Hi spider,

I sometimes think the same thing - but then again, the problems on one site are pretty much the same as on another site, and I suppose others can learn from their experiences, or possibly even offer solutions...

I think one problem with dedicated sites is that they tend to be 'by invitation only' or limited to actual residents and purchasers, which means that someone who is merely interested in purchasing doesn't find out about all the 'crap' until it's too late

What do you reckon?

Sorry people. Some of the owners still haven't even been on here yet so how would they find out if we have a private site set up.

This is a Sante fe development and if people can see what is happening on here then it may help them with there own issues with developers. This site is nearing completion hence the amount of activity. When the site is completed and we have our keys we can then get in touch with people and set up a seperate one but in the mean time I hope you don't mind us using this.

To be honest if you look at some of the other threads I think this one is much more use than some some of the others. It is after all a forum for people to discuss things and not everyone will want to look at every thread or post.

It is still generating traffic through the site which I am sure is beneficial.

Spider/Keith, I agree that a private site would be of benefit, but without this site none of us would have found one another in the first place. MuttnDutt for example who has only joined us recently can now read through the previous threads and get right up to speed. We certainly do like to have a natter in here but the information we are sharing with one another (whether we are on the same site or not) is invaluable. We are discussing things ranging from white goods to insurance to furnishings and garden maintenance, is that not of more use that threads about Michael Jackson and other similar threads? Chaamon, unless of course MJ had Cypriot blood in him, in which case I take it all back!!



I look forward to coming in here every day to see how things are getting on and to speak to fellow residents, is that not the whole point of a "discussion" forum?

Back from hols !! 2 glorious weeks in Lanzarote and come back to freezing cold and rain.

John- Got message about maintanance contract. How do we pay this as at the moment i havn`t got a

Turkish Bank account i can access and will not have one until we visit next which may be October. I don`t really want to keep transfering money to Turkey as it costs an extra £20 every time.



Does any body know if it is possible to open a back account in N. Cyprus without actually being there ??

Preferably one with internet banking ?

Hi everyone. i have finally uploaded Mel's photos of some of the furnishing she has done. Please contact her if you want to discuss these. There are also some photos of the Karpaz Peninsula for you to look at.



I think quite a few of us are using Mel for the insurance and having obtained another quote the one she can get looks very competative. Can I suggest you think about this as the more of us take the same one the easier it will be if any claims are needed.



Also with regards the committee, I am happy to act as temporary chairperson if no one objects. Seran ( who speaks Turkish!!) has also offered to help. Anyone else interested let us know or if you would rather chair then please come forward as I would have no objections.

Agreed, we too are speaking to Mel about insurance and are happy with the quote. Similarly, we are also speaking to Mel about furnishing our apartment.



Thanks for creating the new album Lee (and to Mel for sending the photos!). The Karpaz peninsula is stunning and must not be missed. We go to the beach at Yeni Erenkoy as we love the bay there and the belediye runs a restaurant there (similar to the Tatlisu one) that serves local food (fish, kebab, meze, etc). Golden Beach further on is worth the drive, if you stay till sunset it is a sight to behold, it is well worth the drive.



I have offered to help Lee out as much as I can with regards to the committee and on an on-going basis.

Yes i am also looking at taking out the insurance with Mel. Mel also originally helped me with obtaining

the quotes for the furniture thro` Homefront and was really helpful as she was at the time the only contact

we had over there. We met her in new year 07/08.

Homefront have been great and can making anything you like to any size. I have been emailing photos of

furniture items from the uk for them to match. Prices seem ok aswell. Somethings look expensive such as

a corner sofa at £1100 as we have such good sales over here but overall really understanding and patient.

Wood recommend them so far.

Emailed Mel direct about the photographs she sent Lee. The place looks gorgeous.

Happy for Lee to be the chairman of the commitee and happy to help/ comment if required.

