Yes you could complete by using another builder BUT don't forget that until you have your title deeds the builder continues to own the property. Imagine you complete all the work with the extra costs and then the builder "claims" he is bankrupt. Your house will then belong to the bank. Best to let it stand, get your ptp and then ask for your title deeds and when you know its truely yours then complete.



If its the developer I am thinking of, I wouldn't hold much faith in him handing over the deeds. He was good to the odd person, who unbewittingly has promoted the site and developer and allowed people to walk into his trap.



Again and again on this forum people have been encouraged not to promote their builder, advocate or estate agent until they have their property and site completed and they are holding their deeds. What has happened on this development proves this point.

If you are prepared to pay the extra costs in getting the build finished yourself then why not speak to Marian Stokes and see if she can broker a deal between yourself and the developer to get him to guarantee that he will transfer title. Maybe if the pressure is off him to complete he will be happy to comply.

Sound advice J&J,

In such circumstances you have to be willing to explore all avenues. Troy Lake buyers please correct me if I'm wrong but someone posted, a considerable time ago, and stated that like many on this development she had paid the total cost of the house upfront to take advantage of the hugh cash discount the developer was offering.



If this is the case it makes it even more important that you seek expert advice. You need to look at how much this is going to cost to complete. Negotiating with a builder who has good intentions but has sadly run out of money is very different from negotiating with a "Gary Robb" type character who has taken the money and run.. You still need to find out where you stand and what options are available and how well proteced you are before any negotiations.

Was the same advocate representing nearly all the buyers and was he recommended by the developer?

Have those that have completed got their PTP and title deeds?

Did people on site get their contracts stamped?

I don't think the T word is taboo - much has already been said about this company.

If what you say is constructive and accurate it shouldn't be deleted. I can understand that many buyers are angry and frustrated at lack of progress but stick with it and you might get some good advice and support from each other. There are alot of buyers on this developement all in same boat.

yes i will speak with ivor tomorrow on that! Troylake have closed their office and Vahib solicitors office told me they dont know where their MD and Raif are! They then say they are at A or B which is in contradiction to what they said yesterday! last time I checked fraud and deception were criminal offences not civil!! Hi IvorBindun , can i ask who is your advocate ? . I've had my villa completed for about 5 yrs . So other than informing them of when i will be using the villa ,i don't have any contact with them , but i was told by their customer services rep , that they were in the throws of moving to new premises and she would give the new details , as of yet we don't have them . Have you tried contacting the rep . I do have a number for her , unless that differs now also

Hi Ivor , i have'nt been there since oct and there were certainly people working there then . I jotted down the numbers of the villa's being worked on .We have the same Advocate as you . The last contact we had from him was in Nov 08 .i have just this minute contacted Raif's PA and got through . Raif will be in the office on Monday . If you have spoken to her , then you know whats happening at the moment and because it is of a personal nature affecting Raif & Hassan i'm sure you will understand why i am not divulging it on board . No we don't have our Kocan yet , i was under the impression that would happen when the site is completed .

It seems to be the same problem with all the buyers whos property is not yet started or completed. They think that if they dont contact us we will just go away.

The only people they contact are new buyers about to part with money for property they have no chance of getting.

There is also a lot of genuine personal anguish and grief going on in my family, caused by Troy Lake, but I still have to go to work and get on with my job every day. I am now having to pay two large mortgages, one for a Villa I cant even use or rent out.

No its certainly not true. Look through the threads and see if you can see where I have named and shamed anyone. Yes I've asked and answered lots of questions, yes I've directed people to the HBPG and yes I have made many suggestions and repeated how sorry I am that honest, hardworking individuals end up in this position through no fault of their own.



As for naming and shaming there have alway been enough buyers on this development to do this themselves.

May I make a suggestion?

As there are now a few of you from the same development, you all get together and share information, preferably with the HBPG. I note that buyers from another development have their own log in site within the HBPG that allows them to share information and news about progress or lack of it. This promotes good communication between everyone and also allows the HBPG to communicate with you all with regards to any suggestions they might make too.

If the developer suddenly says work has started you employ someone to assess the progress being made on a monthly basis. With so many people involved the cost shared would be minimal and you will know quickly if it is yet another excuse. Looking for builders in my opinion is a really poor excuse! building has practically ground to a halt and most developers have the pick of the crop. (unless they don't pay them) Also if you are using an advocate whose interest is with the developer CHANGE him.

Pick an advocate recommended by HPBG and people who have successfully won their cases......not many but there are some.See Cyprus Today buyers have seen positive outcomes.

There is strength in numbers and I'm sure you will be more sucessful reaching your aims if you unite and agree a more constructive, controlled approach.

