Riaz This is a great idea, there are more than enough people when you consider all the villages close bye bahceli, esentepe, tatlitsu etc etc, yes Poppin does do curries but they are not that great to be fair and they don't do naan breads etc.

If Jashan does open a branch in Bahceli, the Poppin better try something other than Indian cuisine... It's about time we had a top Indian in the East... and Bahceli sounds ideal given the spread of villages along the road from Esentepe to Tatlisu

A great idea, Riaz. We need a good quality Indian around the Esentepe area. Karaoglanoglu and Lapta are too far to go from this side. I think you will do really well. Sibel

Our villa is in Esentepe but every time we visit we make a point of visiting Jashans, the best curries in Northern Cyprus, even though it is a bit of a drive. We would be delighted if they opened locally and would definitely eat there regularly.

Well done Riaz as I know another Indian Restaurant was looking to open in Esentepe but they are still looking for premises so you probably have been them too it. Cannot wait for good Indian cuisine a little closer to home. Poppin has definitely gone native now and are doing things like Shish, Cutlets etc.

Trust your heart don't be afraid to reach out to something new.Go ahead get yor hopes up even if things turns out differently than you have imagined. You will have tried, you will have learned, you never have to live with regrets. It seems to me what wears us down the most in life aren't the chances we take but the ones we don't take, the dreams we put aside, the adventure we push away.So what ever you want in life go for it an dalways remember no-matter what trust youer heart Good Luck,

Jashan, It is a fantasic idea. We live towards Tatlisu and the amount of times we have wanted an Indian meal but too far to drive to Catalkoy/Girne area. Poppin is not competition you would need to worry about as it is not a specialist Indian restaurant anymore. I know of several people who feel the same and would be delighted to have an Indian restaurant towards the East of the island. Good luck!

| Hi Riaz Great news that you will be opening In Bahceli very soon -can't wait for some more of your delicious curries !!! Not always easy to get over to your restaurant on the other side of Girne. My husband says he is soooo glad that you took his advise of 3 years ago, urging you to come to Esentepe area as it was in desperate need of a good Indian Restaurant-do you remember us ??!!( He sent you some curry menu suggestions from our excellent local curry-house in UK) Won't be over in Cyprus for a weee whlie, but will look you up when we are there next .Good luck with your venture. | As far as the Residents of Glass View Bay are aware, the Mayor of Esentepe has not given his permission for this restaurant and the article in the Cyprus Today (Wed) said you were almost ready to open...... you have not been near the place for 2 weeks and nothing has been done except a load of gravel and stone have been delivered! |

I am not getting into a p***sing match with people. We did not buy our "little piece of heaven" with a view to having an Indian Restaurant 5 doors away. We are concerned about hygiene - we get one rubbish collection a week and this is not enough for a restaurant. We have no street lights. We are concerned about the increase in traffic and security. I spoke to Riaz recently and never once did I say I was concerend about drunk customers. I outlined our concerns and he admitted he did not come and speak to the residents as we would have expected. His other restaurants are good establishments but they are NOT in converted villas, they are in proper commercial premises. It is easy for Groucho to say call the restaurant Nimbys when he does not live here. It is easy for Riaz to shift blame to the residents but he should have, as a businessman, had the decency to canvas the residents BEFORE he made any outlay. That said, we love Indian food!

Riaz, I have an apartment on Palm Bay View in Bacheli. On the site plan / description there is restaurant shown as part of the on site facilities. We owners all bought knowing / hoping this would be the case. Now, at the moment all that is on site for this restaurant is the foundations. M idea, if you could extract yourself from the rental agreement at Glass Bay then at PBV you have a self made restaurant area with parking, owners who want /need a restaurant and a developer who I'm sure would be more than happy to accomodate you. Also, it's in the same area so your business plan & hopes would remain very much the same. Please give it a thought and if I can be of any further assistance please contact me via this thread initially. Dave Morton

Good evening Riaz, you would do well to take note of Morty's post because he has got to the heart of the matter. Palm Bay View, along with a number of other purpose built complexes in the area have purpose built restaurant accomodation with customer parking and other relevant facilities unlike Glass View Bay which is simply a small purpose built residential estate with no provision for a restaurant or any other type of commercial/retail operation. As Sue says the estate cannot support your proposed operation for extremely good and valid reasons which include safety, refuse control and collection, noise polution, disturbance and security and I submit that you would do well to seek out suitable purpose built premises for your proposed restaurant rather than trying to occupy and set up in a wholly unsuitable location where you are neither welcome nor wanted by us, the residents of Glass View Bay and you may be absolutey certain that we shall continue to object to your proposed restaurant.

