Hi,I am new to this and any forum to be quite honest.I am wanting to talk to other purchasers on this Sante-Fe site.We are starting to get concerned whether our apartment is ever going to be completed.Any feed-back of your experiences with late completions would be appreciated.

Hi Scooby

I posted the message that Cooper has linked to. This development is at the top of my road. I have no idea of when it will be completed and I don't know when it is supposed to be completed but if I can help you at all or if you would like any photos taken, etc, then please let me know. There was quite a lot of work going on until Ramadan (Oct/Nov) but not much has happened since then and the workers that were living on site have left. Last week a JCB turned up and they have dug a huge trench all the way around the various blocks which I assume is for the waste pipes. Most of the blocks (with the exception of the 3 nearest the road) have windows in and kitchen cupboards and wardrobes, some are still having internal tiling done.

If you would like any photos let me know which block you have bought in and I will email them to you.

We have bought B1 ground floor. I was told last week that we are looking at July completion. I don`t think it will e but do think it will now be this year sometime. Have friends on Edmerit Heights who`s apartment is now ready to snag. Hassan at Sante Fe has told me men are now on site.

Can anybody confirm this.

Hi Guys sorry I haven't been able to get photos yet because I was in UK and have had horrid cold and sore throat since I got back.



I definitely haven't seen workmen on site though apart from the one guy who was doing the woodwork but it looks like all the internal doors have now been done.



Concept2 if my memory serves me correctly then I believe your block was one of the first completed including all external doors and all the apartments are locked so I would only be able to get external pics.



I promise I will try and sort pictures soon!

I have apartment B1 ground floor. I have been told July 09 for completion. I don`t think it will be but do now think it will be possible for completion this year. I have just received some photos from Hacer, taken today. Our apartment is all but finished. It looks like all that is needed is the electrical second fix and the outside ironworks. Obviously the site still needs finishing off but I was surprised at how good the interior looked. It has all been painted, kitchen in (except cooker) bathroom fittings in etc.

Hi been on antibiotics which have now finished, camera is on charge and ready to go for tomorrow. One of the blocks has now been painted externally, H I think. Still no windows in 3 blocks and roof terrace railings need doing. Not sure if pool tiling started yet but will find out tomorrow.

I have friends who visited the site today.

Their report was very encouraging, the progress from only a month ago is amazing. Kitchens have been fitted and the outside painting has commenced.

The trenches for the drainage have all been filled in.

There was quite a large workforce on the site.



The 3 blocks by the entrance to the site are still without windows.

No work has started on the swimming pool.

You all should start pushing Santa Fe to see what is happening about the electric bearing in mind how long it has taken at Olive Grove Lapta. Nothing more frustrating than having a nice finished apartment and pool with no electric!

Hi everyone I've just come back from taking photos. These are mainly external because most of the apartments have their front doors locked but I think you have probably got internal pictures anyway. The site has been cleared a lot since I last went and all the drainage ditches in the middle of the site have been filled in. The ditches on the outside of the buildings are still open but concrete work has been done and they have started laying concrete plinths at floor level by the buildings which I presume is for water tanks. Stairwells and tiling are also being completed. Internally, it just looks like socket covers that need fitting. The blocks that still need windows are I, J and A although the kitchens and internal doors have been fitted in these already.

I will send pics to Lee so he can upload them to Photobox.

There is no reason why it cannot be finished by Jul/Aug but the biggest hold up will be the electricity and you really need to start pushing for some info about this.

Sent an e-mail to Hacer and recieved a quick response about the elec and water.He explains that once Kibtek (elec co) have been given the go ahead to connect, it's out of Sante-Fe's hands. I havn't heard good reports about the temporary electric, anyone else found it's ok?

Scooby they are not being up-front with you. They will have to build a sub-station to boost the electric supply to be sufficient for your apartments. This is a requirement for all new developments over a certain number of units. I know this for a fact because my site of 10 houses at the end of the road is in the same position and we have verified this personally with Kib-tec who insist that the 5 upgraded cables that go down the road are insufficient for our 10 houses. I believe that our builder and Santa-Fe now have a joint project for the electric but our last quote just for us was £45k although we have to come much farther down the road than you. The main supply is outside Club Simena and that is where it has to come from (under ground).