I have contacted Celal in John's absence for an update. John had asked someone to update me but they then changed their mind!!( Not John's fault)

I have had an update from Celal today. I had asked if the roads were completed, overflow tiles back on the pool to which he has replied yes. I also asked if the pool would be up and running with water and the pump working by August (I go out then) and he has said yes provided Sante Fe get the electric on which he thinks is happening on friday. The sinks on the roof terraces are being fitted from next monday. The white goods and air con started to be fitted yesterday from A1 round (typical I am in G Block!!!) and the apartment cleaning started 3 days ago.

I have asked Jo if she is passing just to confirm the tiles on edge of pool and roads as a confirmation for us.

Got some friends there at the moment. They have aproperty just finished on another site.

They have visited our site and said it is close to being finished and the ground works are better than theres.

The pool was finishes and the air con had been fittes in my apartment (block B) but no white goods.

There apartment is excellent quailty for only a few snagging items although they snagged it a few weeks

ago and have returned again with nothing done. Overall they are very happy.

I will check this with them but they seemed to think before they went that until you have been and registered

your accounts wih electrics not sure about water you will have no electric. Don`t know how long it takes when you have been to to the offfice ??. I will check this with them and see how easy things are to do.

Thanks for the update Lee and Concept2. John explained in a previous thread that the electricity supply would be supplied by the builder temporarily with a fixed amount charged per week (we need to confirm this with John when he returns).

Hello everyone thanks for all the updates and info. We're investigating insurance and stuff with Mel off forum.

We are hoping to get out to site on the 14th september for 2 weeks, can anybody suggest some accommodation, we'd like to stay in some ones finished appartment to get a feel for the place.

Our daughter Sarah and her fiance Richard did that last year and it worked out well.

Fingers crossed for the electicity then, sounds like we can all expect S.F. to start asking for the final payment pretty soon.

So we've been trying to find out who's upstairs. Not had much luck yet.

If any of the Rotherham owners fancy a night out I have arranged a sportsmans dinner next friday (raising money for Weston Park and Brinsworth Whitehill JFC) with a great comedian and compere and Liverpool legend Ronnie Whelan. It is at the Consort in Thrybergh. I have seats available and will do them at acost price of £20 each. (3 course meal included, disco afterwards) Should be a great night if anyone up for it. hello all...went to site and was pleased with what i saw..the plants have taken and are growing...the roads are completed the entrance needs tidying...ive notice the blocks for the car park area are there ready for laying. All the iron work has been done and it looks like the air con units are all on site with a significant number fitted. no whiute goods yet...they will be installed last i suspect.....i could gain access to many when i went so suggests the insides are well on the way to completion. The cleaner was on siote and making a decent job of a builders clean....i have no doubt in my mind the ladies will want to clean them anyway regardless....the pool tiling is completed, the return chanel is not, simple job using waterproof materials..so no big deal there....i am seeing celala today and will ask about the roof top sinks, electric supply and permanenet supply, n water supplies.....some general pics and forward to lee...it may be worth considering your own site now..j

Hi all...went to site again, spoke to celal and umit about electricity supply...a single meter with a large enough cable is to be instalkled...the transformer room was supposed to begin two days ago...the sub contractor didnt turn up..but celal is on the case..he estimates 3 months...for completion...the pool channel work begins on monday, the pool pump hasnt arrived yet....so thats stalled at the moment....the site needs tidying up....celal has men on today doing that...the sinks for the upper floors arrived ..wrong design!!!!..he has received another set which are correct so should be fitted next week...my conservative estimate of site completion id say two weeks..the apartments are in my opinion ready for your snagging...the ones i have scanned appear quite good....all in all the partments are completed apart from WG and some aircon which are being installed as i speak...i will push for the electric supply this week...chase the pump and get back to you..ive taken some general pics .

My friends who have just returned from Cyprus just popped round the photos. She is going to put them on a cd and i will email them to Lee. Its looks absolutely amazing. Loads better than there site which is Edmerit Heights. One major issue I think though is all the communal area which ours isn`t massive is going to be left just as soil no grass as The Pines and other sites. What are we supposed to do with soil. Nowhere for kids to play and nowhere to sunbath near pool. Muck/dust is going to be everywhere.