Thank you for the advice, it seems very sound and I will look into it. The trouble is I am now getting to the stage where I just want to get out of everything and forget all about Cyprus and our dream of a holiday and future retirment home. I am sure it is and no matter what has happened your health and family must always remain your number 1 priority. Houses are just bricks and mortar and withou a happy family residing in them they are just shells.



Don't give up though, as I said there are alot of you in the same position and if you unite, it shares the stress involved and means that many are contributing rather than one person having all the responsibility. The Amarenta ladies might have some good advice based on their own experiences. Fear of the unknown is often the reason for anxiety and your starting point has to be, WHAT IS HAPPENING AND WHY?

I know alot of people are behind the scenes working with their lawyers in Britain and Cyprus trying to establish this. When you have the answer then you will know what action is needed.

Just had lunch with a solicitor friend of mine who is speaking to his best mate monday who is a county court judge but he had some good advice for me today especially in relation to contract and other things! his wife was also present who is a county court clerk! i will try and call you later if not i will be on my mobile!

Ivor, I had a problem getting hold of my PTP number and requested it from my Advocate 3 times before the gave it to me.

I had to get a bit shirty with them in the end but they gave it in the end.

Troy Lakers....I am supportive of your cause (just don't ask for a donation ;-) )...but could I suggest that you start a new thread headed Troy Lakers or whatever,with the briefest on details (non-libellous) about your plight,so that potential new purchasers can make reasoned decisions prior to handing over money.

Perhaps contacting you off Board or directing them to HBPG would be useful?



At the moment your posts and grievances are spread all over the place and could be easily missed by a new influx of innocents!

At the end of the day..............No matter what has been said about Troylake they have failed to deliver and purchasers have no properties to see after waiting 4 years. All promises of refunds have never been delivered.



You have mentioned but a few of the unhappy customers, there are many more than the above mentioned. Come on, if you wish to uphold the reputation of this company, lets have agreed finishing dates for all to see. We can then make our own judgements as to whether you are commited to finishing this development or its simply more broken promises.



So far your lengthy posts have contained little substance or evidence to show that in your opinion it is only the minority of Troylakers who are dissatisfied.

You are claiming to be a satisfied customer ........how many more of you are there compared to the number of people who have handed money over this last 4 years and still have no completed villas?



Evidence from site visits seems to contradict what you are saying.

Turkish10....you raise some interesting points...but you may have had more sympathy/ credibility if they had not been so shouty,threatening and confrontational.Your appraisal of the situation on TL developments is certainly a counterpoint to the majority of posts I've read on here before.



I know you've took the easy option by saying you won't reply to any replies,but I'm confused that you complain here about how this site has been ruined over previous months,and you have had your property for 3 years......but your profile says you only joined 3 days ago and on the Mayfair Park Tatlisu thread you are enquiring about buying a property and saying you are "new to the site".

First of all I would appreciate it if you did not call worried buyers 'idiots'.

As we all know communications with troylake are hit and miss, even for buyers like me who have had meetings in their office.

I also think you have put far too much personal information on your post about individual buyers and the directors.

Your morals don't seem to cover confidentiality as whatever you were told in confidence should not have been put in the public domain.

For somebody who doesn't agree with the way this forum is now used you seem to delight in pouring more fuel on the fire!



I for one will be ignoring any of your future postings as they will only serve to upset people more. We trust that the developer will now be communicating as well with us as they have with you.

Turkish10.....I know you think I have no business even commenting on this thread as I am not buying on Troy Lake.



However,my comments are actually more generic regarding construction/development companies in general.



Here in the UK construction industry,I have seen all too often how companies have engineered there own demise after failing to deliver,by citing external influences and negative publicity forcing the company to go under.



In your previous posts you have already talked of any criticism "causing the company further problems" and "bringing the company down".

I sincerely hope that for you and other purchasers,particularly those that have yet seen nothing for their money,this get out clause is not used as an excuse to shut down and walk away from the problems.



I was led to believe that North Cyprus is a small place , everyone knows everyone elses business , and reputation is everything.

Hopefully this will mean that there will be an amicable resolution soon for eve

Could Turkish10 give us a telephone number to contact TL direct? Seems incredible that no replies to telephone messages on mobiles to HV have been replied and direct enquiries have no number for offices in Green Lanes! WHAT IS GOING ON? When you speak of the poor lady who is expecting a baby with complications you need to know that some of the purchasers have medical problems - some brought on by the stress of handing over money with nothing to show for it and feeling as if we have been cheated out of life savings! We will be dead before we get our villa but I expect that will be a result for you, no more hassle! We need phone contact number please to discuss face to face, as you say.

re 'offer to refund monies once resold' how can you resale something thats not built, or imagine any further sales are likely.