After emailing Sante fe about the electric and water etc for completion I have received the following today from Hasan:



Yes a Transformer room will be built and the transformer will go into this room.



The cost per apartment will be £2,000.



Completion means completion of the apartments and communal areas. It is anticipated that the mains electricity and water will be connected anytime after completion if not sooner. On completion of the apartments and site, Santa Fe will ensure that there is water and electric for you to use when you have taken possession.





If you require any further information, please contact my PA Hacer on htopal@santafe-construction.com who will be able to answer your questions.





I will be away from 1st May 2009 for 10 days and then will be leaving Santa Fe end of June 2009 for personal reasons.

In all fairness to Santa Fe when we met with Hasan prior to purchasing he told us that there would be additional costs for electricity water etc. Indeed he suggested that a figure of £4000 wouldn't be an unreasonable amount. If Jo,s reading this we wouldn't mind access to the latest pic's please.

Hi Matt at least now they are being honest about the costs involved for the electric. I don't want to set the cat amongst the pigeons but you have 40 apartments so SF will be getting £80k. We have been quoted £45k and we have to bring cables underground a distance of 900 metres from the main road. I was told by Kib-tec that the cable alone would be about £12k so in other words a big percentage of the total cost. You only have to come from Club Simena area and they are asking for £80k. Seems rather a lot to me.

Hi all,

We were not told about these extra costs and were definately not prepared for a £2k bill at this late stage. Maybe this was me being naive, but it still makes money extra tight.

I do also agree with you Jo, it does sound a hell of a lot for a small buiding and short cable run. Around two apartments cost just to do the job.I guess there is not a fat lot we can do about it.

I can appreciate Sante-Fe's honesty after all that moaning. At least the end is in sight.

Hi Guys sorry I haven't been in touch for a while. I haven't had a chance to go to the site but when I drove past today they were putting windows in the remaining blocks and there were quite a few workers on site. Looks like they are doing paving perhaps. Also, Block B is now being painted.

Friends went up to the site this afternoon and report that things are progressing well.

The only photos they took were of my block F1 inside and out.

Completion may even come by the promised end July at this rate

I have sent 30 or so pics to Leethemille to post on his photobox. The site is coming along well.

The gardens have been marked out. The topsoil for gardens delivered. Men were working on communal pathways and also the pool while I was there on Friday.



Scooby, personally I would not recommend moving over here with a young family unless you have means.

Hi guys pleased to hear that things are progressing. Nearly had a head-on collision last night with a lorry delivering the 2 ton water tanks to the site!

Matt are you absolutely sure that the gardens will have walls? The only reason I ask is that there is a completed SF development of the same apartments near the sea (The Cove) and they have planted hedging between the gardens. We have the same hedging and it grows very quickly and is nice and green and glossy.

We have some good up to date photos but always want more if you are passing with your camera. Have you seen any sort of building of the sub station. I looked on one of the site photos and it looked like a small building behind one but I could be wrong.

I think Joanandjelly are right, Lapta Cove, Olive Grove and Edremit heights do not have stone walls like Lapta Pines, Cyprus Cove and Emerald Bay. They are planted with small fir trees which grow into a hedge.

My guess is that due to the increase in materials costs ( 30% in some cases) the building of goldstone walls has become prohibitively expensive.

I think it will look nicer too, we have the olive trees scattered around so with additional planting it will look even better. I know the shrubs you mean, they are fast growing, have a nice (ish) scent and will look very nice once they have matured a bit.

its your communal area your involvement would be welcomed!!!!.......ill certainly pass on your requests and reply..........the green fence on The cove is really nice and as you suggest eco friendly..of course it is a cost reduction which as it happens is very attractive too........it will take a little time but it is nice.... think about some citrus trees....a lemon grove.......oranges etc.....it is possible im sure...you may already have formed a site committee...thats a good idea too....ill speak to celal about the transformer room.....