Quality of apartments and site is really good though with not alot of snagging but have had problems getting snagging done unless you are there to keep on at them.

They have had sky installed from Nilesat £200 one of figure and nothing else to pay. Loads of English channels. They bought all there electrical extras microwave,, iron, Tv etc from Beko. They got a good discount for everything. Bathrooms also have mirrors, shelfs, cup, toothbrush holders and toilet roll holders all

installed. Homefront have done furniture and were brill and it looks great. Weather was 40 odd degrees but they are well impressed with it. They have bought a large bottle of water and you can buy a pump that fits on top for a couple of quid rather than the water coolers.

Sounds good concept. With regards the communal areas that is why we need a committee. It is OUR communal area and so we the owners decide what to do there. A play has been suggested. Obviously anything we do put on will be at our cost. I am a great lover of grass but you have to bear in mind that grass needs water and there is a shortage at the moment so if the grass is just scorched it looks awful anyway.

My opinion is that when we have them we then sit down and sort out what we want. John has previously suggested we have a well dug and I think this is great idea to have on site.

Thanks for the update John.



My suggestion regarding the grounds is to put forward ideas as a group, decide which ones to go with and then prioritise them. Personally I feel that a well is the top priority with water being so scarce. Grass is very hard to maintain, and needs a lot of attention and watering. One option could be to landscape the area with gravel, rocks, boulders, etc. and plant sun and drought tolerant plants/trees (oleander, tropical hibiscus, etc.) and create additional seating and/or sun bathing areas to break the site up into functional and useable spaces (perhaps erect some pergolas with climbing varieties to create natural shade).



Other ideas could include a very shallow paddling pool for younger children (as part of the play area), a decked area with seating and tables (and shade) and an ornamental pool/water feature..just some of our ideas.

one other thing you need mosquito nets putting on windows and doors as ther loads of them and sand flies. They paid £200 and theres is a 3 bedroom so ours would be cheaper. They go on the outside of the doors/ windows and slide. They enable you to have the doors open especially at night.

When we went last new year i don`t remember any insects at all though. I don`t know if it just time of year. Pogle (Mel) maybe you can confirm this ? Whats your thoughts ?

Sorry keep remembering other things. While you are not in the apartment you need to keep running the

taps and flushing the toilets etc as if the water dries up it starts to smell. Mel (Pogle~) can you confirm this again. I don`t know what others think but would it be a good idea to each have a spare key for other people apartments when we get to know each other so we could do this for each other when we are not there or we will have to pay somebody to do it

Bear in mind that if you have a children's paddling pool it will need maintaining in some way unless you are talking about an old fashioned paddling pool.

Portakal, Love your ideas. I agree about the grass but surely Sante Fe should at least be finishing the

ground works off with something and not just leaving us with soil. Thats not a finished site at all.

everything seems to be about cutting back costs. They have made our gardens massive (not that I am complaining) so it was less space for them to complete. We ave got twigs where our garden walls should be and now we have soil instead of a completely finished site with what ever they chose it to be.

If we want to alter the site after then we can do so but surely it won`t be for a while because everybody

will have spent enough money and won`t want to spend loads more straight away. I also think there is a good few apartments still not sold so we would be paying for the full amount of any works and future buyers would have all the works done with no cost. We will all also have to agree although I love all your ideas having 2 small kids.

just been reading all of your suggestions regarding communal area etc...

i dont see how we can do anything until all of the appartments are sold as it as to be a communal decison,

some might want kids play area and other not, not everyone will have children so we cant expect them to contribute to a play area.

I think Lee is right, we need to get the apartments liveable first, electricity first then water, as someone pointed out, no electricity, no water!



I may be in the minority and apologise if some of you dont agree with this, but can any planned play area be at the opposite end of the development to my apartment, I would be hoping to come out to my apartment for peace and quiet.