Carrie, It was a joke, hence the smiley.... didn't mean to upset you. I love Indian food too but certainly would not want to live next to one... and although you are 5 doors away somebody's villa is obviously right next door. Given the number of shop units going up along the stretch from Turtle Bay past the Esentepe turning to Tatlisu it would have been a simple matter for two adjacent units to be rented and converted into a good size restaurant with adequate parking well away from homes or at least on a site where a restaurant is already zoned. Closer to Esentepe village too yippee ... it's got to make sense.

Riaz- You say you do not want to upset people. What on earth made you think you could put a reataurant in the middle of a residential estate in the first place? You had to pass all the shops being built on the main road to get there. Why did you not think about using one or two of these units in a far more appropriate setting with passing traffic bringing more customers?

| hello tamand i realy donot know yet if i will get promition or not.my land lard is trying sort.i will let every one know if i get or not. hello breezyboy 1-What on earth made you think you could put a reataurant in the middle of a residential estate in the first place? before renting this house i went to esentepe, bahcelli and tatlisu.and i saw all restaurants in that area are in residential estate . 2-Why did you not think about using one or two of these units in a far more appropriate setting with passing traffic bringing more customers? The restaurant wich i am going to open will not be fast food restaurant so shops are not good enough for good restaurant. and at the moment i am not happy to open a restaurant at glass view bay as my neighbours donot want it there.but the problem wich i got now my land lord does not want to give me the money wich i paid him plus acording to the cotract i have to pay him 3000 pound more to break the contract. | Emily's is not on the estate - its on the other side of the road from the estate so don't see the point unless you are trying to point out that other places are already on residential estates! Then again, most of the resurants in Girne are in the middle of residential estates so I can't really see why Riaz can't open his where he wants to. At least you would know what you were getting, a quality establishment run by a fair and understanding manger who has care for the community at heart. Could be worse, it could be a Greek fish and chip shop moved over from London!!!! |

| There may be an alternative solution to this problem, it appears that the music bar is up for lease, this may lend itself to being coverted to a resturant, it is also located in Kucuk Erenkoy, I feel that this would be more appropriate, you are going to need local support in this area all year round and not just the tourist season, this venture can only cause friction, any buisnessman/ woman may or may not agree with me that to be successful in buiness you need to do your home work ie MARKETING why on earth didyou not consult the tenats on this residential estate. I hope that you will reconsider your proposals, we sometimes in business make wrong decisions and have to bear the cost , If I want to eat or drink in a villa then I do so in the comfort of my own . | If Riaz gets his permissions, whats wrong with seeing how it goes for the first few months, as he's committed so much money to the venture and rather than lose it, give it a whirl ? Many other restaurants are very sucessful on residential estates, and although not the ideal scenario, hopefully everyones concerns will be unfounded and you will find you have a gem on your doorstep which brings very little inconvenience at all. I'm sure Riaz would ensure that parking and rubbish collection issues are all taken care of, as part of receiving permission from the Belideye would involve assuring these things are organised properly. Then, at the end of the innitial rental period, the situation/sucess of the would be reviewed, and as Riaz has confirmed, he would be willing to open elsewhere if thats what the residents required and common sense/business dictated. |

essexgirl, i totaly agree, but then again you are advocating logical thought. I just wonder if the residents/ owners of this developement would have been ok with the new venture had it been sited on someone elses doorstep!!!!