The site has soil in most gardens think there is one more to go, much of the paving has been done and the patio surrounding the pool has be laid...The pool tiles are there ready for fitting..all the woodworks have been done, a few patio doors to be fitted..some outside paintwork continues...drains at the rear are in place ...electric meters ..the process...the site is connected to the transformer and in all probability you will receive the dreaded builders electric. A company called Just Ltd will check the site and advise kibtek that its all ok..usually two or so weeks later Kibtek come out and give it the thumbs up. two days later you with your passport and copy of contract (from SF) go to the offices in girne,,,,SF should help you if they dont we will..the god news..usually there ius a deposit to be paid..800tl...if your a cypriot its about 300 tl....from yesterday that has been REDUCED to 280 tl..at last a reduction.....

hello, its john from Cypru Hone Doctor, celal the owner is building the apartments at Cit Gardens. Its nice to see such positive remarks as oposed to the usual critique, which sadly is justified. The site is prigressing well and the July deadline looks achievable. Im on the site at least 3 times per week with Celal who is there every day..ive taken some internal pics for obe of the residents wich ive sent out today..i also have taken pics of the site and the front view of every apartment if you can give me an e mail address ill send them np. Yes your right i did work for SF and for those who have asked i left of my own accord...they have a staffing problem at the mo so comms with them may be difficult. im well versed in how SF operate. ..If you need any advice or help just ask. Im still in contact with Umit and of course i work with celal everyday.

Leethemille- Please send me invite again for Photobox. Sorry don`t always check my Junk box I just delete them. We are B1 ground floor.

Must admit I would prefer the stone wall rather than hedging. Firstly due to maintenance issues. We may only get there twice a year and don`t want overgrown hedges and also because i choose a ground floor apartment with small kids as i thought it was safer. If the hedging is not matured then i can`t leave the kids playing in the garden and there is a chance when it is matured there will still be holes in it.

Query re electric....the plan according to SF electric will be supplied to the site at end of July...from a local source not the transformer. A single meter will be used for the site. All apartments will have electric and the pool will be operational....thats as it stands at the moment....the cost......i would suggest SF may set a figure comparable with the standard domestic rate in the area. I would argue its not your fault that SF havent provided mains electric, that you should not be charged for temp/builders electric costs....if they move on this it will be in your interest to identfiy what weeks your there so the cost is shared fairly.....in effect you dont want to be paying for electric that others are using and your not on site....i know it is common sense......sadly there isnt a lot of that around at times....



The transformer will be built by Celal no date yet...

Many thanks for coming on here and providing such valuable information. I have a question about the site which has really confused me. There is a lot of land at the top of the site between the pool and the pathways but none to the bottom of the site. Is there any reason why the pool wasn't built in the middle of the site.

hello, the transformer...history....in the early days of the boom the government built and installed then..they were quite cheap and SF decided to include the costs in the price....because they couldnt cope with the demand the government put the work out to tender..and yes the costs increased significantly....celal thinks he will get the work..its not a big job..,,,



i cant explain the positioning of the pool..its cyprus....one thought it leaves a nice area for further development when you take possession eg bbq area or chilsdren play area....or both...lol...

Hello John, thanks very much. Yes we are the couple that requested the L shape kitchen! We have received the plan for it but just wanted an update as to whether it has been fitted yet. We asked for beech coloured units and a Zimbabwe Nero black granite worktop. I know the existing units have been removed but I don't think they have been re-fitted. I am getting my furniture ordered and delivered for when I come out which will be very tight timescale wise. Where can they get a key to put things in? Also what about the snagging. i wont have time before I come out or is this something that I do need to do?

Pics no problem, a note of caution... have you paid all your money to sf, if not they may say no to the delivery....and they wont release a key to you until you have fully paid.....they will give you access through celal ...i can ask for you....second fix electrics...dont know but i will ask celal....snagging......the build is ok from what ive seen...my experience its usually... leaks in the connections....windows not shutting properly...check the shower cubicle especially the corners of the tray area......fixing of rails...paintwork on rails.....if you have an upstairs check the water supply..check..silicone around the windows...doors closing, air con controls should be picked up from santa Fe...... if you want to save some money (snagging can be expensive) i can take you around and point out the not so obvious..but then again i work for the constructor..its a matter of trust i guess, i wont be upset if you say no thanks...you ll find celal very genuine person...

check the water supply, rails again for fixing...sometimes only one screw in...check pump, that solar system is working...oh if your downstairs you must let the water run for about 2 mins before it gets hot...run your washing machine...check your gas and air cons....you might want to consider changing your locks too...if you need a hand just ask..celal wants to do a good job!!!!!

