Before you buy or sell with any agent make sure you see their registration certificate, not sure i would want to risk dealing with a new esate agent at this time....let alone an unregistered one!

Sure you'll find they've got all their certificates, and any "dark clouds" were fabricated. But anyway, Silver Fox, Peter is at North Cove and doing well from what i hear, his number is 0533 869 9277. He can explain all himself then.

I can help you with half of the problem of finding out whether a new estate agent is registered: 1 - In order to find out if an estate agent is registered all you have to do is consult the list of registered estate agents 2 - unfortunately I don't know where to find this list, nor would any potential buyer/seller Mal

the registered certificate is displayed quite clearly on the wall of the office, even welsh dave can go in and ask to see it if it concerns him so much, so your statement welsh dave of "Before you buy or sell with any agent make sure you see their registration certificate, not sure i would want to risk dealing with a new esate agent at this time....let alone an unregistered one" is false i saw it myself as well as many others at the opening party so get your facts right before opening your gob!!

hi all , I have a place in Karsyaka which was sold to me through Unwins by Peter Harrel, to be honest I couldnt fault Unwins, but I only dealt with Peter and if I ever bought in Cyprus again it would be Peter I dealt with. I find him totally trustworthy and he could never do enough for us and still cant if im ever stuck ( I know hes a sales man ).and he does owe me a packet of custard creams We bought of Kofali and are very happy with the house and our neibours. I was out there on holiday when Peters car was torched and also the windows were put out in the shop and I think it was totaly out of order as there was a child asleep in the house above where the car was set alight. I think if who ever it was is going to do business in that way they should aim it at the buisiness and not there families. I know there are allways two sides to every story too.

Peppapig... I'm sure your neighbours do have a car, and I'm sure you do know them.... BUT you must see their car on the drive Every day.... so how come you do NOT know its registration number? .... is it that because its not registered? because if it was it would be on the front AND back of the car for ALL to see! SO if you DO know the guys at north cove as you say you do.... then what is their registration number? RobinHood.... I was at the opening and i can state catorgorically that they were not displaying a Registration certificate! because I checked!... now if you want to go and check AGAIN! then post the number on here....then I will take it all back.... i shall refrain from lowering my self to responding to your childish "shut your gob" statement. But I do know you would NEVER say that to my face!

No offence welshDave, but you seem a bit of a moron. To be totally honest, I cannot see whether they are registered or not, what that has to do with you? You said "i shall refrain from lowering my self to responding to your childish "shut your gob" statement. But I do know you would NEVER say that to my face! Well you didn't ask them to their face whether they were licensed, did you? I certainly would say ALL of this to your face!

Whilst Estate Agents "registered" by the Government are allowed to continue to get away with statements on their websites using phrases that PTP is a "formality" & the buying process is "simple" then this will continue. Out of interest I checked out the website of a New Opened Estate agent today. No mention whatsoever about the different types of title in the TRNC. This was hidden away with a link in FAQ. Buyer's guide When purchasing a freehold property in Northern Cyprus, there are certain procedures that must be carried out with the Ministry of Interior – this is known as a purchase permit application. This can sometimes take up to 24 months to complete, but due to Government initiative this time frame is reducing rapidly and by the end of 2009 the predicted completion time for new applications is expected to be around 6-9 months. This does not mean however that you have to wait for this amount of time before you can take possession of your property. Contd.

Contd. The process for buying any freehold property: 1. Decide on the property 2. Agree price and payment schedule 3. Pay an agreed holding deposit, along with the 0.5% contract stamp duty, to secure the property. 4. Contract to be drawn up by the solicitor clearly setting down the terms of sale including price, timescale and any other special conditions. 5. Contract signed by both parties. 6. Contract is stamped at the Tax office and the 0.5% contract stamp duty is paid by the purchaser’s lawyer, within 21 days of the contract date. 7. The contract is registered at the land registry office by the purchaser’s lawyer. 8. Purchaser provides the agreed deposit (normally 20%) within the time frame specified within the contract (usually within 14 days). 9. Purchaser’s solicitor applies for the Purchase Permit from the Council of Ministers. contd

Good Morning Welsh Dave. Yes, you are totally correct, I do see my neighbours most days, but I can honestly say i have not the slightest idea what their reg number is. Eventhough it is registered, with plates back and front no less. Considering I see their car most days, and still don't know their reg number, what chance would I have of knowing North Coves Certificate number!!!! If you are really so worried about it, why don't you just take this up with them? Surely they're the best people to give you their details, rather than all of us!

