I think you should worry little about the charges to sell but more about are you prepared to sell in todays market, only the brave I fear

The purchases requires a solicitor but the seller does not. If it is your first sale you do not need to pay any taxes. I am not sure what you would be charged if you are trying to take the money out of the country etc. I would check with your solicitor to make sure that this is correct as the laws change regularly here!!!
