This no risk payment plan means that you pay no money to the builder during construction.

You pay 30% into a third party account (your lawyer) who will bank this money for you in an interest yielding account.

Only upon completion of property, within contract obligations, will any money be released to the builder.

At key handover, final balance must be paid.

If your property is not complete within the timeframe, all money + interest accrued will be returned to you by your lawyer.

This payment plan takes away any financial risk when buying property abroad.

It also shows our financial strength and commitment and is designed to give buyers total peace of mind

MSG 1:

Is this a 'No Kochan - no money' deal?

If not, it's equally as risky as any other property purchase in TRNC!

Please give a potential buyer sound reasons why your 'off-plan' deal is risk-free and completely safe - thank you in anticipation of your favourable reply.

no matter how you fudge it up, its too risky for a non TC to buy property in the TRNC...

and who in their right mind would risk 775,000 GBP ????

Fluffed up in what way?

a very straight forward payment plan, pay your solicitor deposit into interest account and ONLY pay when the villa is finished, if we are late in delivery then get ALL your money, and interest back!!!!!!!!!

If title deeds are transferred on completion of build, then OK - if not, 'Caveat Emptor'!

That should have read: 'guaranteed transferred on completion of build and full and final payment received, or money back'.

Now what does absolute beach front villa mean?

I am going to assume thats its not the Company name but the location....on the beach front. If this is the case I doubt if a non TRNC Citizen will actually get his PTP due to the location (on the beach front) as I believe there are quite a few restrictions in buying this type of property.

Can anyone out there verify this?

Do you get the deeds at the time the villa is finished???

if permission to purchase is granted then of course yes title will be transfered!

absolute beach front means that the front row villas are on the beach

there is no restriction on beach front property, only land near the army.

"NO KOCAN NO MONEY"

Anyone of any other nationality but TC more than likely will have to wait years for "Permission to Purchase" before they can have their DEEDS "KOCAN"

And I will say very loudly again "NO KOCAN NO MONEY" Unless you have your DEEDS "KOCAN" Don't give anyone any money!

tlvccom/msg1:

No doubt you are more than a 'little' annoyed at the comments warning potential buyers of the pitfalls of 'investing' in Cyprus - that's perfectly understandable! However, it it now up to those involved in real estate and construction to get together to lobby the government and literally force them to implement the changes necessary to ensure guaranteed safety of property purchase in TRNC.

You people know full well what changes are necessary - I suggest it's now up to you, because HBPG and others efforts have been totally ignored.

As for investing £775k into a country where a foreigner has absolutely no rights and no chance of citizenship and can be gaoled and deported on a whim is absurd!

Doesn't it concern you, just a tad, knowing that you cannot sell ANY property here with a clear conscience?

It is as another *'property scam victim' that prompts me to ask you these very valid questions.

*Refusal of PTP on pre '74 Turkish Title - bought July 2005.

Sea front land at Bogaz like Sunrise Beach Club, Monarga etc are likely to be TMD land and not exchange even though Sunrise was sold as Exchange. It was mostly Greek land
