As regards the bar/restaurant, the anecdotal quotes of £100k to fit it out are over the top. We aren't talking about Heston Blumenthal or Gordon Ramsey, and it should cost a lot less to fit out. The key issue is whether any lessee could get enough trade to make a living, which will depend on there being sufficient people on site patronising the facilities and also building up external custom. I appreciate that Edith is very enthusiastic, but lets see what transpires. I for one would like there to be a bar where I could have a few beers and watch the footie, cricket, rugby etc



Where I don't think Edith is over optimistic is regarding the completion dates. The site has come on incredibly over the past month or so. Andy, have you phoned Sir Geoff ??

Why are some people getting excited about another petrol station being built close to SWB ?

We don't need one, we've already got one.



A few of us think a better position for the restaurant would be in the office block with seats and tables outside, this would make better business sense as it would have better parking, more security, easier access and be better placed for passing trade, it would also have a great view of the sea.



Down by the pool would then be a nice poolside bar.

Wow Andy it seems like this Sarah was a gift from heaven!! Well as you all know we used Stuart Hillard to do the snagging - you can contact him via his website - electrics, we used Connie at RMS and we organised the blinds and curtains ourselves, well what I mean is we got our man at HayHay to do the measuring - I took my own fabric for the kitchen and you all know the saga about the bloody bedroom curtains Yuk!! So we have had them made up over here - blimey though they ain't half heavy!!! - our lady used proper blackout fabric.

Hi Jakki - still no news on locks being replaced. Sent 4 emails to Yoav asking for update & manufacturers details for door specifications but still no luck.... On the positive tho' Haji has treated the pergola (is this the right name) at the back and side cos they were sunbleached and starting to crack and has sourced a couple of local women to do full house clean before I come over and to do regular dust/window/clean whilst Im away - all very cheap and puts money back into local economy too. Does anyone have window sizes for villa (Ive left my measurements over there.... duh!!) and would like to do some price comparisions over here before I get Mermaid to make them - their price was a little high.... but maybe worth the money...? Thanks x j

... well it depends what you are looking for really - sorry don't have the window measurements to hand - but I do find that the fabrics on offer in the TRNC to be a little on the (shall I say) old fashioned side.

Good point Sheila!! If you email me privately Jakki Ill give you Haji's details (and cost) and you can liaise with him personally. We got update from Yoav today re: locks - not good news sadly. He said that 'due to heavy workload with delivery of phase 3' and 'various reasons (quality control among others) installation of lock units has not been proceeding as scheduled'. He goes on to say that he 'hopes it will contiue soon, as it is in SWB interests as much as the clients'. Im a bit worried, tho that they are proceeding to complete on more units with defective locks..... lets hope they sort it out soon. Rocky - could you please raise this when you're over? Also, has anyone heard anymore about relocating the bar to the office/shop area? jx ps Andy - we got our penultimate bill in March 2008 (about 6months after previous) & completed April 2009 - but I think they are hurrying the last phase along to get in final payments. x

thats sounds complicated arthur what about the antipenultimate one! Sounds as if most of my snagging has been done according to Connie and electricals should be fitted next week just b4 my arrival. Wont work though cause havnt done Kibtek Connie will do that for me.Must chase up furniture, garden man and mermaid this week so all can be set for 9th June. My solicitor has not released all the money yet I only wanted to hold back a thousand but I have asked for the VAT certificate before I release the VAT money but they cant issue that until they have had all the money so Naomi has also retained the VAT as well. As soon as snagging done all the monies will be released so should be this week. Loby, Andy do oyu need any pictues of anything I know u r 133 andy but Lobys plaice I have forgotten the number. Yes Loby I am trying the fez. All the celebrities saty there.

had e-mail from arthur b18 says andy (ediths brother) gone power crazy, he says they have stopped them entering other peoples buildings on site to have a look how they are progressing and accusing them of tresspasing! ive e-mailed arthur giving him permision to enter ours, dont know how this will effect you taking photos rocky but last july when i took loads for you and the others i was pulled up by a guy on site and he told me i should,nt be doing it, i told him i had permision from yoav and he let me carry on

interesting Andy I guess if the properties are completed and paid for they should be secure anyway so internal photos should not be avialable. There would be security issues here is free access is allowed. One could examine any extra security measures and of course there is more risk if there are any personal assets in the property such as furnitue,Technically if completion has not taken place the property still belongs to SWB and they could of course restrict entry. I suggest that purchasers should be aware how their property is progressing and there is no reason to bar entry if you have requested someone to take photographs ( after all many owners are distant) and if a mistake has ben made with the cupboards or something else it is better to find out earlier. I am sure we must all be diligent but also reasonable.