As a side point, in most parts of the world commercial rents are higher than residential rents... If the belediye does give permission to convert residential to a type of commercial use that can be the most disruptive (Retail A1 vs Restaurant A3 in UK terms), then people have to start being worried, especially if the rents are lower too.... Others may also be attracted to open up. A restaurant will create smells, food waste, people coming/going late in to the evening, and also involves serving of Alcohol that can lead to more noise.... These concerned residents of Glass View certainly have my sympathy.

| According to Riaz, he has paid rental for one year up front. Based on that, he will still lose money if the restaurant opens for a few months and then moves. better, in my opinion, that he tries to get all his money back and start again, maybe at at The Music Bar as Capt John suggests. I personally spoke to Reiz when he came here and he told me, face to face that he had committed £10,000, that he categorically had ALL permissions, from Esentepe, Girne and Lefkosia. I note in the the press over the last two weeks that this amount had increased and that permissions were "tentative" that is why he allegedly went ahead and bought building materials etc. I asked him why, as a businessman, he did not come around and speak to the residents and he agreed he should have done so. | CONTINUED We would have been "ok with it" as long as the residents of that development wanted the restaurant there. We, like everyone else here, have a right to disagree with things that directly affect our way of life so if some of you disagree with our choices then that is your right. |

The point about the restaurants mentioned as being on residential sites is that at least 3 of them are purpose built and buyers knew that they were going to be on their site and possibly wanted them to be there. If you bought on GVB or where Poppin is and the next thing you knew you have a restaurant next door then you have every right to be a bit teed off. Those who want a bar and live music and food have a choice of many including the Carrington site near the golf course which seems to have excellent facilities if they are so desired. If you bought for peace and quiet then that is what you are entitled to if you chose not to be near to any such commercial premises.

I'm guessing that Glass View Bay villas are detached, so it's not as bad as it being in the middle of a terrace. If it's in an appropriate villa, on the entrance to the estate and makes for a good conversion, it may be acceptable?

As a GVB resident and a very strong objector let me point out that nobody here bought a house to have a restaurant with all of it's particular baggage as a "neighbour" we bought our houses as homes in which to live peacefully and without disturbance. Anyone who thinks that Riaz restaurant, any other restauranteur's operation, or any other commercial operation at GVB won't have a significant negative impact on our quality of life is on another planet. The reality is that this issue is nothing to do with anybody other than the residents of GVB and Riaz and if Riaz had properly researched his plan(s),including consulting GVB residents, he would have discovered that we did not welcome his proposal(s) and we would object in the strongest possible terms. The fault here is entirely his and he has been less than upfront in his dealings with us and the statements and claims he has made and I can entirely corroborate his statements to CarrieR as he independently made the same to me.

Ganga. I wholeheartedly agree with everything you say, except it having nothing to do with anyone but GBV residents. Any of us on similar developments have the right to be worried as this type of business has no place on our type of site unless it was part of the original planning. If not stopped this could snowball as our area becomes more popular.

Breezyboy, should have made myself clearer, what I meant was that those persons egging Riaz on have no business doing that to the detriment of those of us who live at GVB. You are absolutely right re those on similar developments and the potential for a snowball scenario. It goes without saying that GVB residents would deplore the same thing happening elsewhere and should that unfortunate happenstance befall you or anyone else then they would have my undoubted sympathy and my support should they want it. I hope very much that Riaz is reading these messages and understands now how much concern he has brought to GVB residents by his selfish actions and exactly how unwelcome he and his restaurant are here.

I heard from a friend who has just returned from Tatlisu/Esentepe area that Jashans is due to open for business any day. Anyone else heard anything, or can we have an update please Riaz? Thanks a lot Susie

What an absolute shame for the residents of Glass View Bay,I really had hoped that common sense would have prevailed on the part of Riaz, and he would have moved his restaurant venture to another premises, but it seems like it will all go ahead.I truly feel for all the residents of GVB and hope their lives will not be too disrupted by this.

Thank you for the advice, TwoExpats. Hopefully disruption will not be as bad as predicted -really depends on the nature of the diners though ! Fingers crossed. Susie