Thanks John, I look forward to seeing the photos tomorrow. What sort of help do you need with the feedback questionnaire? Presumably we will need to form a site committee of some description for the on-going maintenance and management of the site, i.e. to report problems, fixes, etc. with you and Celal. I would also recommend that we set up a new forum just for Citrus Garden purchasers/residents that is password protected so we can discuss matters to do with the site privately. For example if there is a problem with window locks, etc, I certainly would not want to mention that in an open forum where we have already provided our apartment numbers, etc. There are many to choose from, MSN or Yahoo groups for example.

Did you get all the new photos i emailed you the other day that John Snowball had sent me.

Also found out that there is a 5 star hotel being built close to The Cove which John tells me might be 10/15 minutes walk from Citrus Gardens. Building is on hold at the moment due to possible funds but should hopefully be completed soon. Will have facilities we may be able to use. ( bar/ restaurant)

Just to let you know that the building of the 5* hotel has been on hold for a couple of years now. Also, it has been built below sea level and they have to keep pumping sea water out! It is only about a 10 minute walk from you though. In the meantime you can use Tolga's Bar and Restaurant opposite on the main road and Club Simena next door. Both of which are only a 2 minute stagger from the apartments.

Hi Lee I go to Tolga's a lot as it's just at the top of the road. It's a nice family-friendly bar that has karaoke on a Saturday night, quiz night on a Tuesday which are both very popular. He also has a pool table and he does the usual TC food - lamb chops, grilled fish, chicken sis etc. Nice outside bar with plenty of tables under a huge grape vine. Oh and he has 7 peacocks which you will probably hear from your apartment in breeding season haha! He's a nice, friendly, helpful guy to know.

I haven't really been to Simena that much but they have a big pool and terrace and do entertainment and food too so there's plenty of choice.

hello, been to the site today, no pics..tomoz for that. The paving is completed, the soft sand has been spread to fill the gaps, they are starting on the pool edging (the overflow bit) painting, metal work and all other odds and sods are happening. The second fix electric starts today, one point on the metal work, this is being done on those apartments that have been sold ....the rest will wait....

Does any body know what the management company will do and what services they cover. I know there was

mention of a cost of approx £40 a month for maintenance such as cutting grass, cleaning pool. Does cutting grass include our private gardens or just the communal areas ?. What happens to the pool say in 3 years time if it breaks down ? Do we get a guarentee and do we actually own the site between us all and split the cost ?

My contract states that the upkeep costs for year one would be no more than £40 a month. However, after emailing the group in question I was told that the costs start at £46 per month each. As far as I know this ONLY covers the communal areas. We make our own arrangements for our own gardens.

Woot yes alot are from Rotherham. I live in Brinsworth and work in Wickersley. We haven't met up yet but I think it would be a good idea to meet up maybe mid to end July for those who want to put a face to a name.



We can also share some ideas then. As regards the maintainance contract I think we need a monthly figure. If that is ok then we give Home Doctor a chance to show us they are good value for the money and if not we shop around. The problem with shopping around is it will be left for one person to do it. I have had an email from one member buying on our site who is Anglo-Cypriot and speaks Turkish so at least we have that help.John can you look into a monthly figure for us please.



I for one am mainly interested in getting the apartment finished so that I can get out there in august. i can almost taste the Effes on the terrace whilst doing a bbq now!!!

Hi Concept2 I know Lee has pointed you in the direction of his website but for practical purposes (i.e. I've done it loads of times) Ercan Airport is between 45 minutes and 1 hour from the site. It totally depends on the time of day. If it is a busy time of day then we always go round the mountain to the West (e.g. turn right at the top of the road where the site is). If it is middle of the night or very early morning then we head to Kyrenia and over the mountain that way.

The new bypass is still not open and really we haven't got a clue when it will be. The good news is they will be installing a speed camera very close to the site (somewhere between Club Simena and Tolga's) which should greatly improve the amount of traffic noise on the main road.

I will email Lee a picture of my hedge which is now approaching 2 years old. It is Myoporum so it would be useful if John could confirm this is what is being planted. I don't want to worry you but my hedge is about 8ft tall but it is very

easy to maintain and would only need to be trimmed once, at most twice, a year. For those of you with gardens, then I would recommend Tolga to sort things out for you. He is a very good friend of mine and a really nice guy and he will give you a good price. I would be more than happy to introduce any of you to him if that is what you want. He does all kinds of gardening, landscaping and building work.

