I think the point that DD was trying to make is that 325 for a 1 bedroom seems high, when for the same money or less you can get a 3 bedroomed property.

Newboy, renting in town is something i have been thinking about, but as i said, 325 is rather pricey for a small apartment.....definitely far out maaaaaan....

My friend pays the maintenance Tinkie. She bought the apartment with a tenant paying £320. Despite saying she wanted to stay she moved out almost immediately leaving the apartment filthy dirty with food rotting in the (switched off) freezer. Next tenant paid £280 and now this tenant pays £285. She is a young professional lady rather than a student and treats the place as her home rather than a doss house. My friend would rather have a decent tenant than make a bit more money and she has never had the place sit empty. Other agents say that £300+ is too high.

Patara is a really popular place for students and they usually go very quickly even at £325 per month, we have never had a problem renting a 1 bedroom there for that amount. I agree that if you manage to get a proffesional in there rather than a student then its worth taking a slight drop in the monthly income because they are less likely to trash the place although generally we have been really lucky with students down at Patara.

The problem associated with patara city is the £50 monthly charge by the builders(ozyalcins).

had other quotes from very reputable companies and they want £60 a month or more. the site has a gymnasium/indoor and outdoor pool ,although the indoor incurs extra charges set by the gym company who runs it.

therefore when you start at £325.....

minus £ 50

Minus 10% rental tax £32.50

actual cash in hand is £242.50 . Not a great deal for a month .. wear and tear/risks of non payments/insurance needed also at a cost.

So if you rent any cheaper then whats the point.

Obviously depends on the personal circumstances of the landlord. You could say, for example, that it is better to have some income rather than none at all. If you had £35-40k sitting in the UK (or another European country) earning sweet FA then you may as well buy an apartment here and make your £242.50 a month. Much better return in my opinion and you still have an investment property.

Considering you can rent a 3 or 4 bedroomed villa with a (maintained) pool with lovely views for 325quid a month in Alsancak or Lapta....why pay the same price for a place for a pokey little flat in Kyrenia???