Not sure its power crazy but another case of Andy/SWB/RMS being dammed if they do and dammed if they don't. I agree with Rocky and glad that security is being stepped up as so many more properties are nearing completion so I have sent an email to SWB to authorise Rocky going into mine for photos.

Earlier this year I had a list to tell Andy etc which ones I had emails from requesting photos.

Well it's right isn't it that if properties are now nearing completion with purchasers leaving personal effects etc., then permission to enter should be sought. When Sheila and Phil went to our villa, we e-mailed SWB giving them permission to allow Sheila and Phil to enter our property, it wasn't such a problem when the place was a building site. SWB/RMS are I think are being cautious, specially when a property was allegedly broken into. I do, however, find it hard to believe that Andy has gone 'power crazy'



Just had an e-mail from Edith - no jetty guys I'm afraid. The investors wouldn't have it, despite Edith and Mike doing their best to secure it. She also says that the beach has been cleared up a couple of times, she blames the builders for the mess, and also says that Emek will clean up the beach again before they leave.



Something that I should have mentioned when we got back from NC. Arthur and I were quite naughty and went to some developments pretending to be ...

Hi rocky, you still think my apartments a chip shop don't you ?

It's not Loby's Plaice, it's Loby's Place !

Some exterior shots of 123 GR would be nice, I'm hoping the building site road next to mine and 124 will be finished when I go out . Mine's the last one on phase 2 so it's on the edge of the building work.

Have you arranged Kibtek yet because I believe it takes about a week to go live after doing the paperwork.

If it hasn't been done before you go, you may as well do it yourself and safe some money though it won't be "on" whilst your there.

I did mine and it was quite straightforward though it may be busier now with more people out there.

Let me know what the Fez is like ?



I agree with Jakki, Sheila and Rocky regarding the security issues, a lot of the buildings will be filling up with valuable items now and we wouldn't want SWB/RMS letting people inside without permission.

They would be slaughtered if anything went missing.

Pipie says there's a new supermarket being built in Tatlisu which is a shell at the moment.

This is good news, does anyone know how big it is and where it's located ?

loby its on the new road a couple of hundred yards past the turn off for ours you can walk it but its a bit of a hike, it was a shell in april and mike armstrong told us it would be finished in a few weeks ( obviously not) this being built so close to our site was the reason for the supermarket on site being in doubt

If anything went missing in a property that Andy had allowed people to enter, we wouldn't hear the last of it. Andy [and the rest of the team] couldn't be more helpful. Andy has made available a lot of tools and fixings to help residents when they take occupation of their property. Andy actually spent a couple of hours helping me put up a light that was an absolute sod to fit- hardly the actions of someone who is "power crazy".



If Arthur B18 feels this way, why doesn't he post something himself rather than use Andy F to express his views? In fact, there has been a consistent history of Arthur posting his views by proxy.

Andy, you're missing the point. I haven't got a problem with anything you say [even if I don't agree with it]. My concern is that you may unintentionally be manipulated. If Arthur has things to say [presumably for the benefit of all], he could express them openly himself.



I don't think it can be denied that a number of the residents don't see eye to eye with SWB/RMS, that's their choice. If I didn't, I wouldn't get other people to express my views, I would want to do it myself. I'm not having a go at you Andy, I just think they should give their own views direct.

rocky "where are all the fish" thats what ive been asking today! the med does not have a massive head of fish in comparison with the atlantic ocean , the reef fish population around cyprus is not great and has not been for years thats why we fish in the freshwater lakes and dams, so you cant blame me as ive only caught a couple from the sea and i put them back!

Ours is virtually done as well and we havnt had a bill for tiling yet either so I guess they will all come at the same time. I think Jackie and Arthur paid 2 lots at the end as well.

