Hi Jason, don't take the warnings you have been given about buying in North Cyprus lightly. They are well intentioned from people who are still, after many years trying either to get their paid for house, or ownership through getting the deeds (Kocan).

Have a look at theses sites:

The risks?? The risks are that you will lose ALL your money.

Car purchase and importing is very expensive. Think Mazda 3 rather than Range Rover (only builders can afford those!!)

Have a look at this car site: http://www.tigatrading.com/ but note how old the cars are.

There are a lot of wonderful places in the world to safely spend £800,000 on a property, where you can rely on a lawyer to represent your interests, who owes a duty of care to their client and has indemnity insurance; likewise there are places where you will get your title deeds and not have to apply to the government for permission to purchase and then be refused 2 + years later having paid for the property in full; there are places where you wont be refused permission to buy a property because you are British; there are places where it is a criminal offence to defraud people. I could go on but all I will say is that North Cyprus is not one of those wonderful places to buy a property..

£800,000 is a lot of money regardless of your annual income and unless you can afford to LOSE £800,000 then don't risk it, at least off plan!!! However, there are some absolutely beautiful houses (variatable mansions) for £500,000 and upwards that have all the paper-work necessary. All you would have to get is your P 2 P.



Please dont ask silly questions (however well meaning) as to why people don't return to the UK. It is a buyers market and houses are going for stupid prices, at least by those desperate to leave here. Most people here have knowhere to go in the UK and are in negative equity in the KKTC.

The reaction says it all.



Buying property is fine just use your loaf and learn the pitfalls,there is half a dozen people who dont want to see people buy without problems to them it's like rubbing salt in the wound.



I asked these questions and the happy people who have bought without problems easily won the arguement that you can buy without problems if you use your head,the problem is the half a dozen people on here are relentless and they cant be bothered to argue anymore because they are happy.



stay away from off plan and use your head,do a lot of research and your be fine.

Life is what YOU make of it.

I have learnt a lot of things I wish I had known earlier.

- DO NOT buy off Plan

- Buy a resale with kocan

- Use a good Estate Agent - My Estate Agent (Benan Kursat) of Remax in Girne has been fantasic. She's excellent and has supportive thoughout the problems we have encountered I highly recommend her.

- Use a good Advocate

- Advocates DO NOT have a 'legal' DUTY OF CARE as in the UK and this can lead to problems.

- Have it written in your contract that the Advocate has declared that the purchase has been made under 'safe' conditions with no risks to you.

- Ask for all information provided by the Advocate to be in writing - not phone calls. Ensure any phone calls are backed up in writing.

- Ensure that your Contract of Sale has on it what YOU want on it, ie that you have been advised that the property does not have a mortgage on it, is risk free and that any problems found within an agreed period of time are repaired by the previous o

Sounds like too much hassle for retirement for, you see im 45 not getting any younger thought it might be a good idea but now i dont think i would even step foot in TRNC thanks for all your comments and advices.

You will be able to buy a beautiful villa and put a lot of money in the bank - banks here that I know of offer between 6% and 10% interest on high interest accounts with only a monthly contractual period.

As I said there is no DUTY OF CARE here, therefore you will need to ensure that you tie your contact up so tight that it covers any related 'duty of care' matters - if you advocate does not agree find another one.

Living here is no problem. I have just returned from 3 weeks in the UK (yesterday) and I am glad to be back home. Due to the recession I was amazed at the high prices in the UK now.

It is a good idea to rent here - I do not have the bouse I purchased and I now rent a property and wished I had done it in the first place and put the money in the bank. (Remax also do rentals). Also if you are renting here you can find out at first hand what the problems are and how to overcome them and base your decisions on them. It is wise also to try different areas first
