another happy buyer - karpasia in esentepe, builder korman construction, developer savyon village. few very small snagging issues and would recommend them. It is still the best thing that we ever did, wish could afford to retire now. Love places, people, restaurants, everything really.

We purchased through Regency Court builders (by pass the estate agent) Mehmet the builder has english wife Narcin who was really helpful (and stll is, 3 years after we moved in!) We are very pleased, build quality very good.

We bought apartment in Lapta from Sergey of Squirrel construction, extremely happy with the place, very cheap as well. Looking forward to going back after Xmas and New Year, can't wait to catch up with our TRNC friends.

Very happy bought in Turtle Bay Village, through Continental Estates, Savyon were the Developers, on the Turtle Bay Forum no unhappy clients whatsoever. As someone said on this page "location, location, location."

And they just keep on coming..... Would be nice if, when people have completed and got PTP and their Deeds, they also recommended their builders, estate agents and lawyers. Victoria Loss I note has also recommended this thread for people considering buying property in the TRNC so this information would be very useful to newcomers. Well done to MCSTEVIET this thread gives lots of useful contacts and we should all continue to record our positive experiences after completion.

our deeds in June. Would recommend all three.

we completed in March/April 2005 and only picked up our Deeds this June. Our apartment is just off the roundabout by the ferry terminal, there are two blocks , four apartments plus penthouse, each with communal pool. The Kingfisher Boat Shop is on the corner. Sorry to sound stupid but what is PTP short for, its probably something obvious but I cannot think. The other half (Mick) is playing golf so I can"t ask him, although he probabl y wouldn"t know either!

thanks for explaining what ptp is. from our 1st visit in dec.2003 everything was

finished within a year to 18 months. the keys were handed to us feb.2004,moved firniture in soon afterwards. picked up deeds this june, more

than happy with everything, looking forward to another visit this august, and then moving out in october.

As you may have seen from my other recent posts, we're very happy with our decision to buy in North Cyprus. We've just come back from a 3 week holiday in our villa and am looking froward to a time about 4 years from now (or less, if I can manage it) that we'll be living permanently there.

Very happy with builder and solicitor. Bought land from a local, waited for PTB to come through before instructing a local builder to do the house. Plans changed a bit during the build but the overall build we couldn't fault. Slight breakdown in communication over the extras but that's only to be expected. Builder was Sabhattin Veysel and solicitor is Dervis Akter. Would recommend both to anyone. Kocan was completed earlier this year.



Another site is http://ontheisland.co.uk Maggie and Mal live in Ilgaz near to Alsancak. Its Maggie's site and she does whinge a bit but tells it as it is.

Just talking to a welsh person today who is still angry about land taken by the English. That is centuries ago and always people will be angry. Do we just stop moving. And in Russia and Poland, everywhere we can find disaffection.

My family and myself have all purchased property in Famagusta - we are probably talking about 6-7 properties so far from one builder - NOYANLAR CONSTRUCTION have been building for the last 30 odd years. I have yet to meet a company that is professional, honest, reasonable, helpful and polite, on the island. Also they gave us a 10 year guarantee on the properties and whatever goes wrong or whatever we are not happy with, they are at the door within hours to rectify. The customers happiness is their priority.

I sound as though I am some kind of Advert for them - I'm not, just a very very happy customer.

Very happy with our purchase. Just a 2 bedroom apt on west edge of Kyrenia that we get to in Autumn / Spring when its cold and wet in UK. Too hot in summer. In a block of 12, our neighbours are mixture of Brits (part time llike us) and TCs permanent ( taxi driver / retired farmer / plumber ). Great people and good to be among the locals. Also walk to town.

Timing :- Contract Nov 04 / Keys June 05 / PTP Oct 06 / Deeds Sept 07 (we hope). Everything takes time, but happens in the end.

When they were building the Elan Valley dams for the Birmingham water, my uncle's farm was flooded, but the Birmingham Council (or whatever it was then) gave him the tenancy to a huge farm, and the condition was that he kept 6 sheep that 'belonged to Birmingham Council' and he could do what he liked with the rest of it. It became a very successful venture, he bred sheep, horses and some successful racehorses. Some 30 years later, when he was in his 70s, he was interviewed by a TV programme who were up in arms sort of about England flooding the Welsh valleys, and all he would say was, even though they tried their best to feed him lines, "Well, Birmingham have been very good to me.." He was supposed to be the main victim, but his contribution was cut to 20 seconds in the end.

