just seen your message - we too have reserved in Turtle Bay Beach block A3.

When did you go over - we were there last Oct - and viewed a field!

Noticed on some forums there seem to be some concerns about the builders, Santa Fe. Have you heard anything? We're just about to pay our first stage payment.

I was there at the beginning of March and it was just a field with an office.

I was told last week that building has actually started. I am going over in 6 weeks so will see for myself.

I think the builders are quite sound, the parent company Arcelik has been around for years, and they have other developments that I have seen completed. I was promised a completion of June 2008 plus or minus 3 months, and it is in my contract that if I want to move over in Sept 2008 and my apartment is not finished, they pay for accommodation until it is finished! I am not in a hurry as long as I see a start of some sort. The link to Google Earth for the next door development does show some sort of building in the middle of our site, I am assuming that is the accommodation for the construction crew. As I said I will be there in a few weeks to see for myself so will report back mid-October.

Was there in July - Still a field but work has started on the main road not finished yet as you have to go off and still use the old main road which is a nightmare. It is very isolated I hope there is progress to move in shops, cafes etc. We are at TBV and its not completed yet but I seen a big change in the number of shops etc in that area.

Hi everyone,

I am new to this forum and came across this section whilst looking up information about Turtle Bay Beach. We have just paid our first installment for an apartment in block D-8. In July there was nothing much going on on site, there was a cabin and some footings were dug out. We are going back in October as well to check on things and by then I would hope to see more activity. As far as we know Santa Fe purchased the land in January 2007 from another construction company and this information is outlined on the copy of the title deeds for the entire plot that we were supplied together with our contracts.



We visited Santa Fe's head office in Kyrenia (to suss them out basically before putting our initial deposit down) and we were not given any reason to be concerned and asked to see completed sites and the build quality was of a high standard. We also spoke to one of the Directors of Sante Fe who explained that approx. 80 apartments need to be sold before any serious construction will take place and that 40 had been sold to date (this was early July).



We also sought a lot of advice about Santa Fe from local residents and again was not given any cause for concern. I am Turkish Cypriot and have asked my family to keep us updated so I will report on any progress and I am looking forward to speaking to you all about the development of our apartments over the next 18 months! I too also hope the road down there is improved or else I will need to start hiring jeeps instead of a poor little Ford Focus that had its suspension tested to the max but hey this is the fun of Cyprus!

Found a mainstream estate agent in UK thats handling properties on Turtle Bay Beach, Reeds Rains. The brochure does not have a lot of information apart from inviting prospective purchasers to take an inspection trip at £149!

Many thanks Dusterbruce. I had a look at the Turtle Bay Properties website the other day and noticed that the Turtle Bay Beach project had been removed so I contacted them directly and asked them why. They replied saying construction had not commenced and would not be starting for several more months! And yet the Estate Agent is telling us work has commenced and photos will be available shortly! I'll wait for your feedback when you get back.

Turtle Bay Properties is not the construction company, just one of the many agents.

I got a reply from TBP saying they have removed TBB from their website until construction commences in a few months time but I can access the page from Google if you search for Turtle Bay Beach and there are still links here and there if you look for them. I was more interested as to why the estate agent is telling us work has started and TBP are saying it hasn't. The joys of off plan purchasing but I wasn't expecting them to start for another month or so.

An official at the construction company tells me work did actually start, but the site engineer just upped and walked out so there is a halt. Just a few days I am told.

Dusterbruce, or anyone else buying into Turtle Bay Beach - did you receive a copy of Santa Fe's building license/permits to confirm that they have the necessary permissions to build on the site at TBB? Just following another thread and I was curious as to whether you or anyone else buying on this site has copies. We have the standard pack from Santa Fe and copies of the title deeds from our solicitor but have not see the building license. Thanks.

