Cyprus44 Review

Quality apartments and villas in prime locations in North Cyprus are becoming a feature of the Evergreen Developments group, who are involved in no less than nine new property development projects in the TRNC. Their international team have wide-ranging experience in the property business, and are behind the Mountain Village project as well as the various Crystal Bay developments.

Mountain Village

Mountain Village is a new build development of just 16 villas in the mountains between Kyrenia and the capital of North Cyprus, Nicosia. The site, set amongst olive and carob trees, is a welcome change of viewpoint from the relentless addiction to the coastline by many other developments. Yet, ironically, you are only five minutes drive from the sea and the beaches around Kyrenia! Evergreen obviously believe this development will suit those looking for peace and tranquility rather than the "beach and bar" brigade, as their web site mentions the proximity of Mountain Village to sites such as Bellapais Abbey, St Hilarion castle and the "Old Harbour of Kyrenia".

Phase I of the Mountain Village development sees the construction of twelve villas on varying sized plots, from a small 350sqm to a very respectable 1000sqm. The villas offer great views of the valley below and the mountains opposite, and will please the overseas property buyer who would prefer to be in a villa in the Tuscan hills than sunning themselves on a Spanish beach. However, for those who love an early morning swim, there is a communal swimming pool, and landscape grounds to relax in afterwards.

The villas have a contemporary yet modest Mediterranean design, with a ground floor terrace with elegant arched pergola, and a first floor sun terrace reached by French windows. The three bedroom villa has a small but beautifully fitted kitchen separate from a living/dining area that runs the width of the villa, and opens out onto the terrace that wraps itself around two sides of the property. The first bedroom is tucked at the rear, with a small bathroom under the internal stairs. Upstairs the master bedroom shares its bathroom with bedroom 2, and both have access via floor to ceiling French doors to the upper sun terrace and those wonderful views. It's a well thought out arrangement that gives maximum living space and reasonable bedrooms space, so long as someone does not mind sleeping next to the kitchen.

The four bedroom villa features the same separate kitchen and living space arrangement, with two bedrooms at the rear on the ground floor, and a more spacious bathroom. The terrace wraps around three sides of the villas, so inside and outdoor space merge together seamlessly. Upstairs, both bedrooms are ensuite, with walk-in wardrobe areas, although bedroom four has sacrificed space for a full double bed to accommodate the bathroom.

Each type of villa features the usual fitted kitchen and wardrobes, open ceilings with exposed beams, aluminium double-glazed windows, and ceramic floor tiles. Each villa also has their own boundary stone wall and a private driveway with iron gate, making it an ideal holiday villa for discerning rental clients and independently-minded families alike. The pipework is in place for air conditioning, so you will need to budget to install this yourself.

No surprisingly, all ten villas so far released at Mountain Village have been sold, but with the developers promising Phase II details shortly, it’s worth getting on Evergreen's mailing list as soon as possible if you prefer mountain breezes to beaches.