I am extremely pleased with my builder. The build quality has been great and he very quickly dealt with the minor snagging issues (and these really have been minor). He is a local TC and his name is Hakan Dogahan and can be contacted at dogahan@analiz.net, http://www.cypriothomes.com

When I started this thread, I never commented on my own situation.



I am still at the very early stages. I believe, we might have just started construction, or at least the builder (Greatstone) are very close to it.



We have at least another year before I can really comment on the build quality for my place, but certainly the Greatstone properties we saw, and there were quite a few, were to a very high standard. I have no reason to doubt ours will be any different.



I have had many queries over the months getting to this stage and I must say that I have always had swift satisfactory answers from Tash, via his sister Reyhan.



I would certainly recommend the builder, so far anyway. I just can't wait to get into the place and start enjoying.

Welcome back MCSTEVIT, wondered where you had gone. I am sure that you will be happy with your purchase. You have selected as far as I can make out, one of the builders on the island who is highly recommended and has a reputation of being honest and keeping his purchasers in the loop. A year will fly and in no time you and your family will be in your villa and enjoying all that Cyprus has to offer. As many of us are getting near to completion it would be a good idea to share information about furniture suppliers and gardeners etc.

We have bought through Greatstone and yes Tash and his sister have been very accommodating. Tash listens to what you have to say and will give advice if needed, he will also tell you straight good or bad.



The site we have bought from is just starting and we now have foundations, and yes it would be helpful for people to share their info on where to get stuff as there appears to be qiute a number of shops about.

No not with Greatstones purchased an apartment in Ozankoy. Over there for 10 nights from October 28th and staying in rented apartment in Lapta. Our apartment is nearly completed they are fitting the kitchen and wardrobes now. So we should have alot to see. An exciting stage. So far everything is running smoothly. Going to look at furniture whilst we are over there and the next stay should be in our own place.

Hi Richy yes there will be a heated pool in Phase 2 which is due to be completed in April/May 2008. At the moment there are 5 pools already working but I think its just the heated pool they are working on.

We have just been out for a week to take over our apartment in Ozankoy and are extremely pleased with the workmanship and finish of the build - Sidney Construction - have been great only 3 very minor snaggings but all sorted before the end of the week so more than happy to recommend them to anyone.



was aprehensive about having so sort out electricity and water (after reading some postings) only to find Zaffer had already sorted it!! we just paid him direct

Terry - that sounds good.

Zaf and Sydney Construction are building for us in Karsiyaka, estimated competion April.

bought a villa in yesiltepe 4 years ago had a few probs along the way but it's been finished for 2 years now and all the probs a forgotten we can not tell you how much we love our villa the people and NC we hope to move out next year and we have now bought a second place at crystal bay marina for friends and family. we love trnc and this forum keeps us going while back in the UK.

Our developer was FIKRI TERKAN, our agent STRINGER ESTATES and solicitor MINE KONAT.

Our place is just completed (albeit 6 months late) and Stringer is giving us glowing predictions of full occupancy by tenants and a good rental market.

However, I have been reading the horror stories on the AGA Buyer's Action Group website and I am panicking.

Are we really going to get steady tenants? Will we ever get out deed?

Should we sell now while we still can?

Any thoughts or information on our agent/developer/lawyer would be much appreciated.

I think it depends on how you market your property. Are you getting Stringers to market it for you or are you advertising it through the Internet.



The housing situation in TRNC is not new, so these "So called" horrer stories have been out there for some time, so I'm suprised if this is the first time you have heard of them.



We have bought in the full knowledge of these "hurdles" and we did almost 2 years of research before we were happy to buy.



I think you have to accept that things work there a little differently to the UK and you have to go with the flow to a certain extent, otherwise it would drive you batty.



I found Stringer OK, when we used them to find us a property, we didn't buy through them in the end, but that was not a reflection on them, they just didn't have the house I wanted.

Happy so far !!! we are buying from Imperial Construction Ivory Apartments pre 74 turkish title, two bed apartment.



Mine Konat is out Advocate and Stringers our estate Agent,,, Stringers are a little slow at getting back to emails but Rob and Gavin are nice guys and would deal with them again.