I do know that the government reduced the number of properties on the development from the original plan so presumably this was when permission to build was sought

Hi all,

I am in Cyprus now and went to see the site for myself today. Work is now underway (as of 10 days) and foundations are being laid for some of the A blocks and further round. I spoke with the site manager and everything seems in good hands (touch wood) and he informed me that the foundations for all of the blocks that have been sold thus far will be completed by the end of this year/early next year. I will return around this time to see how things progress.

but the "kyrenia" side of the ravine

Yes, Turtle Bay Beach is the half built abandoned site on the opposite side of the ravine to Sweetwater Bay. No one has worked there for nearly 2 months now. I live at Kulaksiz homes opposite the site.

Don't most construction companies pull their workforce back and forth between their various sites? I should imagine work will re-commence in the near future and I think most of us purchasers at TBB are realistic about the timescales involved with this site but it will be worth the wait.

My Aunt and Uncle are going over to North Cyprus next Thurs to buy a 3 bed villa, and they are going to be shown around Turtle Bay Beach, so they can take some upto date photos of our appartment. yes kyrenia 007, it is a spectacular location

and wish you all the best when they get to finish it

the shells of the buildings seem to be complete,

the ravine is a knockout



I am curious about the beaches for both tbb and sweetwater bay:

is it cliffs or is there any sand and can you reach it easily?

going further east on the old road from seaterra bay to kaplica

there are lots of deserted beaches (and magnificent views!)

but most of them seem to be either stoney or rather scruffy



on our first trip to cyprus we found a superb and totally deserted beach

this was between bafra and golden beach (south littoral of the karpaz)

someone also suggested the fabulous taslica beach down from the villiage,

again that same general stretch, but you need a 4x4 vehicle for the track

Thank you for your best wishes. The bay for TBB is a bit unkempt at the moment but as part of the development access will be provided via stairs and the beach will be improved but it is stunning around there. The beaches around Kaplica are also great and I know when we go over again in July we plan to explore the area a lot more - I have been to Cyprus since I was 2 and never really explored the area and intend on doing so!

There are going to be stairs or a gradual slope going down to the beach. The beach at the moment is shigle, seaweed and rubbish that has been brought in over the years by the sea, underneath this is lovely soft sand and I have been told that this is all going to be took away ready for when the development is finished.

Just back from NC we bought on Sweetwater bay across the ravine from you. I heard a few stories of which I am unsure what were true or not about your site, therefore I would not speculate.



There was no workers there the whole week i was there and also I was told there has been no one there for a good while. I would contact your developer or Lawyer to find out the truth. Dont mean to scaremonger but I thought you should no.

My friends have a villa being built by Santa Fe. It is now complete (and I must say to a good standard) but they have now found that Santa Fe has taken out a mortgage on it. Santa Fe also demanding £5k from them for electric transformer to supply their and other villas on site. It appears Santa Fe has financial problems.

We were assured in April 2008 that Santa Fe have NOT got financial problems. Please refer to "Complaints about Builders" and the message sent by Santa Fe on the 8th April 2008. Hope this help anyone that is worrying about Turtle Bay Beach.

I,d be worried. Turtle Bay resold our apt to someone else and a year on from May 07 we are still waiting for our £1,500 back. They are full of blagg excuses. The latest from Turtle BAy properties is that the credit crunch is affecting them. The emails I received from Sante Fe I will provide you with as this are appauling. They first off all said that we cancelled then they mixed us up with another couple who aparently had the same name as us and resold it. It is an absolute farse. I believed Ivan Bell and Path Chambers at Turtle Bay properties based in Spain when they assured me I would get my money back. I wont hold my breath. Its a shame as we loved TRNC but this experience has put us off.

Sorry if its dome and gloom from me but just to warn you what happened to me. There is also a posting on google from someone who has alos had a bad experience with this company. I typed in Turtle Bay spain and it came up.

I can clean and take on other tasks for example email you furniture packages – guest handover - welcome packs - payment of bills - shopping - general emailing - photos and more - overseeing implementation of fittings. Airport runs - trıips to the South AND should any of you be moving here permanently with your pets - feeding and walking at the kennels can be undertaken on your behalf.