We have got Connie to do the electric to save us the trouble so it will be on as we arrive. The snagging and gravelling of the garden has been sorted by Mike as we dont want to spend our time sorting these things.

We bought furniture and curtains last time we were out and just have to have them delivered once we get the go ahead.

We are taking loads out with us in the suitcases so I have piles of stuff everywhere and lists as long as my arm of things to do, organise and buy.

We have teenagers and they just want to know when they and there friends can 'borrow' it!!!!

Looks like we will miss you guys both times we are out this year 26th June for 9 nights and 20th Aug for 14 then we go again 27th Dec for a week.

Just a kwicki!! Arthur (B18) has just very kindly txt'd me to say that there is a worker at my place replacing the locks (as we speak) - hurray!!! Not heard from SWB yet tho' to inform me that the work has been authorised so hope they email with some pictures to confirm that the locks are better quality and more secure. Arthur said that the workman had a list of other properties that he was going to do today too..... xxxx (I dont know what I would do without Arthur - he's my only source of information re: progress on the site (apart from what I read here, of course), whatever you think of him I really cannot fault his kindness and help). jx

Well the excitement here is 7 sleeps and Phil is on his ride out with "The Bad Boys" for a week in France so I will be home alone Even the teenager at home is going to download festival for the weekend. So you had all better talk to me lots!! Just hope that while he is away things don't go pear shaped ay SWB with the villa getting done. But we have a backup plan just in case.

Once he is back then we will get really excited as we will have a week to go before we fly out.

Rocky any chance you could take some photos of the outside of our property, we are 120GLB or 120/1 which faces out onto the tennis court, if you turn round and look back to the property and towards the play area ours is the one at the back left. They are supposed to have put railings on as the patio was a balcony and I have had Marieta on the phone twice chasing the last payment. I am also contacting Stuart Hilliard who did the snagging to get him to check the internal snagging. But photos of the outside would be good. If you think you might need an email for permission let me know, but I'll email Andy/Edith anyway to let them know.



Hope you have a great trip, really jealous as I don't think we will get out over the summer.

We couldn't agree more with Jac - K (mes. 73) about Arthur at B18. Dorothy and Arthur have become dear friends and he's been a huge help to us and to others we know. We wouldn't have the villa we have today if it hand't been for his help - few people can pull the wool over this man's eyes and he has the courage to speak out even if this makes him unpopular. We know there are people who don't want to hear bad news and whose reaction is to shoot the messenger when they don't like the message but we know that Arthur wants nothing more than to see a well constructed and well managed site that we can all be proud of.



Arthur if you ever bother to come on this site to read this - well done - you show courage, integrity and honesty and I love you for this - besides your bald head you're also not a bad looker!!!!!

The case will be called before the London Court of Appeal and that ruling should be the final one.

It seems the Oram's did not even attend, as they knew the ruling in Luxembourg would go against them.



Sweetwater Bay is a large development, not a single plot with a villa on it; therefore it is a different story.



Sweetwater Bay is built on Exchange land title, making it the TRNC government’s responsibility in a way (as well as being differentiated in the U.N Annan Plan of 2004).



TRNC government has instated the "Immovable Property claims commissio" in December 2005; Financed by Turkey, awarding compensation to Greeks claiming compensation for lands abandoned in the North.

Think this might upset certain people, but to be honest, I don't care. Apart from all the crap about teetotal site/ dayroom/ girlie bar etc we were all concerned to hear of the "security problem" at SWB. It is a matter of record that the old locks were completely inneffective and there is a programme of replacement. However we were informed of property being "burgled" and doors "forced beyond repair". What really happened? Were any doors damaged beyond repair? Was anything stolen? If it was a "false alarm", why haven't SWBers been reassured, or informed of what has been damaged/gone missing and the results of investigations.

I won't "shoot the messenger" if it is factually correct. Equally, it has to be said that any message might have more validity if posted by the emanator than posted vicariously. What wool has been "pulled over our eyes" ? What "bad news" are we talking about?

Perhaps these can be specifically listed rather general comments being made.