All sound great ideas, but I will saving up for my garden to be done first of all. That might sound selfish but getting all the gardens done first will make the whole site look alot more appealing to new buyers.

I agree completely. The 1st think I need to do is a fence to keep the kids in. I also think that we will have problems all agreeing on what we want. Not everybody will want the same things.

I also think because of this the communal area cannot just be left as soil . It could be like this for a year or more ? Could this not be something we need to discuss as part of the committee. Everything we thought we was getting has become extras, extras and more extras.

Lee you will not want to hear this but I have been told although not confirmed that we will be invited to snag by 10th August 10 days later than they 1st thought. Have you got a plan B if your apartments not quite ready ?

Hello, ive read the posts and can see some concerns about the site being left as soil. ..this is the final condition, but i would suggest when your out here look at similiar sites where plants have been used ...ground cover.......trees and bushes to good effect......it does take time but the results are very good...the site has plants and im sure there are more to come......please dont get hung up on that issue...your apartments are quite good of course there will be snaggs..but they will be attended to..dont forget Celal is the contractor and i work for him so really its shouldn't be a problem..and i can answer most of your questions...dont compare other sites with this one...my interest at the moment is power to the site..without that we have nothing..so bare with me whilst i chase that up...ill get back to you asap...it will be a single meter and buliders electric...the work has been commisioned for Transformer not sure of progress ...il check for you...john

Hi, bath not fitted yet....he has it here in shop...rooftop sinks fitted but no taps yet.....gulley in pool completed..all gardens almost done.......Celal is going to plant more.....ive taken some pics of site wil send to lee later today....I have asked about electricity....the transformer room has been started..ivetaken snaps...ive been quite forthright re the electric..umit wants to see me re the site on friday but ive just been told it may be today...overall the iste continues to be cleaned up im told most have been pre snagged...im going to check myself first....to see if anything outrageous is apparent...good luck with your new site....il still update on here too....I stol inteend to take internals of all apartments and mail to thsoe i have addresses for..if you know of anyone who doesnt receive please let me know....j

I have just recieved my final balance from SF and would like your oppinion on whether to pay in full or not. The total comes to £14688.



8990 final payment

2248 VAT at 5%

2000 transformer contribution

250 Electric meter

1000 Water Clock

200 Road Maintenance Tax





I would be reluctant to pay the transformer contribution until it has been built and connected, but would this hold up the whole, getting the keys and being able to use the apartment process?

The meeting was postponed until today Duster. I have phoned John to find out the outcome and will contact you all regarding this from the google group off this board. I will reveal all but in short it was a very honest and open meeting and I think we have made great inroads. I think John is doing a great job for us and the news is good.

I think the electric may be up and running now as there was a guy fiddling about in the box yesterday. If the electricity is up and running is anyone thinking of renting their apartment out long term and if so, what rent would you be looking for as I know someone who may be interested. It would need to be furnished by the way.

We have just come back and the site is great!!.



You can't help but fall in love with your own apartment. It's a shame we could'nt stay in it this time but everyone at the Cyprus point site we stayed at were brilliant and really helpful. It was a great experience staying on a site that has been up and running for a while.



Hi Jo,

A shame we did'nt meet you while we were over there. We went into Tolgas a couple of nights and had a great meal and a lovely evening.

We are hoping to rent ours out a.s.a.p, but would maybe be better once the garden is completed. I am looking into prices at the moment and will get back to you when I have spoken to Melanie regarding rental.



Melanie Partington did a great a great job furnishing our placwe and I would highly recommend her services to any of you guys.

I am open to ideas for the garden to be honest, but we are keen to get it done really soon. We thought about a patio area near to the apartment and then a sunbathing area in the middle. Maybe a shaded area at the bottom with pergolas eventually because it gets the sun all day.

We checked it was fully furnished and added extra things like water-cooler, microwave and electric fans e.t.c. Even bought sun-loungers and umberalla.

Let me know if you want some photos sending because we have loads and even a video of it.



I will e-mail you off of board when I know some figures but we are really very keen.
