presented the agreement will put his/her stamp on this Sale Agreement.



c. An Estate Agent can charge between 3% to maximum 5% on each sale.

We have been in the process of purchasing a villa since July 06 and very disappointed with lack of response from directors in London or information, seriously considering pulling out as they are holding alot of our money with no interest and no information. Disappointed cos love the villa and want to get out there! Will keep you posted on events

I know I have been raked through the coals when I talked about developements that I do not like....so let me say something good about someone.



I like the work Troy Lake does and have met their staff. Also Boray is one of my favorites. I really like the work they did at the villas at Esentepe....too bad they are all sold. If anyone is looking to sell a unit there let me know. I bought an apartment for investment purposes and now search a home to live it.

I would warn anyone not to hand over any money to Troy Lake for ANY reason, whatever deal they are offering! They do not reply to your calls, letters, will not give information, just keep your money with no reason - we have been waiting for nearly three years and got absolutely nowhere. Having spoken to five other purchasers they are all in the same position but paid out more than we have. Some have paid for their villa in full, given up their homes, businesses etc., in UK to find that they have no villa to move to - foundations only! What have they done with our money! Also they do not own the land they are building on - the land will be signed over once five villas are built, passed to the landowners in payment - the land will not be transferred until the whole development is finished - this may NEVER happen!!! BEWARE

Hi Pecky, confirming what you posted back in January 2008, there has been no progress on Othello 2, from my visits out to the sites no work has been carried out for a long time my photos are the same as the ones I took way back in 2006..... very dissapointing to say the least... as the company has had my hard earned cash as well as several of my friends money up front!!! where has it gone? after many emails telephone calls letters etc there has been very little communication and unprofesssional attitude from the directors and staff. All I can say is a message for future property buyers in the TRNC be very cautious and make sure you employ a solictor(Auvkat) to do a search for the property you buy and check out the company thoroughly.

Seems two threads on Troylake at the moment. (see my post on Troylake)



They are behind schedule and that is a fact.



Simbas (Pat) is on Holiday on Othello I at the moment. We are going over on 31st May to see for ourselves.



Pecky your plight seems to have been going on for some time now. Have you ever gone to the offices in Green Lanes in Haringey, London to have a meeting about your concerns. It things have gotten this bad, have you asked for your money back + 10% that is in your contract?



Anyone giving up homes, businesses to find no villa to move to must be pretty silly as this is something you do when you know a completion will be made.



As for who owns the land etc, many more than 5 villas have been built so far on the land. Where do you get this info from? would you like to share it with us?



Mr Raif Hassan has e-mailed me and I know others yesterday with information on a new building company to take over the works etc and a letter to follow on our completion dates (expected) Receipts for stamp duty/land registry to be included. Did you not get this e-mail?



This is part of an e-mail from Mr Hassan last summer: Othello II has started and infact plots 1, 25, 26 & 27 all the foundations and footings have now been completed, once the carcass and the columns start for these plots we will commence the footing for plots 4, 13, 19, 22, 23, 24, 29 & 28. The tennis court areas and the children’s play areas are being prepared as we speak.



Hearing rumours etc seems to be a way of life in Cyprus.

Tiggy I think it may be early days for you so you have not experienced any of the frustrations first hand that we that (know were very stupid now that we know better but we achieved the best price) parted with our hard earned cash and paid in advance for a 4 bed villa + pool to be built by Troy Lake. Our villa is scheduled to be completed in June this year and I note it is one of the ones you mention on Othello 11 that the footings will commence last summer. We were there in October 2007 and no footings were visible. I also had an email this week from Raif confirming the newly appointed construction company Candemir Construction Ltd will commence (not take over as you state) work on the completion of Othello 1 and 11 shortly and that once they have assessed the site they will write to their customers with final dates of completion. This suggests a delay to me which I am not at all surprised by. I believe there is always some truth in rumours and we should beware of them, no smoke without fire etc.....anyway good luck with your villa and look forward to your update after your visit in May.We are planning a September trip.

Hello Dozey and all other Troylake members,



The spoken word is better than the written word I feel, but I only have my keyboard to relate to you all.



Seems that a lot of the customers have been affected by the delays in Troy Lakes problems with builders. When I was over I was told that the labour shortage was one of the main reasons for delays and problems with construction companies. I am hoping that this Company Candemir can get the site back on track and start to deliver the Villas they (troylake) have promised. We will be holding them t o this latest projection, once we receive our letter. At present we are on a 6 month overrun.



It surely can not be due to a lack of funds as they must have a substantial amount from people who have paid in full and others that have paid deposits and arranged stage payments etc.



