Hi, am looking for sound advice....what is a reasonable price for a 3 bed villa with pool ( new ) around the Lapta area?

Try looking at estate agents web-sites and go for re-sales rather than off-plan. Loads of good deals these days. I know a 160k villa that sold recently for 110k and had a newish jeep thrown in.

A lot will depend on whether the current owner has their Kocan. My neighbour in Karsiyaka is selling a brand new 3 bed villa very close to the sea with pool, electricity and mains water connected but no Kocan yet. They are looking for around £85k.

My friend has her Kocan and is selling for £165k with pool and lovely garden I would think that it would be negociable( sorry spelt wrong) they have mains water and electric and also share a well that has never dried up. they are coming home because of health problems.

Would'nt buy here at the momment, if you can wait another 12 months no doubt a few real bargains will come to light, expecting prices to fall back to at least 2004 levels, no major developments in talks with south, builders dropping like flies, and Brits packing off home, so sit tight and and you will get a good deal.

I know at least 3 people who have sold thier properties recently and they were only up for sale from 2 days to 3 weeks, i have been told that houses in the lower end of the price range (80k) and higher end (200k plus) are moving,there are still houses being bought and sold, just not the fast turnover as 2005/2006

Thanks to you all.....I do not believe prices will fall next year, quite the opposite.

The talks will encourage alot more people to buy.

Cost of borrowing in the UK is falling weekly...will be below 5% soon

Some developers in NC have already put up prices by 25-30%

Cost of building / raw materials is increasing.

Sorry, but I think the outlook is good for NC...

Think I will buy from someone who is predicting doom and gloom

Is £105K for a new 3 bed build with pool, a fair price? ( with electric and water )

Yep. I think that things will improve with property prices as well, slowly but impove never the less.

My advice if you are buying somewhere to live is try to get something that is a bit unique eg had great views that can't be built out or special design, high build quality, character etc, rather than a generic villa at the back or middle of a group with no special views.



In the long run its worth paying more for the right property as its likely to be better to live in and appreciate more. Its seems to me the premium for being in a good location isn't that high. Also you have to bear in mind if you want to sell in say 5-10 years time, a now old generic villa is likely to sell on price only and hence is likely to be a worse investment.



If this is too expensive for you and you buy a generic villa I would be particularly careful in making sure you get it for the lowest possible price to compensate and consider making multiple low offers until one is accepted.

Oviously, depends on size of property and plot(SQ MTRS) , LOCATION , QUALITY OF FITTINGS AND FINISH, LOCATION , TITLE & size of pool
