Hello everyone:



We have a villa in Alsancak which we're still waiting for the services to be connected to, so aren't living there at the moment.



Last year, we paid our first property tax to the belediyesi in April whilst we were out there.



However, this year we're not in the TRNC at the same time - probably not for a few months yet.



Does anyone know:



- Is there a problem with paying the property tax late?

- Is there a late payment fine and what sort of sum is it?

- Is it possible to pay the tax through a bank - like we would do with a direct debit or bank transfer in the UK?



Any pointers would be much appreciated!

Pay it late there is a fine about 1/3 extra for late payment -that is one year but proportionally less for each 3 month period.

Charge is levied 1ytl for square metre built -usually considerably less than the actual measurement.



Its due in April

It is paid by each Pearson on the Kozan



ie. Husband and wife joint names-150 m2+2x150TL+300TL



Interesting enough a lot of people don't know about this and it is only eventually they find out and there are huge arrears to pay.



When you are ready to have your Kozan transferred to your name then they will want to see evidence of the property tax having being paid.

Not sure Hippo is correct regarding its payable by each person on the Kocan because ours is divided by the two of us. Perhaps someone will clarify this.

We paid only one payment for both of us. Our latest one arrived 2 days ago in our water bill from Lapta Beledeye, we were told this would be the case for subsequent bills. When we paid, all they kept insisting on was: If you are living in the house you pay irrespective of if you have electric or water. I have been told this tax should really be paid by the builder as and when he finishes the build and goes to register the property to sign it off. But as there isn't a chance in hell of that happening it is down to us the buyers to pay it.

Last year when Karsiyaka merged with Lapta Belediyesi we went and asked about paying the property tax and was told that once we had the Kozan we should return to the office and they would register us on the system.



Yesterday we returned with our Kozan and contract to be told we had not paid for 2009 and were liable for a fine!!

The guy who dealt with us spoke perfect English and when I pointed out what he had told us last year he looked a bit sheepish.

He took all the details including size of house (170sqm) and asked if we had a pool, which we have.

The total bill for 2009/2010 was 425TL. This did not include the fine for 2009 which he informed us was 56 TL.

With a smile I mention "indirim"and he reduced the fine from 56TL to 45.05TL!!!!!



Our neighbour who came with us to register does not have his Kozan but the property is exactly the same as ours but in his name only. They used our Kozan details to register his house and produce the bill which was the same as ours.

I should have mentioned that the Kozan we have at present is for the land only. We are at the last stages of parcelization before the house is added.



We have been very lucky with our builder as he paid all the taxes up until March last year when we took advantage of the discount to gain the deeds.

each belediyesi is different, girne seems to be the one who issue bills in everyone's names especially the older owned properties - Catalkoy i have the old owners and my name due to the fact i am still waiting for PTB and its always been the same

If your kocan has joint names, then two bills are produced , or should be. From our experience over the last

number of years, one of the bills is always forgotten, and if we didn't mention it , the next time we went to pay there would be a fine. On a number of occasions my husband has been told that he hadn't paid the previous year's bill, but he has been able to prove that he did, as he always carries the old receipts with him. It happened again last week, only my bill, so had to go through the usual rigmorole. Incidentally, you can pay it half yearly as well, less painful.

Hi Puppy lover



We will need to organise parcelisation soon but we are being told so many different things about what needs to be in order first ie road, drainage, telephone lines, street lighting, road (tarmac not stones), pavements etc etc. We are also in Karsyiaka and will I assume have to follow the same requirements as yourself. My understanding is that each area differs. Who are you using to do yours? As our builder has deserted us we have to orgainse our own. Any guidance you can give would be very much appreciated.