Hi Arthur, Im sorry if I upset you with my 'security' concern. I reluctantly posted on this site after being asked by other owners. It is not my intention to damage the reputation of the site in any way. As a point of fact my patio door was forced open (this had happened twice) and on each occasion I informed SWB to which I received a reply that the locks were being attended to. As I was not there when it happened I can only tell you via others who include a local from Tatlisu village who was working next door to my property and from the local police who confirm the locks had been broken beyond repair. As I currently have very little of value in my property I wasnt too worried about anything being taken but cannot say if there was or not. I have since, however, learnt that the people who entered my property were workers using the toilets and since Yoav has said that he has addressed the problem and is sorting the locks I can only take his word until I next go out.

Thanks Jac K. The workers do tend to come in and out [normally touching up paintwork, but perhaps using the toilet]. The lock being damaged is not an isolated incident because one of ours broke when we were last out [the metal catch simply fell off]. I could ask which owners asked you to post, but I'm sure most can guess.

The simple fact is that over the SWB threads there have been the various rumours, some of which naturally disturb owners. I assume that I'm in the camp of those "people who don't want to hear bad news and whose reaction is to shoot the messenger". Until now I haven't been critical, all I've asked is that they don't use other people to make the posting for them [why DON'T they do it themselves?]. I'm still waiting to hear what "wool has been pulled over our eyes" and what "the bad news" is.

I'm afraid you're right about the politics. I have no agenda save that my opinion is that Andy, Connie and Mike are decent people ................TBC

Equally Mike and Connie should be left to do what they as RMS have been contracted to do under the terms of our purchase agreements. If they don't deliver, the owners can vote to remove RMS in due course.



Basically Jackie and I want to be able to go to SWB and relax in our villa [once I've done the list of things Jackie has for me to do!!]. If we have complaints about things, I'll be the first to tell Andy, and if it's something relevant to others I'll post it on the forum myself. I certainly won't be getting other people to put postings on for me.

Hi Arthur, the person who asked me to post here is 'Lobylud' - I dont know who this is - I posted initially on the private forum (to avoid public negativity) but since there are few members on that forum Lobylud asked me to post openly - I hope this helps you. I would love for Andy et al to get on with their snagging duties - I have a number of personal problems - not for this forum - with SWB but what would it achieve by going on about it here? I totally agree that RMS should do what they are employed to do and if they fail then we can do what Sea Terra Marina have done and take control of the situation and do what we all want (not just a minority). And, you are right again, the poor locks are a problem of old (as raised twice by Stuart Hillard in my reports over a year ago) but that still does not give permission for anyone to enter at will. The thought of cleaning someone elses' number 2's from my loos (again!) isnt a happy one!! I shant post anymore on the subject. Regards jx

At this point, I like to join in the discussion of finding no '2's' left in loo's. Sorry, guys, not acceptable and told to us by on of the SWB's personnel that this does in fact happen - a lot. Also, unfortunately, these poor men don't know that they're supposed to 'flush away'! So, no 'so-called' rumour being spread by 'trouble makers' - indeed confirmed by SWB personnel. I do feel security is an issue and it should be addressed a s a p. I find that the owners who have lived on the site for some time are very fair in their assessment of things. Indeed very helpful, trustworthy and completely decent.

jac k, you've no reason to apologise to anybody.

As far as you were concerned your villa was broken into and the patio doors damaged in the process.

This must have been extremely upsetting for you.

Arthur, this nasty experience was posted by jac k herself, she was the one it happened to, she was not being manipulated, she posted the facts as they happened.

It was me who suggested it should be posted to a wider arena so that more people would be aware that security was an issue.

The accelerated fitting of new locks and 'words' being had with the workforce show that it as had the desired effect.



I don't know you yet but your 'I don't care if I upset people' post did seem a little out of character for you.



I'm sure if your jakki had had this unpleasant experience happen to her, or you had found little 'presents' left in the toilet she you would have been as upset as jac k was.

You would also want to warn as many people as possible.

Hi Loby, thought I should at least respond. I agree that finding "deposits" is unacceptable, and the workers who presumably entered the property shouldn't have. However I think I'm right in saying that neither you nor Jac K were there, and the information as to a "burglary" etc was from residents. Yet when Andy SWB stops unauthorised and unsupervised access to properties he is described vicariously by residents as being "power crazy".