The apartment is now 12 month's late but i have been very patient up till now going out tomorrow for a week so will be hot on the heels of the builders.. if it's ready in the next month or two which it should be then i am happy..

Renting out can be a nightmare (like a lot of things in NC unfortunately). 2 friends have rented out their apartments. 1 to a TC who promptly stopped paying the rent (and you try and evict a TC) and the other friends tenant has just left owing £1500 for electricity. Be very wary of builders/estate agents claims re rentals in the current climate especially with the number of properties available for rent.

Our builder was Ersoy & Son, Estate Agent Stringers and Mine Konat our Lawyer, and we were more than happy with all of them, however we didn`t buy with a view to rent however friends of ours are struggling to find tenants for short and long-term rentals.

Builder very nice man done a lot of extras foc



Solicitor Naomi Mehmet no problem again answers emails within 24 hours



Finished on time and very pleased



After reading some of the stories on the forum, like my mucker wynyardmans

i feel very lucky

I live at Esentepe, brought through UNwinns, Builder: Great stone, not looked back, build to a high standard, never had any problems, personaly with the builder, however the solictor (like most) is a waste of space (Gurkan & Gurkan), would not recomend them to my worste enemy!

I am a new member to the forum and thankfully bought before I read all the negative stuff, because I dont think we would have gone through with it. We have purchased a villa on Ocean View and hopefully it will be ready in a year. Really happy with site and cant wait until we can enjoy North Cyprus like a lot of you are doing now. I know you have to be careful, but we have also bought in Spain 4 years ago and that wasn,t without its pitfalls and concerns and now the euro is not very well so you have to take the rough with the smooth.

We started our project 4 years ago.

Everything went well at first, but after 3 years we still haven't been connected to the mains electric. We paid £1200 last year to our builder, who kept threatening to cut us off if we didn't pay, usually just before visitors were arriving . We have been promised mains connection since the day the villa was completed . We are hoping that this will happen within the next few weeks, but unforntunately have just had another demand for £500 or disconnection plus £175 per month for electric. It seems never ending.

So don't despare you are not alone

I now live and work in the TRNC. I have found that the TRNC is no worse than the five other European countries in which I've lived. The friendliness and helpful approach of the people I have met has put the TRNC at the top of the league for me. Perhaps the greatest bonus is the fact that my school - Sunny Lane - is so welcoming with a fantastic pupil / teacher ratio; one which my colleagues and friends in UK would die for. Maybe it sounds corny but in the Autumn of my career I have been re inspired .



I see those dramatic mountains, endless sea and incredible sunsets and I realise that I am one lucky lady! Thank you Northern Cyprus and all the folk I have met.

There are reputable lawyers and builders/developers here but the bad ones are pulling the good ones down with them. If the Specific Performance Law was changed and the KDV was payable direct to the tax office, then it is a win-win situation for everyone. The buyer gets their title deeds, the tax office and government get their money and the developers deliver what they contractually promised.











Without a change in this law, it means you cannot take action against your vendor to compel them to transfer the title deeds to you. Thus some unscrupulous developers are not adhering to their side of the contract and are not willing to transfer the deeds to the buyers, using this a leveridge to extract extra funds from purchasers.











Please see this weeks edition of Cyprus Today (June 21-27), who are covering this very important issue.







The petition was started some time ago by Ismet Ustuner, a very helpful and knowledgeable member of this board where legal matters are concerned. The petition is backed by the HBPG.

You already know what plot I'm on as you stated it in another thread, but so you can sleep at night I'm on plot 8 and very happy with it, OK it is delayed, this sort of thing happens all over the world not just in NC, what good does it do to get upset about it ?, when it's finished "It's Finished", no good in raising the blood preasure about it.

We are in contact with builder on a regular basis, what we have asked for he has done, with no problems, had no complaints from him at all, during my build Taser/Reyhan and Taylan were vey helpful and approachable, at least we will get our houses built and to a high standard not like some poor people who have purchased in NC, and got very little or nothing, again this happens all over the world, Spain is a prime example, but there is good and bad there as well.



Got lots of photo's last week, the house is coming on well, will be moving the furniture in, in July, not going to live their yet though, personel reasons, farther in law very old.



