Ozankoy detached villa to let (short\long-term rentals):

- In a complex of 7 villas with a large communal swimming pool

- 3 BR,

- 3 WC

- 190 m2 house area

- big open-plan kitchen with salon

- stainless kitchen goods

- fireplace to the lounge

- terraces and patio

- large windows with mountain and sea views

- fast drive to the Girne centre

- marble flooring throughout

Payment conditions:

- 750£\month

- 2 deposits (1 deposit first, 2 after a month living)

- water, electricity are paid by the tenant (first time there is some amount on the account, thus it is paid by the owner)

- 200£

maintanace, gardening, outside lightning is paid by the owner, cleaing service is avaliable

The owners are helpful with maintanance

No offence intended but that price seems disproportionately high compared to the rental market norm in TRNC.

You are targetting your rentals at people with a "spare" £750 in their pocket ie the very rich !



Seriously, don't you think your rental figures on this property and the other you are advertising are way WAY above the norm in the TRNC?

Do you really expect to get any serious interest from potential tenants?

Top rental rates for a very small house on a compound with a shared pool. Good luck in finding suitable tenant:- you'll need it!

That may be true but as a "professional" you ought to be advising your client as to realistic market rates.



Seriously....£500 is the absolute top end...and then you'd struggle to rent it.

There's a lot of competition out there at £400 to £450.

wERE i TO HAVE ENOUGH MONEY ! (and one could never earn that here) I would expect my own pool and complete privacy! Where oh where is the property situated? On the coast with a private beach? It is not very large! 190 sq m - half the size of what one might expect for a luxury rental. Does it have gold plated bath taps? Does it have luxury furniture? Is it a gated complex? If there are any good points such as this to justify such a high rental, I think you should tell us Nadia!

Maybe you would get that for a holiday let, but most people would want a private pool. So come on, tell us why it is worth that, and you just MIGHT get someone feeling it was worth it - for a holiday let maybe.

When I have that kind of money I will expect some REAL super luxury and large private grounds. Wowee!!!!

well the cost of a rented house in Perth, Western Australia is around 1200 pounds a month and that's just an average house, you could pay less but you would find that it's a dump, expect to pay up to 1400 to 1600 pounds for a decent one, and that's unfurnished, so the idea of renting an apartment for 300 pounds a month seems good to me as I find this a real bargain, a house to rent in Port Hedland Western Australia will cost as much as 5416 pounds a month and that's for an average place, nothing special,

I have sympathy with the landlord here. Perhaps s/he is flush and in no great hurry to rent, thinking that any tenant who can afford £750 pcm is unlikely to be the scummy type who would stop paying the rent and trash the place before leaving with half the fixtures and fittings. Speaking as someone in the property business I'd rather hold out for a desirable person to be in my house.

And the price of a rented house in London is 2-£3000 per month. However, this is neither Perth nor London. It is Ozankoy where the average rent for a 3 bed villa is £400-£500 PCM. If the owner wishes to hang on in the hope that they will achieve £750 PCM, so be it. However, I think the folks commenting on this post are merely trying to advise the owners that they will be unlikely to rent the property at the price they are asking.

That's why I said, the idea of renting an apartment for 300 pounds a month seems good to me as I find this a real bargain, and no I wouldn't rent the place at 750 pounds a month, when I see on this forum prices from 250 to 350 PCM, I just find that rental prices are very low in the NC, and I don't know how people get a return on their investment with rents so cheap, It seems that the NC is not a place to invest in the property market, unless there is a change in circumstances between the North and South.

Robert you have to take into consideration the price of property here. You can buy a 3 bed villa with a private pool for £80k. You also have to bear in mind that the average wage here is about 1200TL per month (£420). Not all potential renters are expats with huge disposable incomes. In fact, they are a very rare breed indeed!
