Have had a enquire from a mainland Turk for a villa rental willing to pay bond and first month up front but could'nt supply previous address, work address or proof of earnings, due to this I told him he did'nt fall into my reliable tennent critera and no tenancy would be offered, the said chap took this as an insult and became aggitated and aggressive. I believe my background checks are not OTT, or that I'm being unreasonable, Are these people to be trusted ? Whats the BB opinion.

A near neighbour rented to mainland Turkish people. While they were here we thought they were lovely people!

But when neighbour came back the damage and mess I have never seen anything like it. Bathrooms were filthy, furniture and wardrobe doors broken in half. All pots, pans, irons anything in fact that could be put in a car was missing.

Not saying all the same from the mainland but I would certainly be cautious.

Dixie - no matter where they come from if they can't supply a previous address, proof of earnings and also become aggressive then it must be NO. You stick to your criteria. Remember it is a lot easier to say no than it is to remove a non paying tenant once they are living in your property.

There's a reason why he didn't want to give details of previous address etc. Could be that old trick of paying for 1 month and then defaulting, neither paying rent, electricity or water. Refusing to move out or asking for a payent to move because he knows it will takes years to get him out through the courts. Either way he leaves you holding the bills and to clear up the mess. Renting out in NC isn't worth it.

Dixie - unfortunately this happens everywhere. Agree with Spangles, if they cannot provide previous addess, proof of earnings, etc. I would give them a very wide berth.

And no, I certainly don't think your background check criteria is OTT at all - just common sense.

i think you have to be careful with any tenant full stop. i have rented out to English in the past and been ripped off yet have a mainland Turk family now and couldn't have better tenants. i think you you can never be sure and some times just have to use your gut instinct. i have also heard a lot of stories from friends that have rented to Brits and had things broken and been left with high bills. but a word of warning if you come across a Şenol Oral with a russian wife called Meryem don't rent to them, they are going from place to place clocking up bills not paying rent and nicking stuff.

"...then defaulting, neither paying rent, electricity or water"

That's reality over there? Being a legal owner is it allowable to disconnect them from the services?

You get good and bad no matter where you are its the luck of the draw!!

Cover yourself best you can ask for references and follow up their reference with a phone call, let them know you are on the ball and always keep a key it may not be legal to let yourself in to the property but if needs must.

What a generaliszation! Treating people unequally!

You can't reject a tenant just because of what you saw from another mainlander! Not all mainlanders are the same.

If they can't show their proof of employment, then that's understandable. But generalizing?

Let's not forget that this is their country, alongside Turkish cypriots. You've got to respect the people of the country that you are living.

Dixie,

You were not over the top with your questions at all. I have rented out our property in the past in the UK and these are the same questions I asked and if they cannot or will not supply the information then immediately the answer is no. Like a few others on this thread, you should, and have the right (it is afterall your property) turn someone down like you did but only because they don't reach your 'reliable tenant criteria'.

I have a friend that rented to a turkish female. He had a two year battle on his hands to evict her as the courts were on her side and she was protected by turkish law. She paid no rent in the two year period and when he changed the locks she broke back inside and was claiming the furniture was hers. He could do nothing. Sorted out in the end with no rent, big court bills and loads of stress!!! So a warning......

paddy1966 whoa there!!

What the hell has rattled your cage so much? Surely people are only 'speaking as they are finding'?

I posted earlier on this and said that it happens the world over, but please bear in mind that people are only posting here about 'local' experiences and what they have encountered? There would be little point about talking about, say, a place they had let in London/Manchester/Birmingham, etc. when it has little to do with TRNC, surely?

PS

I first visited TRNC in round about 1990/1991. There was quite a lot of "Turkish" agression from locals then. Obviously, you feel it still exists. And, in my very limited experience, the Greeks view the Greek Cypriots as second class citizens - or at least, they used to. But perhaps they are useful as and when?

Im turk , i have mainland turk tenants , most of the mainlanders here are from the rural regions , they generally in my opinion are a tad uncouth, I wouldnt rent to those types , the tenants i have dont pay me money and i dont expect it , i gave them a property in return for labour duties, garden maintenence, security and general odd jobs , this way i dont have to chase them for money i probably wouldnt get on time or at all. this type of system is working for me. just my experience , not that a good tenant is impossible to find ( if your lucky )