Let's promote the good news in NC and not always the bad this is what this thread is about.



Hope to meet for an Effes, heading to NC begining July

This is exactly what this thread is all about and why I started it in the first place.



There was and still is too much negativity around, some justifiable granted, but I think I'm in your camp with regard to patience.



I don't mind too much if my villa is late(within reason of course), as long as we know what is going on and that at the end of the day we get a good standard and we end up with what we are paying for and we get our deeds.



I have seen nothing yet from our builder, that leads me to believe I won't get what I'm paying for and I have every faith in them delivering. We too have a good relationship with our builder and intend to keep it that way.

Many thanks, hope all goes well with your place, looking forward to the holiday beging of July, we are staying at a rented villa this time, our builder said he would pay for the two week stay, however I'm paying one week and he'll pay the second week, I think that's the fairest way to do it. he didn't have to pay anything, but by doing it this way it keeps a good relationship going and everybody happy.

I'm not happy!! In order to avoid problems with builders and so on, I bought an old renovation property, however I have had nothing but problems. The estate agent and my solicitor did not do the checks properly and I ended up with over 3k worth of bills (electric, water etc) from the previous owner. My solicitor also issued the contracts incorrectly (I should have had a 3 way contract but I don't) and this has caused me numerous problems. The solicitor acting on behalf of the vendor put a mortgage on my property and also has power of attorney, so every time something needs to be signed (i.e at the Land registry), the solicitor demands 250 gbp from me or he won't sign. If the deeds can ever be finally put in to my name, he will again need to countersign and I will need to pay him another 250 gbp.. He also will not remove the mortgage unless I pay him more money..

There are also boundary issues and a problem with an outbuilding that borders the property, amongst other things. All in all, it has been a nightmare and I wish I had never bought here, but as things stand, I am unable to sell it either..

I have not seen my properties in the Kavalnar phase 2 development but I am getting excellent vibes from other residents who have bought in phase 1 & 2.

I was depressed reading the negative reports on TRNC but these people have made me feel great about my purchase

You address your posting to me, so I must respond.



If you look at my postings, I go to great lengths to say, that if our villa is several months late, I am unconcerned. In fact my contract states £500 per calender month penalty. It would be a useful discount!



Like MCSTEVIET I will be over the moon, if I get my villa with a good finish, in accordance with the contract, and the Kocan.........but. ..that is a wish list........it has no basis in fact.!



I am inclined to the postings of Brabus. She argues (rightly in my opinion) that NO one should recommend a builder, until your snagging has been completed, and you have got your Kocan. (wise words )



Now if your builder has been particularly good to you, then I applaud you saying so on this site.I most certainly would, were that so in my case. Others too have their own stories!



Given the current state of the offplan construction industry in the TRNC it would be a very brave man to entice potential investors into this market, that is until The Government of the

TRNC, ammend The Specific Performance Law of 1885. At least then the law will support

investors rights to have their deeds for their investments.



Finally NO THIS IS NOT A NEGATIVE STATEMENT, but a general appraisal of current

market conditions, and the adviseability of encouraging investors into investing into a market,

where no one, who has been properly advised, would consider.

18 months ago I was very excited at my new project, builder and advocate all over me like a bad rash but as the months roll on builder and advocate couldn't care a toss.

I started out very positive and was very pleased with what we had committed to but now I am not so upbeat, sorry to be negative but until something positive arrives I find it difficult to share in the "TRNC" spirit.

I suppose WHEN my place is complete I will be as happy as a sandboy but until then I have to accept this farcical situation.

It does make me wonder though if the TRNC was a little more organised and better run how much more global support they would get?

We're really happy with our property. We have a beautiful villa, fantastic swimming pool and views to die for. Yes, the completion date was overdue and snagging has dragged a little (although there hasn't been anything major) but we did our research and therefore expected this. We've just returned from a month's holiday and it was fantastic.



I wouldn't want to live anywhere other than the Uk, despite its problems, but if I were to ever live abroad it would be NC; the country and the people are absolutely lovely.

It is premature to recommend a builder or developer UNTIL you have the title deeds inyour hands. Only then can you really give a proper opinion. Remember it is usually the latter stages when you have paid for your proeprty that the problems start.



Sign the petition to amend the specific performance law, otherwise you might not ever get your title deeds!