I think it's more upsetting for owners to be told about "wool being pulled over our eyes" and "bad news" without being given any facts. Perhaps I didn't use the best choice of words, but I was getting fed up with vague comments which are unfair to the team on site and worrying to buyers. Personally I have had nothing but help from SWB/RMS and therefore I think it right to defend them; if I have a bad experience, you will all be the first to know of the specific problem.

You're right I wasn't there, but when you are next out in Cyprus, if your neighbour in England phones you and says your door has been broken open and the police have been called, wouldn't you assume you've been burgled ? You wouldn't think it was the plumber you asked to look at the central heating who had broken open the door. You and your wife would be extremely upset and concerned because you are a long way from home.

You would have to rely on your neighbour for help, whether that's good help or bad help.



If the locks and security are improved, then at the end of the day that's what we want from this sorry story.

I also agree that SWB/RMS should stop unauthorised access to the site for both security and also health and safety reasons, it's still a building site.

To say that Andy is 'power crazy' is a bit silly.



Until I think, or it's proven RMS are 'ripping' me off, then they have my support.

The real issue here regarding security is that the latches fitted to doors and windows are inadequate and comlaints about these have been going on for months - even now they are only fitting marginally more secure latches to doors and not windows and I would advise unit owners to buy bolts as B18 is doing - TL.15 each. They look good and are very affective. I will ask B18 to take a photo of one and see whether it's possible to post on the private forum together wih details of where to get them.

That's what's needed Milou.

SWB can only do so much, at the end of the day if a determined lowlife wants to break in, he will (or she).

The locks originally fitted should have been up to the job but they weren't.

SWB are doing the right thing and are replacing them with improved locks, if apparently rather slowly.



I was never happy with the locks and it was down on my snagging list.



Any extra security required by owners should be down to them such as the bolts suggested by Milou.

You can never make your place as secure as Fort Knox but you can deter the opportunists.

Firstly, Keith wrote to all email addresses he had when SWB orginally were asking for £1,000 infrascture charge - he advised people to contact their solicitors. The result was that so many people complained that this charge was scrapped we then got a revised bill in which the charge had been reduced to £687. In the meantime Keith had been to see the Beledeyise to find what was going on. They told us that everyone has to pay:



£200.00 infrastructure charge plus VAT 16% which the developer collects and passes on to the Beledeyise.

TL.406.00 charge for the water meter which they install and which INCLUDES VAT (we have refused to pay the VAT element on this.)

There can be no water upgrade because the water main is across the old country road which passes in front of SWB - approx. 6 metres away.

As for the electricity upgrade - we couldn't find the answer.



As for the site management fee cont/.....

As for the management fee for the initial six months - our contract stated £300 with no mention of VAT. TRNC law is similar to British law in that if a product or service is VAT-able is the VAT is not EXPLICITLY stated then the VAT is deemed to be included - we therefor declined to pay the £45 VAT element on the £300.



Again we can advise you to consult your solicitor. Developers in this country have a habit of whacking on extra charges. When our own solicitor proved to be unhelful we did go and see Elko2's advocate wife in Famagusta for confirmation.

Hi 'Minty', We've bought a bungalow. Yes, 3rd phase. Delivery date was last year, end of Nov. Then March, then April, then May, then June, now July. So, fingers crossed for July. Our 'initial' final bill stipulates an amount of £1261 for community maintenance which is excessive and we'll definitely quiry. Our contract states, like very one else', £300 for the first 6mnths.

We got the final bill which included the KDV or 5% (which I retained until the snagging is complete) plus you then get the delivery bill which included

Electricity & Water connection(Excluding Electricity Bond & Meter) £687 which is for

Infrastructure contribution payment (ElectricTransformer; Upgraded water connection to

site; water Meter) VAT appears to be on top of this!



We got Connie to sort out the electric and thankfully she hung on to our money for a bit because it is now a lot cheaper for the bond, she has also paid on our behalf an up front amount for us to Kibtec to cover the next 6 months bills so that we don't have to worry about setting up a direct debit straight away, the excess we paid her she has transfered back to our bank account, how helpful is that, can't fault it!

