Building works have appeared next to the Boray sign on the coast-side of the lower main road just near the Esentepe turning but there is no indication what these works are... anybody know?

My guess is another Villa or group of them.



They have built temporary workers accomdation and done at lot of earthworks below this.



Its disappointing they are still building this close to the water as they have to dig out destroy a lot of local landscape.

I think the health Spa etc is arround Tatlisu. The Esentepe one is a reasonable distance from the ruined Carob Warehouse there.

Its not the "NeW" development by Wellington Estates is it ? Les Hardy told me he had land in that area, don,t know N Cyprus that well but seems about the area. A development of villas apartments and shops I believe..........but don't quote me please.

mess 18 - buying off plan amid the greatest turndown in living memory...



Ask yourself, as you pay the stagepayments.....



1) What are the chances of the builder completing the project ?

2) What would i do with a part completed property that i had forked out 70-80% of the agrred price on ?

3) How do i know in these very very dificuly times that the builder won't go bust leaving me high and dry ?

4) What are the chances of the builder then paying the taxes and you getting your hands on the Kocan....



Many have said here (and i agree with them) - Do not buy off plan !!



Buy a completed, lived property that has had all the snagging done, gardens finished, pool checked for leaks - will mains electric connected, mains electric collected and Kocan in the hands of the seller....



You stick to this, you won't go far wrong - if not you may need a group hug from the Homebuyers Pressure Group....



I wish someone had given me this advice before i bought !!

Hi Groucho, the site with our interest on has construction workers cabin on right next to the Boray sign. They are only building what is sold at the moment and I think they have lost a couple of plots due to planning regs on plot size and road infrastructure.

I walk past this site reasonably often. They have done a lot of earthworks and built large sections of retaining walls in addition to the workers cottage you can see from the road. They have substantially altered the natural slope of the land so it seems like they will have to complete a fair bit of retaining etc before doing much on the actual villas. Will have a closer look next time I go for a walk around there if you like.

I can see foundations of one villa from the road as I come down from Esentepe Village....



I was told that they have permission for 6 villas... but this may be wrong... it was at the Bar in Tumba Restaurant!

I think the fact that they have built fairly good accomodation for the workers,

Groucho I think at the last count 6/7 villas are sold and foundations will be completed by spring 09, they wont start on any more unless the plots sell. The permission is for at least 14 and I know they put planning in for 17.

Hector after having bad experiences with spanish property and getting out by the skin of my teeth I have learnt some lessons, but yes you are right there is some risk involved of course, as with any property process.

I think the HBPG are a very usefull and necessary organisation and it is ashame that they are needed.

Fairy I second what negative nick said. Do not buy off plan for all the reasons he has stated. Do not buy until the specific performance law is changed because you may be in the same situation of thousands of others here having paid in full with no way of forcing the vendor to give you your title deeds.

Walked through the site today and they have definately done further works.



Two villa slabs have been laid plus subfloor work in another and steel reinforcement for the main concrete support pillers has been put up, but the formwork for the concrete pour hasen't been put up yet.



Its also seems more retaining walls have been built and the workers are still living on site.

There are foundations for 4 houses I think... the foundations look solid enough.



Fairy, one thing... does you contract specify a damp-proof course?



If not get it added pronto... they don't always put one in and it will be essential given the location and surrounding land mass...

Groucho we have included damp course etc but i will check with them to ensure it is carried out, I am very closely monitoring the builders and it will kill me not to get back to TRNC until the new year because obviously I dont want to run into any of the many problems that others have experienced.

Although I sympathise with your frustration, I think you should try to avoid direct name calling as it will not be allowed to stand and the rest of your point is lost... If as he says the TRNC is a prison the joke's on him anyway as he's bought a home here by his own admission.. He just thinks he's bought the prison warder's cottage... what a laugh.



I don't think the south have any intention of honouring a single pre-74 Title deeds.



Pike is very clever at using innuendo of an oblique nature and in a manner to which it is difficult to raise an objection.. He leaves for the reader to make the connection and if you do it's somehow your fault not his... he just says "if the cap fits"



I've said my piece about the unnamed moderators.. so I won't flog a dead horse but this is what I feared would be the likely outcome...