As a matter of interest, a couple of the apartments at The Cove have had their gardens paved and it looks really nice. They are smaller plots though I think.

It must be really exciting for you all and you are very lucky to have someone like John to communicate with. If there's anything I can do or anything else you would like to know please don't hesitate to ask.

I also meant to say in my earlier post that grass really is a no-no here. It needs huge amounts of water and never really looks good as it is so hot. Most people go for gravel, paving or you can get Easylawn (astroturf) fitted at approx £25 a square metre.

Home Doctor ( Celal/ John) has done the landscaping of the private gardens at Olive Grove/ Edremit Heights and can be contacted to quote for your gardens. I am sure they can also arrange maintenance of gardens for you if required. It certainly makes things easier as they are already on site.



If you require examples of gardens I can send Lee some of Lapta Pines to post along with the site photos, I am sure Celal can replicate these designs if required.



I also have pictures of completed apartments on Olive Grove if anyone wants to see how the furniture looks and also pergolas for the penthouse owners, flyscreens and child safety Grilles for penthouse apartments.

hi all, ive been on two days uinexpected holliday..ill be out on site in the morning to take some pics...anyone who wants internals pse ask...if not for tomoz then later....yes celal can offer quotes for any work on the site...

wg ive used archelik..they are not the cheapest but if there is a problem they have been good with customers....balance that with the price....if you havent paid for wg and dont intend on staying in apartment at least for a few days...(reccomended)..then go direct to the supplier and order then pay a deposit and balance on delivery....or if your not coming out have goods installed and then forward payment...or offer a deposit ....the rest on fitting...sf usually wait until your coming out to fit wg...sometimes the timing isnt quite right and you have to wait....john

I am getting the white goods from SF and have already paid for it. I've just arranged snagging, lock changes and furniture e.t.c with Melanie Partington, she seems really helpful. Does anyone Know the usual procedure regarding snagging then paying SF and getting keys?. I am hoping to go in August having paid SF after it has been snagged and use my apartment straight away. Or does that sound too easy.

Don't mind saying I am trusting John with the snagging. Met him before when he was at Sante fe and he comes recommended from a friend of mine in Cyprus. I also think that even though he works for Home Doctor, they are wanting the contract for the site so why would they cheat on snagging. They will make more from the contract than snagging. Just seems easier to me.



I have ordered WG through Sante Fe but not yet paid. The only extra we have paid for so far is the Air conditioning.



I agree with you Scooby lock changes will be good. i will arrange this whilst I am out there I think. Roll on August 17th!!!!

SF usually wont give keys until u pay all monies.....when you snagg please be realistic....at least celal is on site most days checking progress so he and i will be available....i would reccomend a retention...maybe 2 k for snaggig...then again i trust celal to do it....

To whom will the contribution for the transformer have to be paid? SF or hds.trnc? Will proof be made available that the transformer is costing £80,000 (ie 40 x £2000)? Sorry to harp on about this, but this 'extra' £2000 is bugging me somewhat.

SF receive all the funds, Celal is the contractor SF will pay him seperately i assume. You can always ask sf about the transformer bill.....the whole transformer thing kicked off a couple of years ago when the costs rocketed,,,initially it wasnt to expensive and sf absorbed the costs......now privatisation has resulted in major cost increases ....and its revenue opportunity



Ive taken some site pics and requested internals...the gardens are huge!!!!..the road starts today...a pre snagging team starts this week.......all the drains electric cables etc are now burried some of the gardens have the soil spread over...looks quite nice...but big!!!!..Celal has told me they are planting today....ill check on that...the overflow tiles are almost completely fitted...Ive asked celal if the pool will be operational same time as apartments...if we keep going at this pace and and is well.......yes...ive stresed how important the pool will be....fingers crossed no leaks...etc....

Hi John, thanks for the latest update. My sister checked in on the H block recently and said that there are few cracked floor tiles up the stairs, some of the railings have single screws (which you pointed out) and inside our apartment (H3) we have wall damage to the second bedroom where the new kitchen has been installed. I don't know if our granite worktop has been installed yet either so an update would be much appreciated - thanks. In addition I have noticed that some apartments have coving, is this a standard finish or an extra?