Let's be a bit more positive- unless we can have some evidence of "wool being pulled over our eyes" or the "bad news". Since my posting on 7th June, I've awaited a specific reply. I have seen various postings about infrastructure charges etc, which will depend upon what is individuals' contracts, but I haven't seen anything from those who sing the praises of "the messenger". I have no interest in "shooting him", particularly if he does bring forward knowledge/evidence which is detrimental to the owners at SWB [in fact I would welcome it if it were the case].



I repeat what I have said before- SWB is far better than most [if not all] other sites I have looked at in NC. At least the place is due to be finished, to what is generally a high specification. Whether we like it or not, we have [at least in the first instance] the management organisation chosen by the developer; it is down to them to prove their worth to us to retain them as the managing agents.

This has happened on other sites where MC are self appointing themselves against owners democratic voting.



It will not happen on ours anymore as we have a contract between all owners and the current MC and have an appointed Committee, it is about being in charge of your own destiny and remembering that you are the contractual owners not them !

Err..................I don't want to form an owners committee. What I think we should do is maintain a healthy scepticism. I will be out next week and will ask about the budgeted expenditure, and more importantly, the tendering process for the main cost items. What I won't do is make the assumption that we are being ripped off from day one. It is their actions over the period where we don't have any choice in the management of the site and later when we do which will make my mind up.



Whatever you may think, RMS are not blind, deaf and dumb, and are aware of what appears on the forum. They will be more than aware that they will need to justify expenditure, and the decision processes as to how major costs have been tendered and awarded. Connie of RMS and her husband Andy live on site and their apartment is [I suspect] nearing completion. Put simply, it wouldn't be pleasant for them living on a site where Connie and RMS were not providing good, cost efficient management.

just back lads n lasses I must say I cannot praise Connie Mike and Andy enough for their assistance and advice and I really believe it is in their hearts to be succesful I say give them a chance. Many other sites are not satisifed with their management companies and one resulted in concrete being poured intoo drains and walls knocked down. Andys free bar was also useful for those of us sweating on site doing preparation for the family to visit (thanx Andy). It is all very well to assume ongoing doom and gloom but it was obvious to me that C M & A also Edith do anything they can to help and they do not share this information or back bite. Some situations they deal with to help people are very private and not to be shared on this forum. THree cheers for them. Excellent hospitality at The Fez basic but worth the money good brekfast and bar food. Just remember to take your own dribks to the room tea coffe etc.

well I am just about awake really busy 5 days there cleaning and furnishing etc and a seven hour drive back from Stansted last afternoon and evening. The M25 is murder. The site main problem is dust it will be better when the tarmac is down. I know there is criticism of the landscaping but lets face it there is not an abundance of water and gravel on membranes makes sense. When the weather is cooler later in the year I will get Haggi in to plant up for me. He can gravel,(done mine £600) landscape, plant and water for you and as Moira said he is not expensive. He as a wealth of knowledge on the local area and can offer you escorted walks in the nearby hills but better at cooler times of year. He can take you to the oldest church interesting caves and up to where the Vultures fly. Twas very hot it seemd like about 35 C every day last week and as I was busy I only had two 10 min dips in the ocean. Too stoney at SWB, go round the corner on the site nextdoor(by Jeep) and fine the sandy bay

the grass is growing well and the plants in the gravel are really developing quickly as they mature less gravel will be obvious. Excellent meals at the restuarant near Buffavento castle and the stonegrill Alcansack, other than that when I did not want the turkish feast mainly due to the huge starters. I enjoyed the pub grub at the FEZ, enjoy your trips fols cant wait for July now.

sam you need to give homefront about 2 weeks notice if you want specific fabrics and furntiure Mermaid may need a little more time may not be fabric waiting time but getting the fixing organised I watched them to make sure that things were level (thankfully) not sure they know what spirit levels are (praps u dont) done I got mermiad and homefront lined up for same day about three weeks in advance.good luck

Hi Rocky, We will pop into guidos when over and donate. We are also supporting SOS village project and taking a few items they have asked for and have pledged for the buckets and spades fund requested.



If the pr party at SWB is this weekend I hope Jackie and Arthur have a couple of glasses for us peeps left behind!!

