| Buyers pay 0.75% instead of 3% if they choose to use their one time option to pay at this rate otherwise it is 1.5% Vendors discount rate is 4.25% opposed to 6.25% Cooper |

| I beleive both the buyers & vendors taxes are based on the sales price. |