The MD Hassan Vahib was a solicitor on the Orams case along with Cherrie Blair, so hopefully that will count for something. It may well be down to bad planning and bad builders, but I am hoping for a completion as the Villas and the area are stunning.



We are out in the end of May and being put up in a Othello I villa for our stay. I have a building background and will know how far what has progressed and how things are looking.

As I'm new I think this might appear twice. I wanted to know if anyone else has been given the excuse of the estate agents law as a reason for not completing a sale. Also, we are buying on Othello 1 and (foolishly paid nearly all our money) we were wondering if anyone else was in the same position. Also, in our contract it shows that troy lake DO own the land, so I would like to know if anyone else is thinking that they actually don't own it, and why. Any replies would be appreciated as we are worrying ourselves silly over this!

I tried to contact Raif today at the london office and also had the same problem, no incoming calls allowed.

I have since spoke to Pilah at Vahib and co and they told me there is a fault on the line they are trying to sort out.

I am trying to make an appointment with Raif and the MD at their offices to have a chat as to when building will start on Othello 2???

The reponse from Raif to my request last week for a progress report was that "Hassan Vahib was in Cyprus and he has been out there for the last two weeks working frantically with Ali to get Othello II continued and Othello I completed". Our villa on Othello 11 is due for completion this Friday 13 June and as yet we have not been given an alternative date for completion. We also are awaiting HV's return and Pinar (his secretary) is to arrange a meeting hopefully this week. Shazza when is/was your Villa due for completion on Othello 11?

We have plot 1 on Othello II. Our completion date was November 30th 2007.

I am meeting with Raif and Hassan on the 19th June at the London offices to find out when building will commence and hopefully get a new completion date.

Hopefully now that Hassan is back it means that work out in Cyprus is about to begin and any problems they have had have been ironed out. What plot number are you?

Hello all Othello owners! just back from Cyprus and was checking work related issues and I had a peek a the board! I was advised yesterday that Raif will be in Cyprus from Friday 13th June, not sure how long for. Visited the site on 3 occassions and no new contractor or workers present as yet. Office staff only in attendance, was told by the office staff work to start soon! I also need to speak to the MD Mr Vehab to find out what is going on etc.

Hello Shazza,



I had a call from Pinar of Troylake this morning and have been invited to a meeting on the 24th to go over the concerns of the Othello projects. Othello I still has some work to be done on it , which I belive if the builders have been sorted out should not take too long to bring it back to completion quiet quickly. My concerns are to get II started and completed ASAP so we can have our Villa. The company are trying and as I have said earlier concerns need to be addressed by them. Was a little frustrating walking around the site looking at where our plot is and thinking how long till we can move in! Positive thinking is the way forward.

I noticed no one present when we where there 3 weeks ago, but didn't post as didn't want to be dome and gloom merchant. If your talking to builders I'd ask for proof of the funds still being available to complete works ii.e. 50/60k per villa X uncompleted villas sold, reasonable request for all you purchasers awaiting completion. Good luck hope you make some progress.

Hi everyone. Did you meet with Hassan Vahib Tiggy? was informed HV in TRNC for last 2 weeks but it appears he is as elusive as scarlet pimpernel? (perhaps TROYLAKE should have adopted this emblem....)

Can any one advise if plot 27 othello 1 was provided as security? as this property is still unfinished.

Builders(Candemir) are not undertaking work at site so can ony advise caution.

As Pilrim informs sorry to be doom and gloom merchant but we are learning the hard way and funds have mysteriously been unavailable in company account....

When i visited Troylake 2 years ago Indigo tours is a desk opposite Raif's in the same office, so its likely that Indigo are answering the phones for Raif while he is in Cyprus.

Im not to sure on that one. I rang Troylake last week and spoke to Raif on that number, lets hope it has something to do with him being in Cyprus as he is the one that normally takes calls.

I think Hassan Vahib spends alot of his time in the office next door so he would be on a different number.

I am going to the offices of Troylake on thurs so will know more then.

Good luck with your meeting tomorrow. We still can't get our appointment confirmed with them. Last we heard H Vahib was on his way to the office and we would hear from them when he got in. This was 12.49 today. Any good guesses why we still haven't heard anything?

Hi all Troylakers

We had our meeting with Mr Vahib and Raif, i now feel much better than i did.

Yes they have had problems but they are sorting if not already sorted.

We want our villa finished and that is what we have been promised so i am happy to go along with that and support Troylake.

The communication between customers and the office are to improve in the next few weeks.

It is a worrying time but i do feel less worried after spending time with 2 of the directors.

We are still going out in August so should see some evidence then.

Postive thoughts.

Have you signed the petition to amend the Specific Performance Law?



