Our Villa has yet to be fully completed and we want to press ahead with our Title Deeds application-can we get our deeds before completion of our Villa?



Any advise would be mosty welcome.

Art you have to have PTP and as far as I know your project has to be completed, connected to mains electric and water and parcellised (if on a development) before deeds can be applied for. This is the normal proceess but maybe you should speak to your Advocate for advice.

i agree with doyen

i think your house will need to be signed off, then you can get your deeds.

a friend of ours has left the signing off since 1990, hence he hasn't paid the tax.

lots of cypriots have been doing it that way, they will have to pay the tax before they sell though.

A plot can either be parselised prior to construction (i.e the land) or after construction has been fully completed. You cannot get the Kocan until the plot has been parselised and you have your PTP. Once you get your PTP you could take a share kocan which is a share of an undevided (unparselised plot) prior to the property being completed.

Sibel is absolutely correct.



It is common to have shared Kocan. Often the developer retains a share until all occupiers of the development have their PTP.

At this point parcelisation of the single plot and title can take place.

The final and desirable result is individual plots each with its own Kocan.



It is important, particularly on larger developments that residents are up to speed with the processes involved as the path to parcelisation and issuance of private Kocans can be a long one.

Just received an e mail from our solicitor saying that our title deeds will be issued immediately, I had expected to wait another couple of years judgeing from what other people have said. I am speculating that this may have something to do with the Orams Case?

Blackie if you transfer title within the next 3 months you will get a 75% reduction in the transfer tax. This has just been announced by the Government.

who has informed you that your ptp has been turned down? Have they given you a reason and what title deed do you hold? Sorry but I am hearing of lots of pre 74's being turned down.
