Hi Everyone

I am new to this forum. My family have bought an apartment in the caesar resort. The builder wants to know if we want air con. We know that cyprus is must warmer than the likes of spain. So we were thinking of just putting air con in the bedrooms (2 off). AS air con is very expensive to run. We plan to rent our apartment out eventually for holiday lettings. Put the question is would you make or loss money from the rental due to the air-con, from people leaving it on all the time?

Just trying to get other thoughts from other people.

Thanks Mike

Aircon essential in the high summer - the lounge too. Don't forget it is also a heat pump and effective heater for winter. If use is extensive then an evaporator using inverter technology will use less juice. The economics of paying the higher cost for installation - they say - is about 6 months use p.a.

Yes it can be a problem with tenants running it 24/7 but there are means to control it. Either by a card meter that you can have installed, and then sell the cards to tenants or limiting the time it is on.

See other threads about aircon limiters/timers etc. There are 2 very recent threads on the topic. You are thinking on the right lines ! HTH

Good nickname.

The builder told us that they did not know of any card readers. i have heard that the timers on the air con is easy to over-ride. I will try and find the other two threads.

Yes we tend to refer to a thread as being on the same forum. So go to the general forum and in-between all the political claptrap you will find some good stuff ;o)

The threads are a hot topic at present if you pardon the pun. And there is far more there than the builder would even know about. But to be fair, a builder of a large development is not so much concerned with the minutae of owning the properties he builds, and its the owners who are ! In fact I have one of those card readers mentioned on the jetty at the marina where I keep my boat. It works well except when power consumption is low - and it does not clock the power used ! But an aircon will surely be well metered with the amount of power they use.

You will find it all easily enough. Otherwise get back to me here.

Mike78,

Get a couple of quotes for your a/c. The builder will sub the work out to the cheapest supplier and you may get kit which is very expensive to run. In any case you would be wise to fit a card meter to your a/c supplies if you intend renting out. We can supply and instal both energy efficient a/c and card meters.

Hi Pilgrim,

Card meter supplied and fitted to a/c spurs 300 pounds subject to survey. Cards are extra but only about 30 pounds per thousand cards with 10 pound face value.

Hi horse,

I'd need to know how big the rooms were and a bit of other info, like is property an appt on the ground/top floor etc.?

If you are renting why do you not put in fans or have free standing a/c units which you can use for yourself when you are over. Your management company can also charge people for a/c and issue the remotes when they arrive or charge as per the meter?

We stayed in a villa, with only air cons in the bedrooms nothing in the living area, very humid and uncomftable, would never stay in a villa like that again.

Linus,

Instead of coins which fill up the meter and need to be emptied, card meters use magnetic strip cards which are pre-charged with units and are sold at various face values, although they only cost pennies and worth nothing to anyone else.

You buy a card, say 10 pounds value, and hand over ten pounds. When you insert the card it transfers the equivalent of ten pounds worth of credit into the meter. The meter warns you before it runs out and if you have no new cards to hand you can press an emergencty overide button which will give you some extra credit. This will be deducted from the next card you put in the meter. The person who sells the cards gets the money from the guests and uses this money to pay the electricity bill. Card meters are probably more convenient than coin meters (they never need emptying) and there is no security issue with them.

Villain,

Not sure which part of nirishlass' post you want me to comment on.

Generally free standing a/c units are a waste of time. They are cumbersome, and require access to the outside via a tumble-dryer type flexible hose which you hang out of a window. It rather defeats the object of a/c to have a window open....

What would your management company guess would be the usage of the a/c to charge extra for it? If it was me and I was charged extra for a/c I might be inclined to turn it on and leave it on....

They sound much better than coin operated. So would I buy these cards from the electricty company and presumably if I was using my own apt I would use cards or can I override it.How much would the cost be. I have a 2 bed apt with 3 air con units. Is it jus one metre that would need to be fitted

You buy the cards from the firm that makes the meter or the importer (me). When you are in residence you can overide the meter as the owner or just put cards in which cost you pennies.

Usually 1 meter will do and the cost is £300 supplied and fitted.

Hi Jamie,

10'x10' room works out at about 5500Btu. As 9000Btu is the smallest available in TRNC, that's what you'll need.

They are 350 Euros each, supplied and fitted.

Just wondering is it not possible in cyprus to have a card meter fitted to your electricity supply as in uk so that all your electric has to be payed by card would make everything much easier for rentals and no electricity bills.

We could wire all your electrical consumption through a card meter but the big users are the a/c and the immersion water heater. It would be a bit drastic to lose the lights and the fridge, etc, when the credit ran out, but you are the customer and we will wire the meter any way you want..

2 x 9000Btu units at 350Euros each

1 x 12000Btu unit at 420Euros

Card meter see message 9 and others.

In order to supply and fit a/c at these prices I would need a couple of orders from folks to make the trek from Kyrenia worthwhile.

Thought this might be useful I've had it installed in 3 of my apartments and it's fab!! Comparing electricity bills from before and after is amazing! They are really good and ever so helpful, have a look!

to whom it may concern,

so if i understood , do you still need to pay for the electrical meter 1000 stg and later install the card meter

or ignore the 1000 stg and just pay for the card meter?

does any one knows what is the rent for the permanent meter is per month the one that ceasar will install?

is it a must to pay 1000stg ,or you cam apply for a card meter instead ?

The card meters are completely at your discretion but I suspect you must buy the official meter whatever you do.