Without a change in this law, it means you cannot take action against your vendor to compel them to transfer the title deeds to you. Thus some unscrupulous developers are not adhering to their side of the contract and are not willing to transfer the deeds to the buyers, using this a leveridge to extract extra funds from purchasers.

The petition was started some time ago by Ismet Ustuner, a very helpful and knowledgeable member of this board where legal matters are concerned. The petition is backed by the HBPG.

Hi fellow troy lake villa owners, we own plot 1 on orthello 1, which we purchased over 4 years ago, and along with everyone else we are fed up with waiting for the site to be finished, we have suggested troy lake finish the villas they have started, clear and landscape the site, finish the lake if possible and forget the building of the gym. This will enable villa owners to enjoy their homes in pleasant surroundings, any plots that have been sold but not started could then be transferred to orthellon 11. Your comments on this please.

We have plot 29 on othello 1 but have not been waiting as long as you as we purchased ours more recently. I didn't know there was going to be a gym but we do agree with most of your comments. The lake is a nice idea but not essential as mosquito and it's larvae would have ideal breeding grounds. Maybe it would be quicker to just landscape and put in a couple of fountains. As it would not be a natural lake, in the summer, it would dry up and as there is water shortages it may put a higher charge on the villa owners for upkeep.(Not to mention the smells!) We have a meeting this Friday with troy lake so I am going to put this idea forward.

I know almost nothing about the Troy Lake situation (and don't really want to). However, I got talking to a couple in the Iskele Lemar this morning, they told me they had been waiting for their place since 2003 (they are not happy bunnies).

They do not use the internet so are unsure as to what is going on (they are going online once they get back to the UK). I gave them the address of this site as a starting point for Troy Lake info

I agree with Toady, forget the lake, just a landscaped area would be pleasant, say with some shade/trees and seats. I'm hoping Patrick (Tiggy) will be saying this at his meeting this afternoon. (I couldn't get away from work).

I am getting fed up with the negative comments coming from people who are not even purchasing from Troylake. They know they have made mistakes, who has'nt? After my meeting with them last week and after speaking with others that have met lately we are all more positive. They need our support, and the nagative comments need to stop, i for one do not want to read them anymore!

Troylake Othello II site was the first Villas we veiwed, and considered purchase for many months, but even then whilst visiting site several times could see progress was slow and infrasture lagging behind. Thought the overal site concept very attractive, but perhaps plans became more optimistic the more the decline in sales took hold. Feel the failure to finish the villas already sold and surrounding roads and landscape probably detered some potential purchasers, and perhaps a focus on delivering to the existing purchasers would have been better than erecting concrete shells, and would have helped maintain 'rating'.

I hope your faith in Troylake is relized and all the members of this forum whose problems have been posted see them resolved and their dreams come to fruition and we then can then top rate Troylake.

Hello All, (Troy lake owners that is, all others please look away now)



Had a long meeting with Director Mr Vehab and Co Director Mr Hassan this afternoon. We went over all the issues that needed answering and it resulted in our satisfaction that the Villas will be completed although be it late. I am more than prepared to discuss with other owners if they want to e-mail me.



shazza message 80 also sums up my feelings as well. People with no interest in the complex are shi@ stirring with messages like " What is going on etc?" when they have no interest but only to stir up unrest with people who are being worried without due cause (yes there are problems and the management are trying to get works started etc) Mr Vehab has indicated that he will be in Cyprus again in the next three weeks and is more than happy t o meet with any owners that are on the Island. Just call and make an appointment. Any other concerned Troy Lakers please call the company and get answers and not the half truths/lies that are being circulated.



Lake, tennis courts and other non essential works were discussed and taken on board, others that have had meeting's have raised these issues as well.



Hilltop, If you bump into the couple in the supermarket again that has been waiting since 2003, the advice of the internet is a good one, but tell them to pick the phone up and make an appointment to see the Director. "Unsure of what is going on" are they having a larf or what.......a lot of fishy stories are going around. Has he Changed his name?or is it a typing error.As previously posted Hasan Vahib not Vahab has been quoted by the media as the head of the law firm in the landmark Linda and David Orams case representing them on a human rights issue.

He is also the man that has recieved full asking price in cash from us for a villa on othello II in 2005 he has strung us along with variuos promises has met none of his obligations under our contract and has not honoured agreements reached to refund our money all fact not fiction Beware.

Its made us ill affected us obviosly financially, emotionally, our relationship has been tried and tested, aswell as the enormous psychological stress we have endured and our only hope is anyone else does not have to go through the same events we have suffered.

It has left us homeless, potless where are our human rights?

Firstly you have not answered any of the questions from my message 54 above. You must have read the comments from my recent meeting on message 85 not all of my meeting is on there. When did you have your meeting???



