Hi - just to warn anyone who rents, don't rent to Gonor Ahment Turgal and his partner as they've just done a moonlight owning over £300 in electricity and water and 2 months rent. I know you're probably all thinking and it's a case of once bitten twice shy!!!

Yet another horror story, wonder if one answer is to ask for 3 months or more rent in advance. I want to rent out but I don't think I can take all the worry of renting to problem tenants.

The one consolation is that they did leave and they left the flat clean and tidy - I suppose we should be thankfull for small mercies

I had stolen from my rental :- sheets, towels, Douvets, blankets, shelving, turbo hoover, crockery, cutlery, shower curtain, was left with rent owing, electricity bills not paid, and this by three different Mainlanders. That is the reason I will not rent out to Turkish people ever again. Such a shame when you trust people and they do a moonlight flit on you after giving such sob stories! And with the rent at only 200 TL per month it beggers belief !

Birdman, do you think you will ever trust anyone again? I imagine you are a kind and helpful person that tries to help people but unfortunately some low lives see's this as a weakness and wastes no time in finding and fleecing the next victim. I hope they get thier just desserts.

A friend rented his place out to english people twice and both lots gave him no end of trouble then left owing hundreds of pounds for bills etc also a lot of damage to the premises. They even took his car to the south and some how managed to sell it. So its all nationalities who do this not only Turkish.

I agree there are many English people who do the same, but I can deal with them in a different way if I catch up with them. I am NOT blaming Turkish people in general, it is just that I have had problems with the only three Turkish people I have rented to.

Yes I will trust again, it's in my nature. But I am always a little bit more cautious now and am fortunate to have a nice English gentleman insitu. at the moment.

unfortunatly,as mssge 8 states ,and some people fail to see ( social workers,probation officers,do gooders,Judges,magistrates etc etc),is that there is some people who are just natuarally dishonest ,cruel and evil,and nothing you can say or do will change them,its in there genes

What I believe the property rental community needs to do in the TRNC is the following;



1. Structure a not-for-profit association for the property rental community within the TRNC.

2. Nominate a CEO, DG, SG, MD for whatever the legal status of the association will be.

3. I would suggest the Constitution of the Association should specify the criterion required for such an individual, in an effort to guarantee its success from a commercial and legal point of view.

4. Nominate an interim committee from interested parties until such a time as permanent committee members and staff can be installed.

5. Repeat Note 3 for Committee members.

6. Develop a legally binding Tenancy Contract, for long and short term tenancies in the TRNC.

7. With regard to tenants not fulfilling their financial responsibilities, I believe there are two options they should be offered, prior to occupancy;

a. To pay a substantial, refundable deposit, the deposit to be paid into an Escrow account until such a time as all the financial responsibilities of the tenant have been discharged, interest from the Escrow account should go to the Association to offset expenses, or…

b. To pay into a non refundable insurance policy that has been negotiated between the Association Committee and local insurance companies for the sole purpose of financial security against default, theft, wilful or accidental damage in favour of the Landlord.



While the above is a most simplistic bulleted list and in obvious dire need for professional development, I think it sets out food for thought, for as long as there is no formal association representing the property rental community, as individuals you will remain at risk, and not only from your rogue tenants! The benefits of belonging to such an association are limitless, but ultimately will only be as successful as you all collectively make it.

We had so many problems renting our apt in the past, but no problems lately,

The reason being we only rent to male Turkish students, they are clean

always leave the island and have paid all the bills. We ask for 6 months

rent up front plus bond. Never any problems as their folks are usually paying

everything so they have the cash. The only problem is we usually have to find new students

each year, but it's well worth it in the long run