Reading this thread from afar, it seems to me that our Welsh Dave is probably not called Dave, isn't Welsh and doesn't live in Catalkoy. Looking at the few threads he has made I suspect he has more do with a certain organisation/company than he is letting on, with his obvious attempts to undermine the position of Kyrenia's newest school and now the newest Estate Agents. I was at the opening of North Cove Estates (and I very much doupt you were 'Welsh Dave') and it was real success. One of the magazines asked to see their registration certificate (I only know this becuase of where i was standing) and one of the lads showed them it on the wall along with about seven other framed papers (which I have no idea what they were). So 'Welsh Dave' - stop trying to cause trouble. If you were at the party, then you must know the lads, so get your arse down their and look for yourself - then you can come back on here and appologise.

WESLH DAVE, Why dont you go to the office and say that you are WELSH DAVE and want to see the registration certificate i am sure the lads there will show the wall it is hanging on in case you are blind!! and post your findings on here, that way we can see that you are in fact a liar and never went to the opening party. will you do this WELSH DAVE and eat humble pie?

Dear All, I am not here to put down another business, anyone setting up a business "properly" then good luck to them regardless of what business they are and people who read my postings will note that I only stick to the FACTS and I never post anything without checking my FACTS first. I can confirm 100% that North Cove are not a registered Estate Agent with the Estate Agent Association, therefore, legally they are not permitted sell property according to the "Estate Agent Association Laws & Regulations". Their company is registered with 3 partners named, but a company registration with the authorities and a company registered with the Estate Agents Association is two very different things. If you are not convinced then please contact Hasan Sungar the Chairperson of the Estate Agents Association to find out for yourself. Hayran Unwin - Unwin Estate Agents - Registration No: 144

According to the law set up by the Government, you must be registered with the Estate Agent Association and display a certificate with your registration number in your office to trade legally within the TRNC as an Estate Agent.

Hayran....so if this registration process is enforceable by law , why don't the police/authorities go around and close down the plethora of "illegal" estate agents who are still operating? They are hardly doing it in an underground, clandestine fashion.....they have brightly lit shops,on main streets , and advertise in the press !!!

Firstly I would like to thank everyone for their support - we have had many clients, friends and colleagues track us down over the past few months to wish us well and to do business with us. So thank you. David (Silver Fox) please drop me a line and we'll have a catch up... it will be nice to hear from you. Although I haven't been on Cyprus44 for some months, someone brought this thread to my attention so I thought it only right I should reply personally. There seems to be a lot of speculation regarding our company and whether we are registered and trading legally. The simple answer to this is YES - we are. Due to the recent change in government there is currently no committee in place to issue Licences to new Estate Agents. ...TBC

| CONT... After lengthy discussions between our lawyers and the head of the Estate Agents association, Hasan Sungar, it was agreed that we could open our doors and legally trade providing one of our Directors held a valid Estate Agents Licence. This criterion has been met and our certificate is on our wall for all to see. We have been checked by all relevant the authorities and I can tell you 100% that we are fully legal to sell property in the TRNC. I don’t particularly want to get into a long discussion about business matters online, but if anyone would like to ask any further questions, please don’t hesitate to contact us on: Info@northcoveestates.com Thank you all again for your support and our doors are always open for anyone who needs our help or even if you just want to pop in to say hello (even ‘Welsh Dave’ who definitely wasn’t at the opening party).