Hi Guys I've just stopped by the site and they are still busy working. Painting I and J blocks and planting the hedging. It isn't the same hedging as I've got but Tolga said it grows quite quickly. I took Tolga there to have a look at the gardens. As John says, they are very big and soil has been spread on some (dread to think what's underneath if my garden is anything to go by).

It's difficult to quote for gardens until you decide exactly what you want but Tolga has given me a guide price per square metre for gravel, fake grass, paving, stone walling and automatic irrigation systems.

If you would like to know prices please email me as I think it would be a little unfair to Tolga to quote prices here until you have had a chance to talk to him yourselves.

re white goods...

we paid about £1,000 but it was dec and in the sale.. we got frigde/freezer, washer, hob, oven and extractor, and 10 year guarantee.....

hello, dont get too concerend about the problems you can see now..ie cracked tiles etc....such faults should be picked up by the builder (Pre snagging team Ive already mentioned) before you are told its ready for inspection (this is the theory..unfortunately sometimes it doesnt work in practice..ive noticed a few problems myself as i walk around but know they are so obvious they should be picked up....if you do manage to come out to snagg..(if you wish i can attend with you) ......ensure there is a water supply and power......(testing the plumbing, lighting, immersion and WG) if there are any major problems ..... Celal prides himself on getting them fixed whilst your here....those of you with roof terraces check the drain holes, rail fixings, paintwork, plumbing, sinks U bend, tiling,

Coving is not standard. If you require it Celal wil install after the build, he doesnt want to stall the build process at any level..

hi roads should begin this week...bricks are on site....and materials....ill ask about pool tiling.....2nd fix elects current.......no pun intended!!!....yes long skinny plant things.......i can see you cringe now...sorry cant be more descriptive than that at the mo....lol....ill find out what they are.....a, b and i think c block done.....yes top soil everywhere and it looks like good stuff too...i think your going to have a really good site!!!!.....ill take more pics in two days....if ive missed anyone who has asked for internals please ask again.....THE GARDENS ARE MASSIVE....before you know it you will receive a mail saying ready for inspection....wait until you have checked before anything else....i know pogle offers a snagging service ..it will save you coming out...i think a central communal BBQ etc childrens area would be good but not yet ....get into the apts first...

Site management...basically look after the communal gardens, pool, block entrance stairs windows, and of course we built them so we know them inside out....we may even look at the roof terraces and private gardens depending upon what you want... we consider we go beyond the normal service..offering advice, guidance and support on site and we are easily contactable...plus we do respond to e mails!!!!..we have a service level agreement identifying what you can expect ......we are not the cheapest ..but we think we provide good value for money...just this week ive installed W Goods, fixed leaks, supplied gas, arranged water deliveries, taken clinets to SF offices and advised them on process here..yes beyond normal requirements ..SF usually nominate the maintenance company as it is in everyones interest to begin when customers take possession...Celal will be the maintenance company for the first 12 months there after you can choose to continue or shake hands and say cheerio ..i hope not!!

Continues..there is also a deposit fund which is used for consumables eg communal electric, water for the pool, lights, pumps, usually water is the most demanding...the figure for that fund was set at 250 STG..i think thats too much...id say 100 stg is enough to begin with then when the fund runs down we ask for more. The account can be held by you if you wish its your money as long as we know e can access for what the site requires....if you want to develop the iste that is the fund we d use too....extra planting, picnic area...etc...start thinking what you would like..its your site!!!!





Distance from Ercan to CG about 35 mins to Girne....about 15 mins to site on night run.....50 mins...cost 35 stg

from larnaca usually about 45 mins to border then another 40 to the site... cost 50 stg

Thanks for the all of the updates John. I was wondering if there would be some sort of bulk deal for people who are after the same sort of things. For example, we would like a quote for a pergola for our roof terrace (preferably black metal to match the wrought iron railings or timber) and more importantly for us, internet access. We have looked into various plans are are after Extend's wireless broadband service (has a small satellite dish fitted as part of the installation). Is this something that can be arranged for us? If other residents want the same sort of thing perhaps it would make sense to have these things done at the same time?
