Thought this was interesting,this was in answer to a question posed on a forum in the South by a worried Brit,Maybe this is why some of them are waiting up to 20yrs !!!!





Application for town planning permit - This is the most important permit for the development. It sets out what you can build, the use, the access, the ceeding of part of your property to the public use, the layout/appearance of a building, the density, height, coverage etc. Legal time required for a reply is 3 months, but actual time 6-9 months and this provided there are no problem.



• Building Permit – The building permit follows the issue of the planning permit. It checks the structural stability of the building, the provision of public services, health and safety, the fire adequacy of the building, sewage and drainage etc. No legal requirement for its issue. Should be received 3-4 months, but usual time especially if in the District Office 12-18 months.

my understanding of the title deed process is listed below, are you able to confirm at which point the developer is at please

Dunno if more is following from you, but in the meantime I'd say surely any sensible buyer would be glad to know serious planning and building control concerns are in place in the area they have chosen to invest in. We all know what it's like in the north. At least the other side have European standards.

cont; Once the building is completed you must invite the Municipality(if a munincipal area) or a district office/Townplanning Dept (if not) in order to check wether what you have had built is in accord with the 2 previous permits.Time for inspection from date of invatation shoud be 1-2 months actual time 4-6 months

Cover permits-Because inevabillity,no building is errected100% in accord with its permits,but minor or notchanges are made then you must start all over again.That is a new application for a new building permit with the possibility of these 2 prmits requiring another year or so

Once the building is ok you must seek final approval.The supervising technician will make up his report,submit it to the local engineer,the local engineer will then submit this to the buildin committee,the minutes must be typed corrected and approved when this is done the committee must sign.Time 6-18 months providing no problems

Then submit a division permit a clear straight forward procedure but yes up to 6 months.

Once this is issued you will need a certificate of approval of the division certificate approved by the same people that approved it.Another 6 months

Once you receive the approval certificate then you can apply to the land registery office for registration and issue of title Time period 12-30 months

If the project which your property forms part of is large enough it will also require an enviromental study 6-8 months

Total time from start of procdure to finish if all goes well 8-10 yrs

BB, no-one is saying the "south" is perfect.. it ain't - but there are plenty of second hand homes with title deeds that one could buy.. and have all the legalities done and dusted in the same time as a UK purchase.

mmmmmm.

Just thought it would be of interest to readers of this board.,that they (ex-pats ) have there problems in the South.The FOC are advocating we should be wary of buying anywhere in Cyprus http://www.fco.gov.uk/en/travelling-and-living-overseas/travel-advice-by-country/europe/cyprus.