Sorry for getting the name Vehib wrong, which to me is not a big deal? The media as you must be aware of, on a regular basis get facts wrong...Mr VEHIB stated he was the manager of his wife’s solicitor's company and not a solicitor. This I knew a long time ago. How did your meeting with Ms stokes go from message 52??? And you’re setting up of a pressure group from message 53 asking people to e-mail you to be part of it. To date you still do not have an e-mail address??



I understand a little more on what is going on here and it is a few people that are sending messages in different names to pad out their problem and make it seem that the majority of people are after money back etc. This did have an unsettling of some buyers but the vast majority that have had meetings are more comfortable with what has happened and what is hopefully going to happen. All you are doing is stirring up sh@te for your own personal gain. (Nothing to do with providing a receipt!)



I would love to see the company that has a 100% satisfaction rate.

windy, I was hoping your message 93 was the last, but you have waited several days to add to it. This is your way of trying to keep your gripe at the top of the forum trying to stress out the other buyers for your own gain.



Instead of making threats go ahead and see how far you will get with a winding up order, numerous people have contracts and do you think a court is going to wind up the company and leave all the rest in the shi@e just for you! Just like the non existent injunction supposed to be on the site!



This compromise agreement you mention.....is the hold in payment due to you/partner not producing a piece of withheld paperwork to the company to complete matters and payment to be paid ? (Alleged)



If you say you have lost everything, then your family and friends do not seem to be giving you much backing and are continuing with purchase, they must have been satisfied with the meeting the directors had with the Troy Lake clients.



I am sorry t o have to keep replying to you in this manner, but I am protecting my interests as well. Sort the paperwork and get your money.



No doubt you will be back again in some form, if you do, can you answer the questions I asked on earlier messages above.

If someone has grave concerns and claims to have lost money I as a prospective purchaser would want to know a lot more. As someone who had already handed over money I would be worried sick. Why are you trying to silence Windy? Do you have any links with the developer? This all eminds me of four years ago when I was warning people against buying AGA properties from the criminal fugitive Gary Robb. People like you tried to shut me up and eventually I was banned from the BB. What happened within 12 months? All those hundreds of people lost their life savings and I was vindicated. Give someone with concerns their freedom of speech. I get the feeling your main concern is not roughing it in a half-finished development with no power or water along with a gang of homeless Anatolian building workers. As is happening at various locations around the TRNC.

Our friends and family invested large amounts of cash before Troylake had defaulted on our personal contract.

As I said before we stopped legal action in the UK BECAUSE OF INVESTMENT on the site

And further more we are not trying to get to the top of BB all we want is our money back

The Managing Director of Troylake as I have said before is also the principal PRACTICE MANAGER for VAHIB and CO representing THE ORAMS on a HUMAN RIGHTS ISSUE where are our HUMAN RIGHTS being considered in all this?

If we were given our money back I wouldnt be interested in the forum but all I want to reinforce is I wouldnt want any of this to happen to anyone else.

Afraid that hiding whats happening is not going to make this problem go away.

There is no work being carried out on this site, I visited in July and it looks much the same as a year ago.



The only decent thing people can do now is prevent other victims from also losing their life savings. Its easy to mistake hospitality for honesty. How long do you decide to listen to words rather than see any action? Isn't Gary Robb still trying to convince his buyers that their villas will be completed?



Pike is right, there are similarites with the Amaranta saga. The top and the bottom is that even the people that have moved into their villas are still living on a building site after 4 years and those that purchased 3,4, and 5 years ago are still way behind schedule. Imagine selling you house to fund this villa and then being homeless!



My comments will sound harsh to those that must be worried silly about the predicament they find themselves in, but in order to deal effectively people need to deal with reality. We are all aware by now that contracts in the TRNC are worthless, do not take any comfort from what is written in them.



Surely the only way forward is a visit to Marion at the HBPG?



Certainly one site that no one should be recommending to future buyers.

re message 102. Very true. It is naiive and foolish to recommend ANY builder/lawyer/developer UNTIL it is complete, you have you snagging done AND YOU HAVE YOUR TITLE DEEDS IN YOUR HAND. It is usually the later stages when you have taken posession that things go wrong.



Sign the petition to amend the specific performance law. Marian and HBPG deserve our support for all they have done for us so far and continue to do in their own time. We'd all be stuffed they gave it up tommorrow and retired like they came here to do!

John...I too have only just registered on the site but have been a long time lurker.

A few years ago I was toying with the idea of buying on Troy Lake but the negative publicity on sites such as this made me have a rethink and I ended up buying over in the Kyrenia region.

It sounds like you are in the process of litigation,so I appreciate that you can not go into too much detail....but could you give us an idea of the basis of your grievances ,as food for thought for potential purchasers?