Reading other threads I am so glad we have bought at SWB and despite lack of news at times, this is far outweighed by the help and assistance when required. The properties are fab, and we have a location to die for, the site itself and the vision for the future is exciting. Lessons have been learnt and although some things have taken longer than expected it is still a journey that is being walked

The lets bash SWB/RMS messages may not have helped sales of late but we have received many emails directly re concern at the negativity and bullying tone that is being taken.

We are looking forward to meeting everyone buying there over the course of time.

Seats are in place round the site and sun loungers etc. have been delivered for round the pool. The gardens are lovely with grass, flowers and trees.

It's not surprising that people feel negative when a developer refuses to fulfil his conractual obligations and forces breaches of contract down peoples' throats by refusing them possession if they don't accept them.

Milou I suggest that if you have contractual problemss you take advice through an independent legal channel (if there is such a thing) I seem to remember before you proceeded with SWB you had a land problem elsewhere and still managed to see this through succesfully. We must work with Mike and Connie (we have no choice anyway) and not pre assess an incapability on their part. There are many horror stories on the developments in NC and I beleive our issues are minor.They have 24 months to prove themselves and I am sure if we work with them and they are part of the development things will work out. As I mentioned in a very early thread committees and residents associations/ meetings do become a nightmare and I remember you and Keith told me not to post negative information re this....the problem is that owners have differing objectives and people who live on site to tend to become tired of casual visitors and infrequent flyers to their properties. WotdidItellyou!!

I suppose I am seen as part of the Appreciation Society. I am perfectly happy to say that there are still snagging issues to be resolved on my property, but they are gradually being sorted. What I have seen first hand is the abuse meted out to SWB & RMS staff by "the Gang". To be honest, their behaviour was puerile & not what one would expect from elderly residents. We were also subject to the snide comments.

The Gang who by their own admission, don't pay their management charges persistently use the facilities such as the pool. Although I don't agree with their actions, I would have more appreciation of their integrity if, as they don't pay, they didn't use the facilities; in fact it could be argued that as they are resident practically all year that they should pay more [a road I don't want to go down]. If we have people arbitrarily deciding what they should or should not pay, that is a recipe for chaos.

I believe RMS should get there chance to prove themselves.

I dont believe in the £720 up front for maintenance been held by RMS I feel this should be in an account under our name and only used on our say so.

I still believe we need some sort of system set up for voting on any issues that arise or we will be unable to make any decisions.

I feel that with any business you need competition so after RMS 18 months period it could be put out to tender by this stage we should know what,s involved.

This is just my opinion.

dobbo not that easy to set up an account under our name who signs who has authority do all 130 owners have to control the account or do we elect a few, if so who???. I am happy for RMS to hold this in a seperate account. It would also be sensible for them to produce the records for this money to make sure it is in reserve. We will fin dthat people will not pay their dues and RMS may need access to this money. In their ordinary business operations they should not have to be as transparant but with the advance monies for the bond transparancy would evidence integrity in my opinion and I dont think RMS would object to that.

I feel total transparency in this kind of set up is the norm. I am still really worried about with RMS' first circular in which they introduced themselves ... stating many very apparent discrepancies. If anyone needs a copy, let me know your email address and I will forward. There was no reason to diseminate questionable information re themselves and they did. One has to ask why they felt the need to do this.

I finally feel forced to answer Arthur's message 220.



Edith was having a private party in the 'restaurant', if one can have a 'private' party when all owners have unrestricted rights to the public areas.



Moira and I, Arthur and Dorothy of B18, and Walt and Jan of C39 were in the centre between the pools. Walt was in the indoor/outdoor pool and Jan walked across to go into the jacuzzi area to join him and encountered Edith coming out. Somehow a blazing row started between them. We were not involved at all, the rest of us being about 20 metres away at the time. There was NO abuse from us and NO ‘snide comments’. We did eventually get Jan to return and tried to calm her down.



Arthur and Jackie, who had been invited to the party were, as I recall, nowhere to be seen, probably with the rest of Edith's group who were busy drinking in the restaurant.



Arthur's account is, at best, unreliable - at worst, a pack of lies.

You haven't answered Arthurs point as to some people not paying maintenance yet still using the facilities.
