patara city has been up and running for sometime now, so I presume any teething problems have been ironed out.

so.

How do people living there find it? If purchasing,are there things to watch out for depending for example on whether its ground or second floor?.Does it matter much what part one buys in,apart from the obvious like sun and view,whether facing in or out.?

Are the site costs acceptable.?



Would like a general level of satisfaction.

It is absolutely wonderful...weve moved here since march and love it. Its so quiet and peaceful, nice neighbours...fantastic gym and pool too. Just watch out for the top floor penthouses as they generally have damp problems, the best is the first floor as its so spacious and no damp issues.

We live on at Patara and there are still a few issues that have still to be resolved. Use of pool by

non-residents, pets on site, lack of generator for common areas and security. The problems with the damp are being resolved slowly although there is still a long way to go as there are an awful lot of apartments to treat!

Apart from that it is a nice place to live!

The good thing about Patara is that although things might take a while to get sorted (so what's new) at least the owners still have communication with the builders that still manage the site. There is also one person that you liase with, and she speaks perfect English and is very helpful, and is always willing to listen to any problems and help when she can. For Cyprus, I would say it is a very good site to live on.

Patara is a fantastic site to live on.



The Penthouses are about 190sqM so a very good size for a 4 bed, with 3 beds downstairs and one upstairs. Thyve had problems with damp, however, any work tht needs to be done will be by ozy'n.



Turning to Maint'nce charges, for whats on offer, I'd say its definately value for money. The Maint incl. your water too, which is unmetered as well as the gardens, pool etc...



From a rental perspective, you'll never have problems fiding tennents. Its a very popular place with most agents having perspective tennents on a wiaiting list.



Also been hearing its now Pre-74/Turkish Title.

You say that as though it is a positive thing....whereas the exact opposite may be true !



The TRNC govt have not been granting Permission To Purchase to foreigners on Pre-74 Turkish Title for applications made from around 2006.



And if you can't get PTP , you can't have title deeds !

I don't know, or understand, the details. Ozyalcyn say that the land was Greek Cypriot owned, but they have paid agreed compensation and there is now no problem with title.

One other advantage of having the builders running the maintenance, is that if you need work done that is your own responsibility, they are usually able to find somebody for you. My son has had some repairs done on his A?C units. the quote by an "outside" company was £300 plus labour. Ozyalcyn's contact charged a total of £118.

I agree that there is still a problem with outside users of the pool. Last year they had a security chap poolside. This year it seems to be more ad hoc.

Sure there are still some issues, but in the scheme of things quite small, and they do try and help. For example, the pool was empty during the winter, and due to be filled at the start of may. When I pointed out that Easter was early this year, and people would be here on holiday, they brought the filling date forward.

Driving towards Girne frm Alsn' as you drive past Astro on the main near Girne, you'll come to a small roundabout. Turn left and you head towards HSBC...etc at that roundabout turn right, and the site is on the right hand side.

I have passed it many times and now know what its like to stay their.Great location.

I became interested myself when a friend asked about pre 74 and Patara came up while I was searching

Seems overall satisfaction level is good.



HNComputers,Ta , will maybe take you up on your offer round about easter ,when my daughter is able to come as well.Its her decision but from what I have heard on here ,it ticks the boxes.



In what way are the apartments bigger on the second floor and is it practical to get a one bedroom and on the odd occasion when visitors come ,use a bed settee.

There seem to be different balcony types and sizes ,how does that work?





Re title ,I asked about that a while back ,when my interest was first aroused, http://www.cyprus44.com/forums/40413.asp and it appears part of the site is and part not,but I believe title is still shared at the moment,but on Cronus's point PTP must have been granted?,thats presuming the shared title was pr

The best Penthouses are the 'B' blocks , on the right hand side as you enter Patara. They have the internal staircase leading to the master bedroom suite. All the other penthouses do not have am internal staircase only an external staircase.



My friend says that the damp issues for the penthouses are being resolved by the builder and most penthouses have been rectified on the 'B' blocks. He said that he has his deeds and ptp.

Think the best blocks are a matter of personal opinion. Yes B blocks have an internal staircase, however ozyalcins have given written confirmation stating that anyone who wishes to have internal staircase in the a blocks can instruct ozyalcins and they will do it. (no charge) It doesnt suit me but some like it seperate and actually rent out the top parts giving more income. Also the B block bedrooms are significantly smaller but quite adequate.

175sqm as opposed to 190sm.

mine is for sale at 80,000 stg. shared deeds paid for and obtained. all taxes paid.

We had that problem on our development, also use of pool by non-payers and their (huge) visiting families.

By non-residents, I would think Chris and Sue are referring to people who simply walk on to the site and use the facilities. Some of them are quite devious. They come through the gate, bypass the pool, and then turn up at the pool from a different direction, as if they had come from an apartment.

Because some apartments are rented to holidaymaker, and some to students who might only be there for a year, you can't assume that a strange face is not entitled to use the pool. There was a membership card system last year, and a security guard poolside challenging anybody he didn't recognise, but that seems to have died a death this year.

That said, the pool is covered by cctv from the security gate, and if level of usage is anything to go by, the problem isn't as great this year as last.
